President’s Comments – Thank You!
I just wanted to quickly thank our East Point neighbors who quietly, diligently and regularly serve with us on the Board of
Directors, the Committees and, especially, the residents who provide ideas,
commentary and solutions to many of the periodic and long-term issues facing our multi-unit building. Thank you very much!

Board Action
The East Point Board of Directors
conducted a regular meeting on Thursday, February 23rd. During this session, the directors approved (a) the Section 22.1
Certification attesting to various documentary, capital expenditure, and
financial disclosures, (b) an invoice from DeFranco Plumbing for the grease trap
replacement, (c) an invoice from Mega Locksmith for replacement of a chute room door, and (d) the waiver of the right of first
refusal on the sale of 21-B; and, rejected
(e) a unit-owner reimbursement claim for car damage.
Secretary
Treasurer’s Report
January Period. As of January 31, 2017, our Total Assets were $431,059. Our fully-insured Reserve Fund
accounts totaled $202,018, while our fully-insured operating cash was $161,537.
For the period ending January 31,
2017, operating income was $158,734
and operating expenses were $118,498 before reserve funding for gross income of
$40,236 (a negative $11,706 after reserve contribution).
Total operating revenue was below
the monthly budget amount by $1,429, due
to all categories, except Parking Revenue.
Total operating expenses were $144 above the monthly budgeted amount. This was primarily due to Insurance Expense and
Garage Expense categories overbalancing the other categories.

2017 Y-T-D Period. Our operating revenues were under budget for
2017 by $1,429, on a base-budget amount Y-T-D of $160,163 (less than a 0.9%
variance). This was mainly due to the Unit Revenue and Other Revenue overbalancing the Parking Revenue category.
Our operating expenses were over
budget for 2017 by $144, on a base budget amount Y-T-D of $118,354 (a 0.0% variance). This is mainly due to Insurance
Expense and Garage Expense categories overbalancing the other categories.
Reserve Investments. The reserve
fund in January was fully funded at the rate
of $51,942. The Reserve Fund balance was $202,018, as of January 31, 2017. All
reserve funds are insured.
Financial Statements. Condo
CPA’s independent auditor’s report of the 2015 East Point Condominium financial
statement is available for review by owners on the website and in the management

Manager’s Report
Window Washing. The first
window washing for 2017 is scheduled for Thursday, March 2, 2017. Please sign and
return the bottom portion of the notice if you would like your balcony windows washed.
Driveway Wall Restoration. The
Board of Directors has approved the
Driveway Planter and Wall Restoration project. This includes rebuilding the
driveway planter. The planter will be filled with gravel and covered with concrete.
Federal Reserve Bank of Chicago
The damaged wall in front of the building office will be repaired. A
waterproofing membrane will be installed and the entire area will be painted.
The project is anticipated to start on
Monday, March 6th, weather permitting, and should be completed in approximately 30
days. Working hours will be 8AM to 4PM.

Façade Repairs. The 2017 façade repairs are scheduled to resume on
Monday, March 20th, weather permitting. RBS will start with drop 14 (C tier master
bedroom) and drop 16 (B tier guest bedroom). Working hours are from 7:30 AM to 4:30 PM, with actual noise-making
operations not beginning until 8:00 AM. Please be aware that you may
experience noise periodically and please make sure that all your windows are kept closed during work hours for the duration of
the project due to the dust and debris being created from the repairs.

access to your account history, scheduled receipts/confirmations delivered to your
desktop or smartphone. And, if you prefer
“paperless payments”, our SNAPP program assures timely, automatic payments, month after month - with no extra charges.

Storage Room. This is an important reminder that all possessions must be kept within the storage locker.
Aisles must be kept free and clear at all times. Items left outside the storage
lockers will be removed by the staff and will be discarded.
Return Grocery Carts. Especially given that the only reason you have a
grocery cart available for use when you want one is that the previous user returned
it to the garage, please remember to return grocery carts to the garage as soon as you are finished using them.
Smoking. Smoking is prohibited in
ALL Common Areas and within 15 feet of the outside doorways. Not only is smoking in the common areas of the building against
the Rules of the Association - it is also in violation of the Chicago Clean Air
Ordinance.
Fitness Room. Please do not
store personal workout equipment within the Fitness Room. Items left within the
fitness room will be removed and discarded by the staff.
Items in the Hallways. Please keep
common area hallways free of any items
that impede egress or ingress. This includes mats, shoes, carts, strollers,
furniture, plants or any other items left on the floor.
Garbage Disposals. Please keep in mind that there are a number of items
that can cause severe clogging of drain lines if they are put down the garbage disposals.
Items that should not be put through
your garbage disposal include, but are not limited to, rice and pasta, meat/chicken
bones, grease, and any kind of stringy or tough-peeled vegetables. These are just a few of the common items put in garbage
disposals which should be disposed of with your properly-bagged trash, down the trash
chute.
Before and after using your garbage
disposal, you should:
Run the water for approximately 60 seconds before turning on your garbage disposal.

Turn on garbage disposal and use as needed while the water is still
running.
Keep the water running for another 60 seconds after you are finished using the garbage disposal.
This will assist in flushing the food
waste products all the way down the drain line to help prevent backups which are commonly caused by disposed food waste
sticking to the sides of the pipes decreasing the ability for proper drainage.

SENIOR WELLNESS FAIR
When: Monday, March 13, 10:00 AM to
1:00 PM. Where: Broadway Armory Park, 5917 N.

What: The 48th Ward Senior Wellness Fair will take place at the Armory. Guests will have access to over 50 providers of services
often sought after by senior citizens
including blood screening, back massage, medicare, Medicaid, and property tax
assistance.
A Light lunch will be available as well. This annual event is free and open to all.

Finding East Point If your delivery people are having
trouble finding East Point and they are using some kind of GPS-enabled navigation system to direct them, it may help to inform

Where: The McCormick Tribune Ice Rink in Millennium Park on Michigan Avenue

has become a Chicago winter tradition drawing over 100,000 skaters annually. Once again this year, the Dept. of Cultural
Affairs and Special Events will present “Winter Workouts” with free skating
lessons on Fridays – Sundays, one hour before the rink opens.

St. Patrick’s Day Parade
