1. FINANCE:
Monthly Levy
Levy R1 739.00 effective from 1 March 2019 - 28 Feb 2020.
You are reminded to amend your payment amount to R1 739.00 per month.
The levy is payable in equal monthly instalments due in advance on the 1st day no later than the 7th of
each and every month.
Monthly Levy Statement
Please peruse your monthly statement to ensure that your payments are up to date.
Kindly inform the office before the 9th of the month if you have not received your levy statement.

3. AESTHETICS:
Important guidelines to remember
Existing trees must be preserved as far as possible and may not
be removed without the consent of the AC.
Building designs for a new and /or additions to an existing dwelling must, where possible, take
existing trees into consideration;
Where existing trees are damaged or removed without prior consent from the AC, the owner
will be obliged to replace the tree at his own cost;
The planting of hedgerows is recommended and the planting of indigenous trees and shrubs is
encouraged where possible.
No trees, plants, lawns or pathways planted or developed by the HOA may be damaged or
removed without the permission of the HOA.

RESALE
All Building plans must be up to date before clearance certificate is issued.
If not, the current owner must update the plans. Resubmit it to the AC and
City of Tshwane for final approval.

Festival in the Park
Saturday 23 November 2019...This was quite a celebration! The red & yellow Old fashioned
school bus, "The Big Bertha Party Bus" jolted to a halt. The Comedienne flung the door open
and with a broad smile, yelled “Surprise!” The smell of sweet candy-floss burst into the
air…the kids` party was about to start.
The much-anticipated tasting of the Craft Gin tantalized the senses. The first sip of the pink
G&T tasted clean and sweet like summer berries, with a vibrant hint of botanicals…
Mouthwatering aromas of lamb roasting on the spit made your tummy grumble…. The smell
of freshly brewed coffee wafted into the air. Can you think of a better way to end this year’s
Festival than to indulge in some scrumptious treats?

Gifts & Parcels
Please provide a pass-out letter for all gifts and items.
Alternatively contact the guard room to make an arrangement
that the domestic/gardener/contractor may remove items
from Eldopark.
Your co-operation in this regard will be appreciated.

Tips to secure your home while away on Holiday
Inform your neighbours of your holiday plans so that they can keep an eye on your property.
Cancel newspaper subscriptions for the time you will be away or arrange with a neighbour to
pick these up in your driveway when delivered.
Unplug all unnecessary appliances (except those on timers) to protect your home from an
electrical fire or power surge.
Make arrangements for all your pets to be looked after, or take them to a kennel/pet hotel or
engage a pet-sitter.
Safe-keep your valuables: Lock up jewellery and any other valuables or sensitive documents in
a fire-proof safe.
Make sure all windows and doors are shut and locked before you leave. Not only will you keep
possible intruders or mischief-makers out, but also prevent prowling cats and other animals from
entering your home and also deter rain and wind causing damage.
Have good exterior lighting, preferably on a timer.

Pets
We appeal to all residents, please make sure there is a reliable person that is taking care of your pets
while you are away.
Every pet must wear a collar with a tag indicating the name, telephone number, and address of its
owner.
Security is called repeatedly to catch escaped dogs and take them to their homes. Residents will be
contacted if their dog escapes, so that the resident can notify the housekeeper or pet sitter.
Eldopark does not have facilities to house escaped dogs. Stray pets without identification tags will
be impounded and handed to the SPCA.
Happy Pets At Home
No fireworks are allowed to be discharged.
Failure to comply with the above will result in a
fine/penalty, in terms of the Memorandum of
Incorporation.
Refer to MOI 20.4.11 Letting off fireworks = One month
Levy per offence.

Do you have a Fire Extinguisher in your home?

Make sure everyone in your house knows where the extinguishers are.
Keep them visible at all times with the label facing outward.
Check frequently that the extinguishers aren’t blocked and are easily accessible.
Make sure they’re always in working order.
Here are the five essential places to keep a fire extinguisher in your home:
1. The Kitchen
2. Near Sources of Heat
3. Each floor of your home
4. The Garage
5. The Bedrooms
It’s better to be well-prepared than to be running around looking for an extinguisher in case
of a fire.
