Ffynnon Fair This pretty house, believed to be one of the oldest houses in the village is located in the charming village of Llansteffan. Located by the River Tywi estuary, the village has frequently been described as Wales’ ‘best kept secret’.

The house had been long admired by a family member and, when it became vacant in 1988, and despite its sad condition, it was purchased by them. The adventure to renovate and restore the house began immediately. Already living quite close, with the help of friends, the family utilised a tractor and trailer, together with a wheelbarrow, to move into their new home. The renovation of the ancient walls was their first challenge as many contained horse hair and tree branches but, with meticulous attention to detail, alongside great care being taken to respect the original dwelling, the house was gradually renovated and extended. Now such a comfortable and spacious family home which gives a special warm and friendly welcome to all who step inside. Together with its neat, farmhouse style kitchen, there is a separate dining room in which all family meals are taken, plus two well proportioned reception rooms, each with working fireplaces. The layout is such that the house offers room for a variety of activities and entertaining here, whatever the occasion, is forever a joy.

The garden surrounds the house, with the rear garden being terraced. There is a large patio, ideal for al fresco dining, or friendly BBQs. The spacious garden has provided space for children, and their friends, to play safely and happily through the years. It is such a peaceful and tranquil space, looking out to the nearby meadows, often grazed by sheep.

The bustling, active, village contains a well stocked convenience store and the local primary school is within walking distance from the house. Other schools, both state and independent, are located in nearby Carmarthen, with school transport being provided.

Ffynnon Fair is a true family home, in every sense of the word and it will be a sad day when the owner says goodbye. However, many happy memories of life here will remain with her forever.*

Ffynnon Fair is one of the oldest houses in the popular seaside village of Llansteffan. While it still has many lovely character features, it offers considerable potential as a modern family home. It would also be an ideal bed & breakfast opportunity, or holiday let property. The beach on the Towy estuary is a few minutes walk away. While the county town of Carmarthen, with its secondary schools, large shops, and leisure facilities, is 10–15 minutes drive. The village has a shop, post office, and primary school.

ENTRANCEAccessed via the gate in the wall with wrought iron fencing above, onto a path which leads up to the part glazed front door.

PORCHA useful place to take off muddy boots and wet coats. There are windows on three sides and a tiled floor. The inner door has stain glass panels with wood panel sections to each side of the door. These also have stained glass sections.

HALLThe eye catching feature is the Victorian style painted tile patterned floor. This combined with the dark oak Adam style carved wood stair case helps to create a warm and welcoming atmosphere. Door and step up to:

DRAWING ROOMThis is a lovely living space that is light and bright. Lots of natural light comes in from the large sash window to the front which looks onto the front garden and street beyond. The Victorian style cast iron fireplace makes a wonderful focal point for the room. It has coloured tile inserts on either side and a dark oak surround and mantle piece. There is plenty of room for sofas and other casual seating. The vendors have an upright piano in the corner making this into a delightful music room.

SITTING ROOMThe relaxed feel of this second reception room makes it ideal as

a family room or TV room. Natural light floods in from the large sash window to the front. There are some fantastic character features including an arched recess with an inset cupboard below with oak carved wood doors, ornate coving, and a Victorian fireplace with coloured tile inserts, tiled hearth and French polished mahogany surround and mantel. There is also plenty of room for sofas and armchairs and is the ideal place to relax and enjoy the view of the front garden.

KITCHENThis farmhouse style fully fitted kitchen is well suited to a busy family. The base units with solid oak drawer and cupboard fronts provide excellent storage. The worktop has a granite effect finish. Additionally, there is an enamel sink and drainer, space for a fridge/freezer, and plumbing for a dishwasher. The inglenook recess, with an oak beam above has space for a range type cooker and has a colourful tiled splashback. The floor is tiled.

Steps up to:

UTILITY ROOMThe stable door to the side leads out onto the terrace at the rear. There is also a frosted glazed door on the other side. The utility area has plumbing for a washing machine, space for a tumble dryer, and space for an upright freezer. It also houses the oil fired boiler that runs the central heating and hot water systems. Storage is provided by base and eye level units and a tall broom cupboard. There is also a one and a half bowl stainless steel sink and drainer. Above it is a window looking onto the terrace. The floor is covered with quarry tiles.

DINING ROOMA large room that is ideal for those who love entertaining family and friends. It is perfect for Christmas time or for parties and there is plenty of space for a long table and chairs. The two windows to the rear and one to the side offer views of the terrace and the rear garden. This flexible room could also be a children’s playroom.

REAR LOBBYThe door leads out to the terrace, and the floor is tiled.

SHOWER ROOMThis is equipped with a shower unit that has a wall mounted electric shower, a WC, and a wash hand basin. The lower part of the walls are wood panelled. The top part of the walls and shower unit are tiled.

From Hall:

The magnificent Adam style staircase has wonderful carved dark Oak posts and twisted spindles. It is believed to have been originally from a large London house and brought to Ffynnon Fair.

BEDROOMThis is a good sized double bedroom with plenty of space for bedroom furniture. The double glazed window to the rear over looks the rear garden the fields and the woodland beyond. The door to the side could be used to access the bathroom next door to create an en suite.

FAMILY BATHROOMThis is well equipped with a large corner shower unit, a bath, wash hand basin, and a WC. The walls are tiled in the shower unit and around the bath. To the rear is a frosted window.

BEDROOMAnother good sized double bedroom. It is light and bright due to the double glazed window to the rear and one to the side. They offer views of the garden and the surrounding countryside.
