The overall massing is compact and takes advantage of key view opportunities. The roof terrace opens up towards the ocean, while the north side enjoys expansive views over lush green landscape.

The complex is accessed at both ends while a central gate-way provides valet services and access for retail visitors .

CONCEPT

The destination is marked with a striking vertical band which visually connects the office building to the retail and main entrance plaza below. The ribon continuos horizon-tally as it guides ones movement through the retail prom-enade and folds up again leading to the ‘terra cotta jewel box’ and the roof terrace.
