River Bottom Ranch is located at 27 River Bottom Road, Kinnear, WY. The Ranch is accessed off Wyoming Highway 26, via River Bottom Road, a dedicated, graveled, county Road. The entrance to the Ranch is about 5 miles west of the Kinnear, WY (a post office and county store) or 20 miles west of the town of Riverton, WY (pop. 10,000). There is a commercial airport in Riverton with multiple flights a day to Denver.

Description: The Ranch consists of 352 +/- acres of Wind River bottom. There are 200 +/- acres of early adjudicated water rights out of the Aragon Ditch. The Ranch has been used historically for summer and fall grazing.

Improvements: There are an older set of improvements of the Ranch situated in the interior of the property in secluded location.Old home in poor condition built in 1928. 1,242 sq. ft., 3 bedrooms, 1 bath with a wood burning stove and porch.Newer insulated, plumbed. metal shop with concrete floor. There was a double wide parked by the shop and there is septic, water and electricity on site.

Water: The East River Bottom Ranch is primarily located along the north bank of the Big Wind River as evidenced by its’ name. The property line meanders back and forth across the River with ownership of both banks, unusual on a major river. There are several smaller channels that shift from year to year and a portion of the property is subject to high-water levels in wet years. The land adjacent to the River is all riparian habitat with large Cottonwood trees, brush and plants indigenous to the area.

Irrigation: There are 200 acres of water rights out of the Aragon Ditch. Water is diverted out of a main canal and distributed with gated pipe and dirt ditches. Water is free except for periodical maintenance which is shared between the various users. The current owners use the ground as irrigated pasture but it could be converted to crop ground should that be desired by a new owner.

Wildlife: The property is a haven for wildlife. Both species of deer maintain a resident population with a Boone and Crocket White tail on the record. There is also a migratory herd of Elk with three bulls taken last fall. In addition to the migratory game birds and raptors there can be moose, bear and most all varmints commonly found in Wyoming, passing through at any time. The River contains Brown Trout and is considered good fishing.

Minerals: The owners are transferring any minerals that they hold in association with this property. They feel as though they are substantial.

Fences and Boundary Lines: The seller is making known to all potential purchasers that there may be variations between the deeded property lines and the location of the existing fence boundary lines on the subject property.
