Mission and visionVisionThe area surrounding a train station is the motor for revived urban development.

MissionA station is more than a transfer site. It is a vital part of the city, a dynamic meeting place where a large number of people and activities come together.

We help public administrations at home and abroad to optimally develop these mobility nodes and surroundings. In so doing, we actively contribute to the economic and social development of a region and bring sustainable mobility into the very heart of society.

In order to successfully translate this commitment into practice, we have two companies which perfectly complement and reinforce each another.

Our activities1 Urban DesignEuro Immo Star's strong team of urban designers ensures that an

urbanistic plan is created whose main spatial lines make a station's

environs a pleasant and strategic place in the city.

2 FeasibilityThanks to Euro Immo Star's multidisciplinary team, the urban development interventions are directly supported with a technical, financial, commercial and legal feasibility study.

3 ArchitectureThe design of impressive (station) buildings combined with pleasant

public spaces is an important activity for Eurostation. For this,

Eurostation works with both international and in-house architects.

4 EngineeringEurostation has the best experts in the area of stability calculations, HVAC, special technologies, safety and restoration techniques, so that the technical execution of a project is always of the highest quality.

5 ConstructionEurostation's experienced project managers follow all of the construction activities. For example, they take charge of obtaining the environmental and building permits, monitor the tender dossiers, assure the technical and financial follow-up of the construction site, handle the site supervision and safety coordination.

6 Real EstateEuro Immo Star's commercial experts give advice on the ideal mix of retail and commercial spaces in function of the intended market and location. They can then also handle the concessions, the management of buildings and car parks around the station.

7 Project ManagementExcellent project management and a top execution quality are crucial for the implementation of our city renovation projects. Our project managers can thus guarantee a proper planning and administration, quality control and progress monitoring. Often, a railway line still forms a physical barrier between the

districts on either side. Innovative station environs can change

that. Through the contemporary and transparent station buildings

and opening up of the railway infrastructure, the city can continue

growing under the tracks and the districts can merge once more.

Integrated thinking is the future

“Today we travel faster and farther than ever before, but we are encountering increasing difficulty simply getting from home to work. We communicate easily with people on the other side of the world, but often we don't know our neighbours any longer.” By investing in the area around a station, a city encourages sustainable and smooth movements while at the same time (re)activating the social urban fabric. After all, through a lively mix of activities, the renovated station environs become more than ever central meeting places in a city..

The Antwerp Central Railway Station is a beautiful example how an element of our historical heritage can be given a contemporary function.

(Rail) infrastructure, economy, sustainability, urban development and social cohesion all go hand in hand. I put a strong emphasis on multidisciplinarity within my company as well. For example, an interaction between mobility experts, urban designers, (landscape) architects, engineers and other specialists is necessary in order to come up with innovative ideas. Spatial research and the development of an integrated vision are essential for all of the ideas which Euro Immo Star and Eurostation are implementing.

Innovative railway linesFor a long time, rail infrastructure was regarded from a purely

functional perspective. The train had to go from point A to point B.

No account was taken of the impact of these tracks on the surrounding

city or the landscape. As a result, the infrastructure became a

decisive and often negative element in the environment. Belgium

would like to increase its rail capacity, but a lot of projects aren't

getting out of the planning stage. Euro Immo Star is participating in

the search for solutions and is therefore studying an alternative for

where to locate the tracks for the second port expansion, one that

will also immediately give more oxygen to passenger transport around

Antwerp. Euro Immo Star is also studying the upgrading of goods and

passenger transport via the ‘Iron Rhine’. In these studies, the new

infrastructure lines are integrated into the environment in a high-

quality way, so that the interventions don't become ugly scar tissue

around which the city or landscape withers and dies. The strength of

Euro Immo Star is that it combines its technical knowledge concerning

rail infrastructure and stations with an urban development and

landscape approach, so that the limited space available in Belgium

can be used in the most efficient and sustainable way.

Economic nodal pointsThanks to its central location and its human capital, Belgium is the

logistical and economic heart of Europe. To maintain this position, one

must resolutely opt for sustainability and innovation by (among other

things) giving extra stimulus to goods and passenger transport by rail.

Euro Immo Star thus devotes great attention to effi cient transshipment

and transfer zones at the most important economic nodal points.

Green landscapeAn increase in rail capacity (for both goods and passengers) often

means greater pressure on open space, which is very valuable in

Belgium. Euro Immo Star is investigating how these rail capacity

increases can be qualitatively integrated into the environment.

For example, it is perfectly possible to combine tracks in trenches

with green space. While at other places a tunnel is the most

appropriate solution, in vulnerable groundwater areas one will prefer

a track on a landscape bridge.

CityDue to increasing traffi c pressure, the accessibility of our cities

is becoming ever more problematic. It is therefore crucial for

cities to take full advantage of the areas around their stations.

Available space in a city is often limited. In traffi c terms,

Euro Immo Star strives for multiple uses of space, thus leaving

more space in the station environs for complementary city

functions (living, working, shopping and meeting) and allowing

the city to experience as little hindrance as possible from the

infrastructure.

Intensive use of spaceCities and towns have ambition. They want to attract more

inhabitants, more jobs and more culture. At the same time,

cities want to remain accessible and livable, with lots of

greenery and open space. Certainly around a station there

is an ever-increasing demand for such intensive use of

space. An equilibrium between built-up/closed and unbuilt-up/

open space is the answer here. By becoming denser, the

station environs become livelier, since an interesting mix

of travelling, living and working is generated. As a result,

the offer of public transport can increase, which improves

accessibility. Moreover, in such an environment it becomes

interesting to invest in dynamic activities such as theatre

and conference space. Urban condensation doesn't simply

mean built-up space. High-quality public spaces and greenery

also play an important interconnecting role in the urban fabric.

Brussels-SouthBrussels-South is an important stop in the high-speed network.

From Brussels-South one is just 1 stop away from the most

important European cities. Obviously, the station district

is an interesting location for establishing the European

headquarters of international companies.

MechelenMechelen has long been able to benefi t from its central

location in Flanders and a highly developed network of

connecting roads. But, due to the increasing mobility problem,

this enormous advantage threatens to negatively impact the

city's viability. Euro Immo Star is working out a daring master

plan for the station environs. The arrival of the high-speed

line through the Mechelen station was seized as an opportunity

to lay a tangent under this line, which keeps the through car

traffi c out of the station environs. This means that the area

around the station receives some much-needed breathing

room and space is freed up for new developments. Through

opening out the track body and a new and transparent

station building, the city can grow under the tracks towards

these new developments.

TongerenThe Tongeren station environs are being redeveloped

with a view to a better opening up, accessibility and

experience of the public space in and around the station.

The station will become a single recognisable whole on

both sides of the tracks, so that it can actually function

as a gateway to the city. Inspired by the rich history of

Tongeren, the Roman deity Janus - the god of gates

and doorways - stands as the symbol for a new station

building that no longer has a front or a back side, but

forms a face to the two districts on either side of the

train lines.

Scheldt Landscape ParkWhat is the DNA of the Scheldt Valley?Must economics be given priority over nature, or is it the other way around? Can one combine

calm and high-quality living with optimal travelling between home and work? If one approaches

spatial development from just a single perspective, choices indeed have to be made. However,

Euro Immo Star strives for an integrated and future-oriented area development, such as for

the Scheldt Landscape Park as well. The Scheldt Valley requires a comprehensive, long-term

orientation. By cross-fertilising the various spatial layers in the Scheldt landscape, each with its

own qualities and potentials, the DNA of the Scheldt Valley comes into being. Just as with

human DNA, all of these layers play an important role in keeping the valley livable. But there's

more: intervening in a well-considered manner at specific points gives the Scheldt Valley a

stronger identity and lifts the region to a higher (developmental) level.

The Scheldt Landscape Park thus traverses a range of political

themes and administrative borders. In the Scheldt Landscape

Park, these different levels think and work together. After all,

every spatial intervention has an impact which reaches further

than an administrative border.

Station environs always require bespoke workStation projects aren't designed on the basis of off-the-shelf

plans. Obviously there are programme elements which recur

in each case, but every project is and has to be made-to-

measure. Thus one closely examines what the environment

is like, what type of station or infrastructure network is

involved, but the technical conditions are also crucial. In-depth

knowledge of this track-related technicity, stability and other

techniques is absolutely necessary. If a good solution for a

project is to tunnel beneath a city, then this has to be made

technically feasible. If a completely new urban district has to

be built on top of the rail lines, this must be feasible.

But even more important is that the interventions around the

station must ensure that the area recovers its spirit.

Antwerp-Central

With the second station entrance on Kievit Square,

the splendid mother building gains a daughter. This new

full-fl edged station entrance has its own atrium and forms

a contemporary response to the hundred year-old monumental

reception hall on Astrid Square. The renovation of the

Antwerp-Central Railway Station is a beautiful example

of how our historical heritage can and should be restored -

without turning it into a museum. On the contrary, the works

have ensured that the station received a new interconnecting

role within the urban fabric.

Bruges Sint-Michiels

The arrival of the ‘comb building’, an offi ce complex whose name

was borrowed from its form, is a fi ne example of the force of

attraction between the renovated station and its environment. The

area on the other side of the railway line is also being developed in

a high-quality way. The mix of working, living and shopping ensures

that this neighbourhood is once again receiving its own identity.

Brussels Airport

Rapid access by rail is crucial for the development potential

of Brussels Airport. With the Diabolo project, Eurostation

is converting the airport's existing underground terminus

station into a through station.

Via the tunnel under the runway, the station is being

connected to the new Mechelen - Brussels rail line which

is being laid on the central reservation of the E19.

Ghent Sint-Pieters

There's life once again beneath the station tower. A mix

of sustainable projects is reviving the neighbourhood around the

renovated Sint-Pieters Station. For example, a whole new quarter

is being developed in the Koningin Fabiolalaan, just a two-minute

walk from the station. On this site there will be space for stores,

offi ces and residences. The station itself is also receiving

a complete facelift.

A new urban district grows

Hasselt station environs

The area around Hasselt's station used to be called

a ‘black spot’ in the city. Thanks to a series of sustainable

renovation projects, however, this black spot will soon be

turning green. Walking paths surrounded by trees, bushes

and shrubbery create an oasis of calm only fi ve minutes'

walk from the city centre. The construction of the new

Court Building, residential complexes and offi ce buildings

prove that the neglected ground is fruitful once again.

An entirely new, green and pleasant urban district is growing

on this unique spot in the city.

“To bring the judicial system closer to the citizens, it was decided to build a Court Building in the form of a tree. After all, from time immemorial justice had been administered sitting under an old tree.”

A matter of attractive force

Kortrijk

On 27 January 2009, the new entrance of the Kortrijk

station was offi cially inaugurated. It now has a full-fl edged

second station hall in which transparency and openness are

central. The new entrance draws the front and back station

districts towards one another like magnets. This successful

intervention constitutes a fi rst step towards a genuine

revival of the Kortrijk station environs.

What we can learn from spiders?

Moscow

A spider web is one of the most fl exible structures to be found

in nature. The structural threads which run from the outside to

the centre of the web ensure high stability. This stability is also

necessary if a bearing platform has to be built over a wide area

(for example, a track body). How else do you build a complete

new urban district on top of and around tracks? For an answer

to this question, project developer Mirax called on Eurostation.

What kind of structure is necessary to bear the especially high

loads of this urban quarter? What safety measures must be

taken so that this structure can resist derailed trains, fi re and

explosion? How can the vibrations and sound be limited to a

minimum? Here, too, Eurostation accompanied project developer

Mirax in the design phase of its project.

“The station extends its tentacles to all parts of the city.”

Station: The station of Ostend is currently undergoing a thorough

transformation. Port and beach: A multipurpose space between the

station hall and the port ensures an optimal link between train and

boat. Via the Visserskaai, the station of Ostend is directly connected

with the beach. New offi ce developments: The area around a station is

an ideal place for offi ces. Park: An urban square next to the station will

ensure a seamless connection to the green Koningin Maria-Henrikapark.

City centre: The monumental station building functions as a gateway to

the city's commercial centre. Back districts: The redevelopment of the

station gives the districts behind the station new growth possibilities.

For example, a pedestrian bridge over the tracks and a widening of the

street ensure direct access to the area.

Bicycle and commuter parking structure: In the brand-new underground

bicycle park, bicyclists can comfortably and securely leave their bicycles

behind. Solar panels are installed on the roof of the new parking garage

which will provide energy to the adjoining offi ce buildings.

Bus and tram station: Via the adjacent bus station travellers can

smoothly transfer from train to bus and tram.

No life without a heart

Roeselare

The renovated station of Roeselare is the beating heart of

the station neighbourhood. Where the station earlier was an

island unto itself, in the future it will form an integral part

of the city centre and pump new life into the neighbour-

hood. The station will function as the centre of the two

parts of the city and will optimise the relationship between

the two station quarters.

“The signal boxes have high-tech equipment that allows them to remain operational under even the most extreme conditions.”

The main function of a signal box is to control and supervise the

movements of the trains in a region. In order to further optimise

this train traffi c, Infrabel is regrouping and upgrading its signal

boxes. Infrabel called on Eurostation to construct several of these

ultramodern signal boxes.
