SITUATION Glyn Heulog is set amidst the stunning scenery of Monmouthshire’s Lower Usk Valley a few miles outside Usk. This small charming town has useful local shops and services, whilst a greater range are available in Abergavenny, Monmouth and Chepstow. Usk has a good primary school, and private schools include the highly respected Haberdashers schools for girls and boys in Monmouth, and Rougemont on the edge of Newport. Leisure facilities include golf at the Celtic Manor; fishing on the nearby River Usk; glorious walks and rides through the surrounding countryside; and renowned restaurants such as The Three Salmons, Hardwick and Walnut Tree close by.

The A40/A449 runs close to Usk providing quick access south to the M4 and the major centres of South Wales and Bristol, and north to Monmouth, the M5 and the West Midlands. A direct train service runs from Newport to London Paddington (approximately 95 minutes).

Glyn Heulog

THE PROPERTY

Glyn Heulog is a classic late 19th century country house sitting in mature grounds with delightful views of the Usk Valley. It has the expected well-proportioned reception rooms of its era along with a host of traditional features. It has been a happy family house since 1986 when it was thoroughly refurbished but is now, arguably, in need of some updating.

Glyn Heulog is approached through gate posts within the stone boundary wall and up a curving gravelled drive to where it sits proudly overlooking its gardens. It is entered through a porch to a large reception hall where the period character is immediately apparent. There are panelled doors, decorative plasterwork and coving, shuttered windows, sprung floors and fine fireplaces. The dining and drawing rooms are south facing, whilst beyond is the cloakroom and sitting room, the latter having a door out to the conservatory. The kitchen, with its flagstone floor, has a range of units and an oil fired four oven Aga. The laundry room, study and back stairs are beyond.

From the hall a handsome staircase leads up round past a large window to a wide and light galleried landing and from there to the 4 principal bedrooms and 2 bathrooms (1 en-suite). The back stairs continue up to the second-floor landing with doors off to three more bedrooms, bathroom and a box room.

To the rear is range of fuel stores and sheds.

GARDENS AND GROUNDS

Glyn Heulog sits amidst large mature grounds with a stream dividing the garden from the paddock beyond. The large lawn, flanked by two mature Redwoods, runs down over the drive to the stream with a variety of trees, shrubs and plants including large Willow and a bank of Bamboo. Flanking the lane are a thick growth of growth of hedgerow plants and trees including Holly and Sycamore. A side lawn continues through an opening in the topiaried yew hedge to the enclosed rear garden with walls and beech hedge. A small terrace is approached from the conservatory.

The two large paddocks total approximately 7½ acres.
