Welcome to the latest edition of the Glentree Review. Residential property has been through atough period over the past six months with peak to trough reductions in values of about 22%. Aswe predicted in the earlier part of the year, we feel that we are past the low point in the cycle(which probably happened in about March/April of this year) and we believe that there will be aplateau in prices (in most price ranges) until the end of the year. Prices in our opinion will thenstart to rise gently in 2010, particularly where shortage of stock is apparent. Even now we areseeing certain shortages of well priced property in North West London where sellers have beenable to be a little firmer on price and therefore there is a more even balance of negotiating powerbetween purchaser and seller.

Government intervention in the mortgage arena has resulted in a better supply of funding for agood deal of buyers. Higher risk consumers with a requirement to fund property at a higher loanto value ratio are still being treated with caution by the banks/building societies. Funding forproperty development has all but dried up and the schemes that have already been developedand funded will continue until completion and be sold in the normal way. With fewer propertiescoming onto the market and fewer new developments being conceived, we believe that next yearthe shortage of available stock will drive prices upwards.

Rental levels in North West London districts have probably eased by over 20% (reflecting thereduced capital values) and therefore gross yields for buy to let purposes remain at around circa4-5%.

Governmental measures to re-flate the flagging UK economy are on full throttle, to include lowertaxation (VAT), increased public expenditure, historically low interest rates and quantitativeeasing, which all inevitably conspire together to increase inflation.

What do you think is the greatest hedge against inflation? … You guessed it, residential property.

In conclusion there is nothing to stop you trading up or down, since in our view prices will not getany worse and in any event buying and selling in the same market is the safest thing to do. If youare thinking of buying a home for your teenage kids to give them a first rung on the propertyladder, there is no better time than now.
