Farmer Cutter & Swan Apartments are designed with spacious dimensions and layouts that allow room for traditional furniture sizes.
Scheme, Kitchen, Living The kitchen and living areas have a fresh and bright interior palette. Clean white and light greys are complemented with smart swathes of navy. This cool, subtly luxe scheme is a naturally easy canvas for layering on your own personal style. Exposed concrete ceilings with can lights and touches of stainless steel perfectly suit contemporary Richmond with its industrial heritage.
Recognising the individuality of everyday life, MAArchitects have designed a series of optional, flexible-use kitchen, storage and dining pieces. This custom furniture has a sleek construction that emphasises clear space and ties in with the overall theme. Stainless steel benchtops provide a durable and neutral work surface and gloss white cabinetry is timelessly framed in timber. A full-height timber cupboard with customised handle neatly conceals the refrigerator. Kitchen joinery also incorporates soft-closing drawers, an integrated sink and recessed task lighting for a smooth aesthetic.
Quality WorkhorsesMiele kitchen appliances – electric oven, gas cooktop and rangehood — and a Fisher & Paykel DishDrawer have been selected for style, ease of use and reliability.
Bespoke FurnitureCustom-designed pieces for flexible use and placement include a stainless steel-topped island bench, which can double as a dining surface; a pantry with doors and hardware to match the painted navy bedroom doors; and a navy metal frame open shelf unit with timber cabinet.
Safe and SecureWithin the ground floor atrium entry off Farmer Street, a second set of doors restricts access to the lift lobby. Each apartment is fitted with a security intercom and has a basement storage cage.
All Seasons ComfortEvery apartment is afforded excellent cross-ventilation, thermally efficient windows and proper insulation. The building’s thermal mass will minimise energy requirements for heating and cooling and where necessary, fixed screens and operable awnings regulate temperature and light.
Practical SpaceCarefully planned storage in the hallway allows for stacked laundry facilities and incorporates open shelving, a charging station and a spot for life admin duties.
A Little Bit MoreSliding charcoal aluminium doors open wide from the open-plan living to bring the outside in. Recessed balconies feel like a sunroom, with room for entertaining and outdoor cooking.

Simple, fresh, intuitive spaces. In the Apartments, everyday activity is a breeze.
Bathroom, Bedroom, Living Continuing the pared-back theme, the Apartments bathrooms are simple and fresh. Light grey mosaic floor tiles up-turn at the walls to meet white, glossy square wall tiles. The dark navy framed mirror cabinet and wall light are sophisticated features next to flecks of chrome from the designer tapware and practical fixtures. A wall-mounted basin with space to set down the essentials and a sliding door keeps the space fluid, open and functional.
Entry to each Apartment has a sense of arrival, through navy feature walls and lowered ceilings with downlights. Hallway-facing, flush panel bedroom doors are painted navy to match, similarly delineated internal spaces, and are fitted with custom-designed magnetic latches. Also custom are the timber door handles of white gloss robes and timber pulls in some laundry and hall cupboards. Light grey looped wool carpets in the bedrooms are soft visually and texturally, for a relaxed retreat environment.
Essential Resources With a centralised gas system to ensure constant hot water, water-efficient fixtures and economical lighting throughout, everyday needs are provided for with certainty and lower costs.
Sustainable Green Living Vertical greenery in internal courtyards, shade awnings, double-glazing and thermal mass provide effective passive temperature control. The recessed top floor has pergolas for easy rooftop gardening and the atrium garden, landscaped with lush trees and climbers, sits centrally for everyone’s enjoyment, whether seated at the ground floor café or looking out internally from upper-level residences.
Private and Quiet To ensure seclusion and improve comfortable noise levels, each apartment’s needs are considered based on their location within the building. Some are separated from access walkways by a wide void, others with atrium-facing bedroom windows are concealed with screens or textured privacy glass, with an additional internal screen.
Economical Breathing Space Excellent cross-ventilation creates comfortable environments. Summer breezes temper humidity, lower air-conditioning costs and rustle the tree leaves. In winter, quality insulation keeps the home warm and draught-free.
