The 42-year-old mother of 14-year-old twins, Emma and Liam, says she was immediately charmed by the heritage library and the diversity of the mountain town.

has values and a sense of community,” says Morgan, who was 28 and pregnant with the twins when she drove into town with her husband and a dog in the back seat. They were on their way to the west coast for a well-deserved break.

Today, there are also Dylan, 13, and Cameron, 11 and the promise

of a newly renovated home on Fifth Avenue in mid-May. “There is going to be a bedroom for all the kids, all of the books and all of the art. We love throwing parties and having people come together. It is going to be a great family home,” says Morgan, who confesses she will go on a hike, but only if there is the promise of a glass of wine at the end.

In contrast, her partner, Derek Ryan, 41, makes the most of trails, rivers and towering mountains surrounding the picturesque town of just over 4,000 people that has grown up on the coal industry and tourism. He is an avid runner, an enthusiastic skier, semi-retired actuary and budding fiction writer.

business, (everythingangela.com). For the past 14 months, Morgan and her design team have been creating scarves and a line of clothing featuring her whimsical, playful and often cheeky paintings of saucy women in colourful hats and dresses.

She sourced silks, linens and cottons for T-shirts, dresses and scarves, developing plans to design, sew, package and sell the products in the mountain town. They will also be sold in shops from Whistler to Colorado. “I want a local-based business,” says Morgan, who spends 40 to 70 hours a week in her studio, painting to

supply galleries in Canada, Ireland and Switzerland.

“When I was studying art I wanted to go into fashion design. I love textiles and material and clothing, but I got sidetracked into art,” says the astute observer of children and her friends, discovering boisterous moments of fun around them. “I am back to where I always wanted to be.

“I live very much in the moment,” says Morgan, who quickly dismisses suggestions she’s impulsive, going from lunch on a sunny August afternoon 15 years ago, to buying a home in a brand new town.”You trust your instincts.”

Most prospective homebuyers know the importance of being pre-approved prior to making an offer on a home to ensure they know what they can afford but there are some things to keep in mind after you have.

In light of the new market realities and tightening of credit underwriting standards by both lenders and mortgage default insurers as of late, keep in mind that now – more than ever – it’s important to be careful what you do

between the time your mortgage is approved and when it funds.

A few mortgage lenders and insurers have been doing something lately that they have not done in a long time – pulling new credit bureaus prior to funding, especially if there is a long period between the time of your approval and when the mortgage actually funds.

Following are eight tips to keep in mind between your mortgage approval and funding dates:

don’t buy a new car or trade-up to a more expensive lease.

don’t quit your job or change jobs. Even if it’s a better-paying job, you still are likely to be on a probationary period. If in doubt, call your mortgage professional and they can let you know if this may jeopardize your approval.

don’t change industries, decide to become self-employed or accept a contract position even if it’s within the same industry. Delay the start of

your new job, self-employment or contract status until after the funding date of your mortgage.

don’t transfer large sums of money between bank accounts. Lenders get especially skittish about this one because it looks like you’re borrowing money. Be ready to document cash transactions or money movements.

don’t forget to pay your bills, even ones that you’re disputing.This can be a real deal-breaker. If the

don’t open new credit cards.Again, just wait until after your funding date.

don’t accept a cash gift without properly documenting it – even if this is from proceeds of a wedding. If you have a bunch of cash to deposit before your funding date, give your mortgage professional a call before you deposit it.

don’t buy furniture on the “Do not pay for XX years plan” until after funding. Even though you don’t have to pay now, it will still be reported on your credit bureau, and will become an issue – especially if your approval was tight to begin with.

While you may not risk losing your mortgage approval because you have broken one of these rules, it’s always best to talk to your mortgage professional before doing any of the above just to make sure.

Hiring a qualified home inspector is essential when buying a first home on the edge of Fernie, a slick condo tucked in the mountains or investing in a grandly restored home for a growing family, warns a veteran of the B.C. housing industry.

“The worst decision a buyer can make is to scrimp on a home inspector after spending more than $500,000 on a house,” says Bob Langfield, a former custom home builder, a former acting building official for Fernie and owner of HomeGauge.ca, a home inspection company.

The reality is the home inspection field is fraught with problems, even though B.C. was the first province in Canada to license inspectors in 2009.

There are about 400 home inspectors in the province, with many under qualified men and women still setting up shop, offering cheap rates and doing substandard inspections, says Langfield.

There are four associations representing home inspectors and now

the province has stepped in again, promising a common professional standard for all home inspectors and legislation to protect consumers by March 2016.

In the meantime, self-governed associations, including ASTTBC, representing technology professionals, is stepping up to advise the government.

“The problem is there are unqualified people performing minimum inspections for minimum fees,” says Langfield, 64. Some inspectors have simply taken online courses and do not have experience in the construction industry.

“It is confusing,” admits Langfield, who typically carries out 350 to 400 inspections a year in Fernie and across the eastern Kootneys. “Buyers should do their research and ask for references when hiring an inspector. “Keep your eyes open and hire the best inspector you can find.

and which designated association they have been certified by.”

Look for experience and be wary when an inspector charges $400 or less, spending 90 minutes in the home, says the 13-year-veteran of home inspections. He spends five or six hours carefully checking a house from roof to basement, looking for mould or faulty electrical systems, typically charging $550 to $600 to inspect a 1,200 square foot home.

He prepares a report listing all major and minor issues, leaving the buyer with the decision to finish or back away from the deal. “I work for the buyer and

many times they have backed away from a deal.” This is especially important for a first-time buyer who may already be pressing the limits of their financing.

“Basically, people need to be sensible and make a logical decision when buying a home.”

Early every morning, Martin Vale climbs onto the seat of his massive excavator, carefully carving a curving series of roads through a community he promises will respect the serene landscape at the base of Mount Fernie Provincial Park.

“Eleven of the 28 lots have been sold and home construction will start this summer. The first residents will be here next year,” says Vale, a competitive mountain biker and dedicated skier, who is also the developer behind The Cedars.

He is an unusual man. in form, with deep overhangs, divided light windows, substantial exposed beam and rafter tails and native materials, according to the guidelines. It should be a place you are proud to pull into the driveway and call home.”

Martin Vale, would like to see thoughtfully crafted smaller homes, not overly large designs. He is building a 2,500-square -foot home at the Cedars for his family, with plans to stash his mountain bikes and skis in the garage, always ready to hit the trails and hills.

“It is a fantastic location. It is the closest community to the ski hill, without actually being on the hill.”

Prices for lots, which will have city water/sewer, natural gas and fiber optic cable start at $170,000 and go up to $230,000. The sky is the limit for house budgets, says Vale, who would like to see The Cedars unfold quietly and naturally.
