With decreasing housing stock in Toronto and an ever-increasing population, there are only two places for new homebuyers to go – out, and up!
According to a recent report titled Priced Out, published by Pembina Institute and RBC, GTA home prices are rising due to, in part, the limited supply of single-family homes in established neighbourhoods. There’s plenty of land to accommodate the projected 44-per-cent increase in population over the next 25 years, the report states, just not in those
“established” areas with nearby amenities and public transit, a short (or better yet, no) drive to work, and that all-important Walk Score rating. As availability decreases and demand – and prices – increase, buyers are setting their sights on more-affordable
condo living, are facing a move further from the city centre, or both.
When hunting for your next home, think about what’s most important to you and your family. If you don’t have to make any concessions, consider yourself lucky, and rare. Most of us will have to compromise – especially first-time homebuyers with a leaner budget. Some will choose more home over a more convenient location, while others will gladly sacrifice space for place.
A successful home purchase will balance price, location and amenities, and by “balance” I mean finding a comfortable middle ground. Do your research, explore all avenues – downtown and out-of-town – and see what your budget can buy. Take your time, know what’s important to you, and you’ll find happiness and a new home that you’ll love.

The Bank of Canada’s latest announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage.
There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get
financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place.
So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement until mid 2014.
However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier.
Start the new year off right by taking advantage, while you still can.

The Planning Act lays out ground rules for land-use planning in Ontario by
outlining planning processes with the objective of being fair, open, accessible, timely and efficient to all involved.
Section 37 of the Act refers to a specific process which allows municipalities to receive community benefits, such as public art, library expansions or road improvements, in exchange for increases in the height or density of what is otherwise permitted by the zoning bylaw.
The community benefits depend on what is deemed by the municipality to be a local community need, the nature of the development application, any implementation guidelines or plans adopted by council, and the strategic objectives and policies of

the municipality’s Official Plan. Every development is different.But zoning bylaws are rarely kept up to date. Neighbourhoods that would
be suitable to have a highrise condo are often zoned for lowrise housing, and that leads to higher Section 37 fees for new-home buyers.
According to an Altus Group report in August, the average Section 37 agreement cash contribution for the City of Toronto over the 2012-13 period was found to be $3,485 per unit. That cost comes out of the mortgage of each homebuyer.
Section 37 was under discussion in the 80-day public consultation being held by the province until Jan. 10 as the Ontario government looked to improve the Land Use Planning and Appeals system. I continue to write in this space as part of BILD’s contribution to the discussion, and have encouraged the public to get involved as well.
What I would like to highlight with Section 37 is that the zoning framework is outdated in most municipalities, which puts its fairness into question.
Across the GTA, there are currently 260 cranes working on highrise projects – the most in North America. Most of that work is happening in Toronto, where the bylaws don’t conform with the provincial growth plan called Places to Grow, causing multiple zoning conflicts. The plan stresses intensification of development, more density, more height, to help the province accommodate the more than 100,000 people that move to the GTA every year.
Questions have been raised over whether Section 37 payments are being used for intended purposes and whether the accountability and reporting measures are in place.
Section 37 is a tool not easily understood, and we feel it is becoming the “go-to” solution for a community’s capital woes without understanding when it should actually be applied. It has been used in an inconsistent way.
In the report on Section 37 in Toronto, the range of cost per unit was as low as $66 and as high as $11,806.
More transparency and accountability need to be established in the process of determining Section 37 contributions. Bylaws need to reflect planning realities.
Early consultation would help to eliminate surprise additional costs where possible.
There is definitely room for improvement, and we want to be at the forefront of any changes.

HOUSING STARTS IN CANADA WERE TRENDING AT 195,760 units in December compared to 196,430 in November, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR)1 of housing starts.
“The trend in housing starts has remained essentially stable since October 2013. Housing demand continues to be healthy in Canada. The trend in existing home sales has been increasing since April 2013, while the trend in inventories of newly completed and unabsorbed homes has been declining at a modest pace since September 2013,” says Bruno Duhamel, manager of economic and housing analysis at CMHC.
CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations analyzing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite volatile from one month to the next.
The standalone monthly SAAR was 189,672 units in December, a decrease from 197,797 in November. The SAAR of urban starts decreased by 5.1 per cent in December to 168,214 units. Multiple urban starts decreased by 4.1 per cent to 108,910 units in December while the single-detached urban starts segment decreased by 6.7 per cent to 59,304 units.
In December, the seasonally adjusted annual rate of urban starts increased in British Columbia and Quebec while decreasing in the Prairies, Atlantic Canada and Ontario.
Rural starts2 were estimated at a seasonally adjusted annual rate of 21,458 units.
1 All starts figures in this release, other than actual starts and the trend estimate, are seasonally adjusted annual rates (SAAR) — that is, monthly figures adjusted to remove normal seasonal variation and multiplied by 12 to reflect annual levels. By removing seasonal ups and downs, seasonal adjustment allows for a comparison from one season to the next and from one month to the next. Reporting monthly figures at annual rates indicates the annual level of starts that would be obtained if the monthly pace were maintained for 12 months. This facilitates comparison of the current pace of activity to annual forecasts as well as to historical annual levels.
2 CMHC estimates the level of starts in centres with a population of less than 10,000 for each of the three months of the quarter, at the beginning of each quarter. During the last month of the quarter, CMHC conducts the survey in these centres and revises the estimate.

The first real chance to get a top to bottom look at your home in its completed state
will be during your Pre-Delivery Inspection, or PDI.
When you purchase a new condo, your builder is required by Tarion to conduct a PDI with you on or before the day you take possession. The PDI is your opportunity to view your home in its entirety, learn about how to maintain it, and note anything that may be damaged, incomplete, missing or not working properly.
During the inspection, look for things like chips in bathtubs and sinks, scratches on countertops, damage to floors, walls, cabinetry or other finishings, and doors and windows that are not secure or do not open and close easily.
Your builder’s representative is responsible for making notes of any areas of concern on a PDI form. Review the form carefully to make
sure it’s complete. This will become the official record of the condition of your home before you moved in. In case of a disagreement between you and your builder over whether any damage occurred before or after you took possession, Tarion will refer to the notes on your PDI form.
The builder is required to provide you with a copy of the completed PDI, but you may want to take your own notes as well. Feel free to take pictures of any damaged or incomplete items. If necessary, those photos can be submitted to Tarion at a later date.
You should take your time looking over your new home. As a general rule of thumb, a PDI may take about an hour for every 1,000 sq. ft. of home being inspected.
We’ve heard from buyers who said the condition of the home made it impossible to accurately assess any defects. Sometimes there is still too much construction dust and debris that prevent you from getting a good look. If this happens, make sure to note the items that could not be inspected on the PDI form.
Use the PDI as an opportunity to ask questions and learn about how your home functions. Your builder will show you how to operate your home’s systems, like heating, electrical, air conditioning and plumbing and provide you with operating manuals.
Buyers sometimes hire a professional home inspector to accompany them during the PDI. While you are welcome to bring along a trusted companion or
professional, I encourage buyers to really think about the purpose of the PDI, which is to form a record of the state of your home before you take possession. You might want to consider waiting for the 30-day or year-end warranty period to hire a home inspector. You’ll have much more time to get to know your home and its systems and will have a better indication of any potential problems that your home inspector can look into. If you do hire a home inspector, I recommend you find one who is certified in conducting new construction inspections.
The new-home buyer section on tarion.com has a number of resources to help you prepare for your PDI including a PDI checklist and a guide to getting ready for the PDI. You’ll also find the Homeowner Information Package, or HIP, which your builder will provide on or before your inspection date. I always recommend buyers read the HIP before their PDI. Being informed and well prepared is the best way to start your home ownership experience!

UNDERSTANDING YOUR MORTGAGE OPTIONS Common questions answered
CONGRATULATIONS! YOU’VE DECIDED TO BEGIN YOUR SEARCH for a new condo, or perhaps you’ve already found the home of your dreams and are ready to make an offer. It’s now time to consider your mortgage options. But with so many different choices available, how can you select the right kind of mortgage for your needs? Canada Mortgage and Housing Corp. (CMHC) offers the answers to some common questions:
What is the difference between conventional and high-ratio mortgages?
A conventional mortgage is a mortgage loan up to a maximum of 80 per cent of the lending value of the property. This means that the homebuyer has made a
down payment of at least 20 per cent of the purchase price or market value of the home. If your down payment is less than 20 per cent, you will typically need a high-ratio mortgage. High-ratio mortgages normally have to be insured (by CMHC, for example) against payment default.
What are fixed, variable or adjustable interest rates?
When you choose a mortgage, you have to decide whether you want the interest rate to be fixed, variable or adjustable. A fixed rate is locked-in for the
entire term of the mortgage. With a variable rate, the payments remain the same each month, but the interest rate fluctuates based on market conditions. For adjustable-rate mortgages, both the interest rate and the mortgage payments vary based on market conditions. Talk to your mortgage professional to find out which option is right for you, and be sure to evaluate the impact of an increasing interest rate on your monthly payment.
Should I choose an open or closed mortgage?
With a closed mortgage, you pay the same amount each month for the entire term of the mortgage. Some flexibility to repay principal through lump-
sum payments is allowed. Closed mortgages can be a good
choice if you want a fixed payment schedule, and you don’t plan on moving or refinancing before the end of the term. An open mortgage allows you to make a lump-sum payment at any time. This type of mortgage can be paid off prior to maturity without penalty. An open mortgage can be a good choice if you’re planning to sell your home in the near future, or if you want the flexibility to make large lump-sum payments. An open mortgage generally carries a higher interest rate.
What about the term, amortization and payment schedule?The term is the length of time (usually from six
months to 10 years) that the interest rate and other conditions of your mortgage will be in effect.
Amortization is the period of time (most first-time homebuyers choose the 25-year amortization) over which your entire mortgage will be repaid. Lastly, the payment schedule sets out how frequently you will make payments on your mortgage – usually either monthly, bi-weekly or weekly. Accelerated payments are also an option. These are available for weekly and bi-weekly payment schedules and are generally equivalent to one extra monthly payment per year. With accelerated payments the homeowner is able to pay off his/her mortgage faster while decreasing the overall interest cost.

Not all lawyers are created equal. If you needed a heart surgeon, you
certainly would not go to see a podiatrist. By the same token, lawyers generally have expertise in one area. Do not believe that the granting of a law degree instantly bestows knowledge of all laws on the head of a lawyer.
The first thing you need to do to find a lawyer is the same thing you ought to be doing to
find a home – research! Where do you look? Start with media and look in magazines (editor’s note – you already have your issue of New Condo Guide, so you’re off to a good start!), newspapers, listen to radio, watch real estate television. Generally speaking, the lawyers who appear in public, speaking or writing about real estate, are thought to be experts in the area. Go to seminars and listen to the speakers. If a lawyer is taking the time to participate in a seminar, he/she knows what he/she is talking about and is happy to take on new clients that come out of those seminars.
Next, go online and check out the websites of different real estate lawyers. Look to see whether they give good, informative advice; whether they give you pricing; and whether they make you feel comfortable.
Call the Law Society of Upper Canada, Lawyer Referral Service, which can be found in the telephone book. This service keeps lists of lawyers and refers requesting members of the public to lawyers who practice in the area requested. This just gets you someone in the area. You really need to check them out when referred.
Speak to friends who have used a lawyer for the type of service you require and ensure they did the job professionally, courteously and for the price quoted.
Who is making the referral? Is the referral coming from a real estate agent, a mortgage broker or a bank? This is not necessarily bad, but you have to be careful. Quite often, lawyers develop relationships with various groups over the years and receive referrals because they do a great job. On the other hand, ensure that your lawyer is independent and will represent your interests even if it puts him/her into an adversarial position with one of those parties. This is quite important, so make sure you get comfortable with this issue before you hire someone.
Now to bring this back to the original idea, what you need to understand is that there are general law practitioners just like there are family doctors. What this means is that a lawyer may have a wide-ranging practice composed of many areas. The smart lawyer who falls into this category knows that if there is a serious issue that arises outside of their expertise they should bring in a specialist, just like your family doctor would. The bad lawyers try to do it all. The general practitioner can probably handle your real estate deal just fine, but make sure he/she understands any complicated offers and that he/she reviews them carefully, pointing out any problems. Ensure that he/she knows what can be negotiated and what cannot, or you may lose your deal.

Depending on when in a condominium’s development process you purchase a suite,
you will have to wait some period of time for your move-in date. If you purchase early from plans, you benefit from the optimum selection and, of course, the lowest prices. But the biggest advantage to buying early in the process is the equity you
earn over the time span of construction, which can vary if weather does not cooperate, or unexpected labour or materials shortages occur.
Look on the bright side – your equity during this time can average as much as five per cent per year, which is quite attractive.
Another benefit of buying early in the process, especially for first-time buyers, is having time to save additional money toward your down payment. I have known young professionals who have taken the equivalent of their maintenance fee and banked it each month to use toward the deposit. This provides extra funds for the down payment and gets you used to budgeting for your eventual carrying costs.
In addition to saving money during your condo wait, you can make the most of the time by considering the design of your décor and layout. You have room dimensions, so plan your colour schemes and finishes, so that when you have your colour selection appointment, you will have a good idea of the look you want. Look critically at your furnishings and accessories, and decide what to bring to your new home and what to give away or sell.
This is particularly appropriate for the more mature buyer. I have met several empty-nesters who spent years making the decision to sell their long-time family home and buy a condo suite. When they were finally sure they wanted to take advantage of carefree single-level living in a residence with wonderful amenities, they were actually happy to have time to make the transition psychologically, as well as physically. They also appreciated the opportunity to pare down possessions gradually in preparation for occupancy. This may involve passing along family heirlooms to younger generations and figuring out which items will fit into your new living space.
Remember, too, that if you are among the first to move into your condo, you may have to wait a while before the building is totally complete. The upper floors are finished after the lower ones, and some of the amenities may not be entirely ready for use. This is a similar scenario to moving into a house in a lowrise community where homeowners have to experience some dust and dirt before all the driveways and landscaping are installed. A condominium is built from the ground up, so keep that in mind when you see tradespeople going up and down on the elevators. Residents do receive things like snow removal, lawn mowing, concierge service and the like right away, which is a big part of what maintenance fees cover.
Be realistic about your move, and be patient before and after you move in. As you wait for your suite to be ready, you can use time to your benefit by becoming even more prepared for a wonderful move-in day.
Enjoy the wait – and remember that your investment will most likely increase in value by the time you move in. Whether you buy from plans when the sales office opens, an inventory suite when the condo is complete, or any time in between, the main thing is that the timing is right for you.

IF THE ABUNDANCE OF CONSTRUCTION HOARDINGS and a sky full of rising towers are any indication, Canada’s largest cities are experiencing an unprecedented condo boom, a growth trajectory that has some expressing concern about the sustainability of the market. With more condominium construction in recent years than the market would appear to be able to absorb based on demographic trends alone, Royal LePage’s new report outlines the economic and social factors behind the enduring demand for this type of housing. The study also considers how condominiums as a housing class fit into the overall housing market and how their role continues to evolve.
In 2011, condos accounted for 14.9 per cent of total households in these markets, and 37.7 per cent of new dwellings. Growth continues, according to the report, with demand for new condos over the next 20 years estimated to be 26,000 to 32,000 new units per year – a significant 43 per cent to 53 per cent of total required housing across all housing types. While actual production currently exceeds this need with an average of 43,774 new starts per year, strong activity in condo markets has been generated by exceptionally low interest rates, robust job creation in central areas of cities, shifting consumer preferences and conditions that can make condo ownership an effective investment opportunity. According to the report, this strong activity “is not sufficient evidence of a housing bubble,” but rather the result of these positive economic forces and changes in demand patterns supportive of condominium living.
Condos have a well-established and evolving role in the housing markets of the cities studied. In the short-term, construction is predicted to slow to better align with growth rates and changing demographics. During this transition, likely over the next two years, today’s very high levels of activity will lower and there may be some volatility in pricing while a new set of longer-term trends get established.

foreseeable future,” according to Phil Soper, president and chief executive of Royal LePage. “In Canada’s major cities, the presence of highly visible, large-scale construction projects will continue to attract discussion. It’s important to note, that while the number of condominiums have increased significantly over the past decade, condo price appreciation has remained in check, tracking closely to overall housing averages. As the number and proportion of condominiums in our national housing stock continues to grow, it’s our objective to provide Canadians with the research and analysis they need to understand this important market.”

prices rose by 5.1 per cent per year, versus 5.9 per cent of single-family homes; in greater Montreal, condo prices rose by 5.5 per cent per year, versus 5.1 per cent of single-family homes; and in greater Vancouver, condo prices rose by 4.5 per cent per year, versus 5.7 per cent of single-family homes. While some divergence may be expected in the near-term, the report suggests that condominiums will experience growth rates similar to single-family homes over the long-term.
Looking forward, the patterns of housing requirements depend on factors including population growth rate, its distribution by age groups and evolving consumer preferences. Over the next 20 years, the three major cities studied are projected to receive a modestly reduced share of the country’s population growth, as resource-producing regions attract proportionally more in-migration. This change, together with changing housing needs brought about by the aging baby boomer population, are two important factors that point to moderating demand for new condos compared to recent levels of production.
“The longer-term role of condos depends on several variables,
including shifting demand patterns, pace of project completion and changes to mortgage rules,” states Will Dunning, housing market economist and author of the report. “In the housing market, demographics are not always destiny, and various factors including the appeal of amenity-rich urban living and delayed childbearing have increased condo demand. This helps greatly to explain why apartment activity has recently exceeded the so-called demographic requirement.”
Over the past five years, there has been disequilibrium between the number of condo project starts and the estimated requirement of new units per year. Using Toronto as an example, the report points out that since 2008, the number of starts has been approximately 20,400 units per year, exceeding the estimated requirement of 14,000 to 15,000 units per year. What has kept this imbalance in check is that annual project completions – that is, the number of units finished and put on the market – averaged about 15,750 units per year, far closer to the estimated requirement. A key issue now is how quickly units will be completed in the future, whether there will be sufficient demand for these units, and what the outcome would be if supply of units greatly outstrips demand.
Finally, the longer-term impact of the changes to the federal government’s mortgage insurance policies is yet unknown. The revised rules have made access to financing more difficult, especially for first-time homebuyers, and this has the potential to affect the dynamics of the condo market.

If you’re considering making a move in 2014, then you’re probably plagued by questions
of where the real estate market is heading, and concerns about whether it’ll keep climbing or come to a crashing halt.
Well, according to the Royal LePage House Price Survey and Market Survey Forecast released recently, the road looks golden moving forward. The average home price in Canada increased between
1.2 per cent and 3.8 per cent in the fourth quarter of 2013, and real estate experts are expecting much of the same for the first half of 2014 – a projected 3.7-per-cent increase nationally from 2013, and a shift to a seller’s market.
“A few short months ago, the country’s housing market emerged from a year-long correctional cycle of dramatically slowed sales volumes. Later 2013 was marked by a transition to buoyant sales volumes and above-average price growth,” says Phil Soper, president and chief executive of Royal LePage. “In the absence of some calamitous event or material increase in mortgage financing costs, we expect this positive momentum to characterize 2014. In fact, we expect a market tipped decidedly in favour of sellers for the first half of the year, after which we project a shift to a more balanced market.”
Soper attributes the rising house prices to a few factors – the typically busier spring market, and in addition to normal demand, “housing prices in Canada this year will be influenced by buyers who put off purchase plans in the very soft spring of 2013,” he says. “Talk of a ‘soft landing’ for Canada’s real estate market in the new year is misguided. We expect no landing, no slowdown, and no correction in the near-term. Conditions are ripe for as strong a market as we saw in the post-recessionary rebound of the last decade.”
Buying in a seller’s market: In a seller’s market, demand for homes is greater, which drives prices up. If you’ve found a great home, chances are someone else has too. Whether you’re buying brand new or resale, these strategies may tip the scales in your favour:TIP #1: KEEP YOUR EMOTIONS IN CHECK. Combine a hot real estate market with a hot head, and you start to lose sight of the goal: to make a smart purchase and a sound investment. Don’t become a bidding war casualty. Set your budget and stick to it. A home is only worth so much, and it’s up to you to decide what that magic number is.TIP #2: GO WITH A PRO. Your real estate agent, financial adviser and lawyer are your Holy Trinity in the home-buying process, helping you to keep your emotions in check (see #1 above) and make a purchasing decision based on facts and figures, not feelings. buying pre-construction and to plan on renting their unit out for at least one year (but preferably longer) after the completion of the building. Flipping before project completion (assignment) is a highly risky strategy and should be considered only as a back-up plan.
With this in mind, you should only buy a pre-construction condo that will provide you with positive or break-even cash flow with the standard 20 to 25 per cent down payment. If at the current valuation and given current market rates for rents, you cannot reasonably expect to cover all your expenses, then stay away!

Although we mAy not think twice About the miracle of running water, it hasn’t always been something to take for granted: the technology has really come a long way since the mixer tap was invented in the 1880s in New Brunswick, Canada. However, even now that we expect every condo kitchen to come complete with perfect plumbing, it’s worth taking a second look at where that water runs from – the functional faucet. Like a wristwatch or cellphone, the faucet is a modern necessity, but I think it should also be treated as a beautiful accessory. As something we see and touch so often, it makes sense to spend a little time making sure to choose just the right one to fit your sink style like a glove. When you’ve got everything else right (including the kitchen sink!), here’s my guide to topping it all off with a tip-top tap.
Working with what you haveUpgrading an existing faucet? Consider the options I would give my clients:› Once holes have been drilled for a faucet you can’t easily fill them back in (as sometimes they’re even in the sink itself), so if you aren’t planning on changing your countertop, the

easiest solution will be to choose a faucet that uses the same hole count – the number of individual parts which connect to the plumbing and require their own holes. For a simple update, look for a sleek modern unit with a matching installation, and choose a fresh finish, such as gold, matte black, or a two-tone look (like Blanco’s Posh in a mix of chrome and anthracite).› At one of my Cityline segment tapings on location at PMF Plumbing, I discovered how easy it can be to convert a multi-hole installation (say, a faucet with separate hot and cold taps) to a streamlined single unit (with the tap built onto the faucet), by using a set that includes a cover plate. You may then be able to leave the old holes as is, yet unseen.› Going from a single hole installation to multiple holes will naturally need the counter material to be drilled, which generally requires professional help and can be more costly. However, it does provide a whole new look while saving the counter. Make sure the new faucets use holes that are the same size as the existing, or bigger – connection sizes will vary.› Sometimes it can be possible to have your choice of faucets installed properly as your new condo unit is being built. Check with your condo

developer about these details in advance to avoid costly renovations later to get that perfect chef ’s kitchen.
One tap or two?› The original style of faucet uses two separate controls for hot and cold water. It remains a traditional look, and some consider it worth a little extra work. Classic handles speak to a timeless appeal and are easy to grip, so they are also deceptively practical.Where to use it Choose this style to complement a trendy apron-front sink, a traditionalist décor, or to enrich a minimal scheme with jewelry-like fixtures. Try Kohler’s Parq bridge-style faucet.› Modern faucets tend to use one simple lever (or my new favourite, a joystick) to control both temperature and volume of water at the same time. The look is clean and user friendly, which makes it the common choice for contemporary condo spaces.Where to use it Choose this style for ultra-modern to contemporary schemes, or anywhere you want to save a little space and/or time. Try Aquabrass’ Quinoa faucet with a joystick, like I just had installed in my own home kitchen.
Pull down versus pull outA hand-held spray is considered almost essential, but there are two subtly different styles you may not have thought to consider:
› A separate hand spray (next to the main faucet) or a large piece that must be pulled upward to detach from the faucet is a pull-out spray. These are generally held more like a spray gun and require some clearance above the unit to pull upwards easily.› A pull-down unit is often considered more quick and compact as the spray portion is already aimed toward the sink, and can simply be pulled straight down to reach things. However some people may find these harder to control or aim, or use on items outside the sink.› The choice comes down mostly to personal preference, so try both in a showroom and see what feels right. Either way, higher quality units will generally have more controls right on the head so you can switch between spraying modes without needing a second free hand.
Don’t finish lastThe finish on your faucet can make all the difference. Here are a few guidelines to the many options available:›› Polished The sparkle of a polished metal finish will be more prone to spotting, but produce the most dazzling look.›› brushed Brushed finishes will avoid watermarks, making them easier to maintain, with a more matte, subdued appeal.

›› nickel Similar to stainless steel and chrome, nickel gives a classic silvery hue with a hint of modern warmth.›› brass Warm finishes are back in style for kitchen fixtures, and mix well with other metals. Look to brass for a demure gold tone. I had my faucet specially plated to this finish and the effect is brilliant with my stainless steel appliances.›› bronze Blackened bronze finishes tend to look antique, lending a more traditional look which generally suits-apron front sinks and country cabinets.›› black/gunmetal Crisp dark finishes also usually hide spots, and give a cool, masculine counterpoint to pretty materials like marble.›› coloured If you feel brave, a colourized finish (in anodized metal or another material) will add a pop and personality. Choose a hue you’ve always loved to make sure to avoid passing trends.
Quick guide by sink style›› single sink The choice of type is up to you, as nearly any faucet will work with a medium-sized single sink. Consider implementing an extra-deep sink, to compensate for the lost width, and keep in mind that for any sink the faucet should extend 1/3-1/2 the length of the sink for comfortable reach.›› compact sink A minimal one-piece faucet with a built-in single tap and pull-down spray stays out of the way and looks scale-appropriate.›› Double or large sink A hand spray is definitely recommended for reaching all areas, and the tap should swing freely to serve both sides – install it centred. Try a tall arched style to stay visually proportionate.›› island If you have a sink near your cooktop, consider a long arm faucet and/or hand spray that can reach to fill pots right on the element. For prep sinks use a smaller version of your main faucet, but don’t skip the spray. That prep work needs the precision even more.tip Where there’s room at a large sink, a small cold-only tap (tucked to one side) can connect to a hidden filter system for convenient drinking water.

5 organizing myths
that can keep you stuck
It’s time to dispel some organizing myths that may be keeping you stuck and getting in your way of a
more organized life. I’ve focused on the five most common beliefs about organizing, so you can get clear on what works and what doesn’t. Once we bust the myths, you’ll be on your way to organizing yourself like a pro. Answer true or false to these myths:
1 containers will always get
you organized. False. Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. In fact, they can become part of the problem. Let’s take Nancy for example. She purchased several large plastic containers to organize all of her craft supplies and memorabilia. But she still couldn’t find what she was looking for when she needed it. Nancy mistakenly
thought all she needed to get herself organized was a few containers. But what she really needed was to learn a bit about organizing.
Before you go out and spend money on containers or other organizing products, do some preliminary work and planning. The first thing I recommend is doing the purge. Only when you know exactly what it is you need to store, how much of it, and where the most suitable location is to store it, should you go out and purchase containers. And don’t forget to measure first. Bringing home the wrong containers for the job simply creates more clutter.
2 multi-tasking is always productive. False. Although useful in some situations, multi-tasking can cause you to lose your focus and make costly and time-consuming mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention.
Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, be with that activity rather than thinking about all the things you should be doing instead, or have to do later. Resist the habit of trying to do two things at once.
3 being messy automatically means you are disorganized. False. Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them, because out-of-sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The flip side of this though is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.
4 you have to toss everything to get organized. False. I often hear people say to me, “There’s no way I could get organized because I am too sentimental. I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something to you.
5 if you write it on a to-do list, it will get done. False. I had a client who was so proud of her to-do list. It was prioritized, colour-coded and categorized, yet she was frustrated and overwhelmed at how many things on the list were not getting done. To get anything accomplished you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment. Blocking time on your calendar to do it is.

Tax season is a couple of months away, but plan ahead. What receipts will you need? What
can you deduct? Are there any changes to the tax rules? Although this is an annual event, it can be a stressful time of year. Most Canadians agree, they pay too much tax: income taxes, property taxes, harmonized sales tax, departure taxes, land transfer taxes, estate taxes, the list goes on. We wanted to create an experience for a perfectly balanced workout while interweaving design-specific considerations such as lighting, finishes, colours and textures.

Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities.
Low rates notwithstanding, banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing – everything from putting down a larger down payment to taking advantage of pre-payment options and even “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances.

Even at the best of times, moving day can be stressful for everyone involved. Whether you are moving into or out of a condominium, lowrise home or a commercial property, a move involves trucks,
boxes, packing materials, workers and a certain amount of organized chaos. As with any major event, preparation is key. There are certain things to
do on moving day to make things go as smoothly as possible. The first is to be sure to bring your manners with you.
Think of the following tips as moving etiquette:> Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure that the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property while items are being carried into or out of your new place. It is important to respect your neighbours’ privacy and property.> If you are booking a residential move and have the choice, select 9 or 10 a.m. for your truck to arrive. This is a time when people who work the 9-to-5 shift are not at home, and you are less likely to cause them any inconvenience.> Everyone wants to move at the same time, but this can tie up the elevators and make it impossible for residents to come and go, so instead of chaos, the property management will book a block of time for you to move. Book the elevators well in advance – in both the building you are leaving and the building you will be moving into – so that you can have the benefit of arranging your time comfortably. You should also check to see if movers are restricted to using specific doors. Sometimes there are service areas to use for moving so that the rest of the tenants aren’t disturbed or inconvenienced, or to accommodate large, heavy pieces of furniture.> Make arrangements for your pets to be cared for elsewhere. The very nature of a move means that doors will be open for long periods, and having animals wandering in and out can be dangerous for them and for those carrying your belongings.

Some people hire cleaners to come in and work their magic before turning in the keys over to the landlord or the new owners. You may even want to check your lease
– some leases and tenant agreements stipulate the condition of cleanliness and you don’t want to be sent a bill from your old landlord because you didn’t fulfil your obligations at your old apartment when leaving.> Keep your cool. By moving day, you are likely to be tired and worried about all your items arriving at your destination without any damage.
So, it’s all about common courtesy – treating others the way you would like to be treated – and it works both ways. That’s why at Two Men and a Truck we follow “the grandma rule.” We treat everyone the way we would want our grandmothers to be treated.

MaXiMiZing yOUR BUDget
Budgets are often tight at this time of year – the holidays can take their toll on your bank account. But regardless of the season, one of the first conversations I have with my clients is about their budget.
It’s important to know what the total allocated funds are for a project so priorities can be made and funds distributed accordingly.
For projects large or small, there will always be a bottom line. With experience, I’ve learned a few ways to maximize budgets of all sizes, to deliver a finished room that helps my clients enhance their quality of life.
The first way I help my clients maximize their budget is by defining their priorities. In one of our first conversations, I ask clients to name five things they want to see changed in their space, and to list them in sequential order. We do this at the very beginning to ensure we are making the best decisions with the funds available. Listing priorities forces clients to narrow their focus and ensure those five things are top quality. Even with the largest of budgets, unexpected situations can occur. Focusing on a limited list of “must-haves” helps to ensure quality pieces can be acquired to serve the individual needs of the users.
The second way I ensure my clients’ dollar is spent wisely is by working with experienced trades. Experienced trades will often point out ways to save my clients’ money. For example, when I design custom cabinetry or wall units, my millworker will advise small alterations that won’t impact the overall aesthetic, but will save the client money by using slightly less material and producing less waste. In addition, experience has shown me that seasoned trades make fewer mistakes. It doesn’t mean they don’t make any mistakes, but experience is a great teacher.

Another way I am able to ensure funds are spent in the best possible way for my clients is in careful utilization of colour and pattern. For example, installing patterned wallpaper on a feature wall, while it may not seem like a cost-saving solution, will reduce the need for art or other pattern in the room. On a similar note, I wrap many of the small spaces I design in deep, saturated hues. I find that a bold colour choice makes such a strong statement that other elements used in the room can be more demure. Moreover, a technique I have used in spaces with more limited budgets is to emulate the look
of wallpaper with paint. Stripes or stencils and a bit of sweat equity can yield stunning results.
The final way I help clients get the most out of every purchase is through being resourceful and thinking outside the box in regard to materials. I’m currently working on a project where the budget would not allow for wallpaper, as window coverings were higher on the list of priorities. Working with a window covering specialist from Budget Blinds, we selected a patterned roller shade that provides the function needed for the large windows, and when pulled down, injects the pattern that is achieved with wallpaper. With the large expanse of windows I am dealing with in this situation, I get form and function in one purchase.

Calculate your mortgage payments
01 Calculate the combined monthly before-tax income of you and your spouse.
02 Divide by three. This figure is the monthly payment you can afford to make on your condo.
03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes.
07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
