Location
Romney Farm stands in a rural situation about a
mile from the coast at New Romney on the south
Kent coast. The area forms a popular tourist
destination, being within easy reach of London
and a short distance from the Channel Tunnel
terminal at Folkestone. Communications are good
with access to the M20 at both Folkestone and
Ashford (both 15 miles).
In addition to the nearby beaches, popular visitor
attractions in the area include the Romney,
Dymchurch and Hythe narrow gauge railway,
Dungeness, Lympne Wildlife Park and Zoo, the
walled city of Canterbury with its Cathedral, the
many Cinque Port towns including Rye,
Winchelsea, Folkestone and Dover with its Castle
and famous White Cliffs. Inland is the Wealden
area which forms the Garden of England with
many picturesque villages.
Description
Romney Farm is approached off the B2075 a short
distance off the A259 which is the main south
coast road in Kent. A wide, short private driveway
leads into the property to a broad reception area
laid to tarmac and surrounded on 3 sides by the
reception/shop, house, holiday cottages, café
and a workshop building. The driveway continues
into a further yard area with storage barn to one
side and a open garden/play area, to the other.
Also in this area is the park facility building and a
tourist information point. The drive leads on
through to two fields which form the touring areas
and stand at the rear of the property.
In more detail the property may be described as
follows:
Reception/Shop
A character timber pavilion style building
comprising a single room with space for a
reception desk and a small retail trading area.
Holiday cottages
A pair of 1 bedroom semi-detached single storey
holiday cottages which have been converted
from a former out-building. Each cottage has
similar accommodation with hallway with doors to
a living room/kitchen with French windows onto a
patio with play area beyond, double/twin
bedroom and a bathroom.
Café
The café is located in the main courtyard and is
located in a lean-to which stands against a
workshop building. The café has approximately 40
covers and a servery with open plan kitchen/food
preparation area to the rear.
Workshop
A traditional barn which has been converted to
form a mechanics workshop with machine tools
and a mezzanine area to the rear. The workshop
has a roller shutter door to the front. The workshop
has an area of approximately 68.22 M² (734.31 sq
ft).

Storage Barn
A modern steel framed building with a double
width and 3 bays and an area of approximately
371.92 M² (4003.35 sq ft). The barn has a concrete
floor and high and wide roller shutter door to one
bay. It has been used for tourer storage and
general storage in the past. There are separate
WCs on one side which are approached from the
outside close to the park area.
The Touring Park
Laid out in 2 adjoining fields of approximately the
same size, each with 25 pitches and laid to grass.
The first field has consent for 11 months’ use from
1st March and pitch use is limited to a maximum
28 consecutive nights by any one caravan. 3
pitches have been developed with timber
glamping units and all the pitches have electric
hook-ups and are divided by fences. The pitches
are a generous size and set out around the
perimeter of the field with a play area to the
centre.
The second field has consent for use for 4 months
from May – August each year and pitch use is
limited to a maximum 28 consecutive nights by
any one caravan. Again the pitches are laid out
around the outside of the field with a play area in
the centre.
The Facility Building is a block building with timber
cladding with male and female facilities each
incorporating 2 showers, 2 WCs and 2 wash hand
basins, In addition there are disabled facilities with
WC. The male facility includes 2 urinals. In
addition, there is a launderette and elsan
chemical disposal point and additional WC
facilities which form a part of the barn.
Romney Farmhouse
A modern 2 storey house of brick construction under a
tiled roof lies to one side of the reception area with a
garden surrounding, mainly laid to lawn with a pond
feature to the front. A short path leads up to the front
entrance and the accommodation includes the
