More attractive and less costly = smart

4

• Smart is a buzzy and trendy word , a real buzzword and much of people's behavior is influenced by their perceptions of what is "normal" or "typical" or “fashonable”

• Attractiveness is more and more linked to Green and Smart and influence rate policy and revenues

• Ceteris paribus , Costs level is more and more linked to smart solutions so that influences EBT

• Various parameters have different weight for different Players/Stakeholders (Personnel, Owner, Public Authority, Clients..)

SMART CITYA new urban model; a “systems” system:• Sustainability• Effectiveness• Efficiency• Transparency• Dynamicity

SMART BUILDINGA new building model:• Sustainable• Accessible• Easy to operate• Comfortable• Dynamic and self sufficient• Flexible and reliable operation• Minimum environmental and health

impact • Active component of a smart grid in

an urban setting

SMART HOTELA new hospitality model:• Services level adequate to customers expectations• Resources deployment: savings and sustainability • Highest comfort with minimal energy • Easy to operate with competent and qualified personnel • Easy access profile (including Internet and media) for customers

SMART BUILDING

Smart hotel Model

Ianus Consulting and Development Srl - Via Marino Ghetaldi 33 - 00143 Rome, Italy

6

! Within the new urban model, each Hotel

"Represents an important calling card for each business or leisure visitor; "Creates a long lasting City imprint on the visiting guest; "Qualifies, by extension, City desirability.

! With increasing awareness of the global energy crisis and growing concerns among consumers over climate change and global warming, the hotel industry needs to implement appropriate energy, water, and waste management systems by adopting better environmental practices.

! The Smart Hotel is the result of an integrated smart building and an assorted mix, a cocktail, of guest’s services.

The Smart Hotel building will be a proactive platform for guests services with a very small environmental impact.

How to become smart: the process

Ianus Consulting and Development Srl - Via Marino Ghetaldi 33 - 00143 Rome, Italy

16

1. Figure out the issues, problems and challenges to be addressed in order to achieve the Smart hotel status

2.Define solutions independently of the technologies to be deployed3. Review existing technologies

4. Verify existing technologies flexibility to accomodate additional solutions

5.Choose a set of specific solutions/technologies to address the actual case: vertically (technologies, automation and hardware systems: lighting, communications

and fire prevention)horizontally (monitoring and control systems, energy management system, security)

6.Overall solutions evaluation based on international indexes on smartness, greening and sustainability7.Assess proposed solutions feasibility and profitability

Integration for a possible Room System

Ianus Consulting and Development Srl - Via Marino Ghetaldi 33 - 00143 Rome, Italy

20

1. Establishing a wide band data network connected to Internet and covering the entire hotel. This network, including all sensors and actuating devices, will collect all the peripheral data and enact the following:

a. Day to day hotel management (room readiness status, guests arrival and departures log, equipment or service failures log, ecc)

b. Utilities management (lights, water and air conditioning controls)

c. Critical locations surveillance through TV cameras and alarms

Everything mentioned could be monitored and handled from a different location remote from the hotel.

2. Connecting each room to the hotel data network with a tablet that allow guest to:

a. Communicate from room with hotel personnel for restaurant selection and order for hotel bills checking and payment, wake up service, problems reporting. It should be noted that guest hotel communication is automatically recorded unless otherwise agreed;

b. Select reserve and prepay theaters, museum and restaurants outside the hotel;

c. Navigate on Internet for email communications as well as books and newspaper reading in a paperless mode;

d. Use dedicated tablet entertainment applications

e. Receive hotel promotions and commercials

The above services/features may be free or require appropriate charges

Page 21: Fostering a smarter hospitality

Water: possible solutions

Ianus Consulting and Development Srl - Via Marino Ghetaldi 33 - 00143 Rome, Italy

21

1. Rain water recovery systems Appropriate recovery systems sizing

may be able to match about 50% of water demand.

2. Dirty waters treatment and recovery Simple and cheap recovery systems are

adequate to treat and recycle non sewage dirty waters, also known as “gray” waters.

• SBR(Sequencing Batch Reactor)

• Phyto purification systems

Rain water recovery systems costs: Equipment:about 10000-20000 € for hotels 250-500 roomsOperations: about 0,75 €/m3

SBR Costs : Equipment: about 70 000 €Operations:about 5% of installation

Phyto purification CostsAbout 5 €/lOperations costs:15-20 €/month

Capacity Building – 1

The Smart Hotel needs trained and qualified personnel at different levels:

- Users level: personnel running the hotel needs systems and maintenace knowledge

- Middle management: in charge of personnel, systems operations and controls, responsible of monitoring results needs systems operation knowledge

- Top management: mission and vision over achieving efficiency targets and Smart Hotel status

Training and capacity building subjects for the above personnel levels are:- energy management- smartness- Energy efficiency and renewables deployment- Systems control and management- ...

Feasibility and Profitability

Ianus Consulting and Development Srl - Via Marino Ghetaldi 33 - 00143 Rome, Italy

28

Steps:• Evaluation criteria establishment• Project solutions analysis• Weghted solution evaluation

Step 1: Pertinent criteria in different sectors (energy, economy and others) will be considered

Step 2: Analysis evaluates:• The relative significance of the criteria for each project solution assessing them on

the basis of technical specifications and other project data.• The relative weight of each criterion according to the judgement of a group of

experts each with s different professional background (engineering, environment architecture, psicology and R&D) in order to obtain a meaningful mutidisciplinary evaluation

Step 3: Final judgment over each proposed solution is expressed multiplyng its merit by each criteria weight, obtaining eventually a weighted average of the results

MULTI-CRITERIA EVALUATION This analysis takes into consideration several different factors and criteria on economics,

energy, environment and on social aspects. The target Compare on uniform ground the results of several diverse sectorial observations and this, in

turn, will permit to establish a scale of prorities therefore enabling informed choices among different options
