The Project – A Historical Perspective

This site has been a retail destination since 1874.

The site’s ability to stay relevant thru:

1.) The closure of the canal(1925);

2.) Removal of the Bridge Street bridge:

3.) Renaming of all surrounding streets(multiple times) and;

4.) Annexation of this portion of the county as City of Syracuse(1886)

is a testament to the connectivity of this major intersection.

PROJECT DESCRIPTION – PART 1

LEVELS 2 & 3

Coworking, Educational &

Commercial

LEVEL 1

CSA GROCERY TO START

COMMUNITY, ECO-FRIENDLINESS,

SUSTAINABILITY

- GEREBLOCK • 27 is a commercial project

providing retail, services, education, co-

working office space, and fringe-medical

facilities.

- Our project team is committed to this

being a project that is environmentally

friendly and socio-economically

beneficial to the community.

- We envision using this project as a

catalyst for growth in the Far West Side

by providing much-needed services to

the area.

- SUSTAINABILITY is a major aspect of

this project. Our goal is to reuse as

much of the existing infrastructure as

possible.

- Level 1 is our anchor Eden Fresh

Network, the start of a community

market(akin to an Amish market).

-Eden Fresh Network is a web-based

CSA, open-to-the-public market to meet

an urgent neighborhood need.

- Simultaneously, the CSA will create

visibility and appeal for the property,

attracting traffic from a wide radius

outside of the normal population range.

- Offerings are locally sourced specialty

items of high nutritional content, geared

towards health & nutrition.

- Other proposed level 1 uses include

sip-n-paint, barber, yoga, salon & a small

restaurant.

- Level 2 – The anchor of the floor will

include a 4,300 SqFt CoWorking space.

Flexible office space managed by the

property management firm Mike Barney

Management(outdoor rooftop space).

- The Brain Education Center is a

program funded by a Cornell University

grant.

- NeurodigitX designs & implements

games aimed at brain activity and

function.

- Level 3 is a great opportunity for a

growing office-based firm to expand with

available parking, bike storage and

views of Onondaga lake & the city

skyline.

6

CSA - Community-supported agriculture or cropsharing is a system that connects the producer and consumers within the food system more closely by allowing the consumer to subscribe to the harvest of a certain farm or group of farms.

OUR MEANINGFUL DIFFERENCE,MAKES ALL THE DIFFERENCE

• Agility

• Attention to detail

• Flexibility

• Pragmatism

Taking an ultra-conservative approach, we will be:

• “Jumping the market” – Avoiding the building of spaces not yet leasable in today’s

environment.

• Prioritizing constructing spaces for pre-project leases. To date, these include:

1. EDEN CSA (the precursor to grocery) – Level 1.

2. NeurodigitX – Level 2.

3. The Brain Education Center – Level 2.

4. Leasing vision for additional storefronts include a salon, brewing/distilling (on the canal

wall), bike shops, fitness (mixed use of the outdoor covered canal-side deck) and “like”

common services needed in this community.

Co-Working Spaces will operate in the existing offices on level 2, the former

headquarters of Strathmore Paints (following a cosmetic upgrade).

A Phased Development

Phase 1 to Include:

- Main vertical transportation incl Passenger

Elevator & Exit Stairwell(S).

- Common Areas for levels 1 & 2

surrounding leased spaces.

- Co-Working Space Level 2 South.

- Common and Tenant Mechanicals for

Main Boiler.

- Phase 2 to include heavy site work &

rooftop Patio.

- Phase 3 to include restaurant on the

northern canal wall & level 3 completion.
