A – Overview - Is there any feature of your work you would like the judges to pay particular attention to. Outline the brief of this project including design criteria and challenges to overcome.
In 2000, His Highness Sheikh Suroor Bin Mohamed Al Nahyan completed his first major mixed-use development, the ‘Abu Dhabi Trade Centre’. The project combined a mall, residences, commercial towers and a hotel. Following the success of this development, His Highness Sheikh Suroor committed to providing Abu Dhabi a new mixed use development which would change the Abu Dhabi skyline forever and create a welcoming environment for people to live, work, stay and dine. This commitment is what we know today as Etihad Towers, Abu Dhabi.
The Objective
Project Brief – Shiekh Suroor’s Projects Department (SSPD)
The primary objective was to facilitate the creative development of a ‘mixed use’ concept design for an area located in the Khalidiyah district of Abu Dhabi. The project had to be iconic in nature and worthy of description as a ‘World Class’ development of the 21st Century, as well as being commercially feasible.
The secondary objective was to appoint an international hotel operator to manage the hotel and the serviced apartments within the project.
The tertiary objective was to resolve the concept design competition and exceed the client’s vision for the project.
At the time of initiating the ‘Request for Proposal’, the design was at the feasibility study stage, with final allocation of space to be determined and advised later. The client had an initial vision for the project that was to include the following facilities:-
• Residential apartments - circa 300 mixed units of- One bedroom approx. 80 sq m- Two bedroom approx. 120 sq m- Three bedroom approx. 200 sq m- Allow for the additional expansion of 300 units
• Business hotel and resort - circa 300 keys• Serviced apartments - circa 200 mixed units
- Studio approx. 40 sq m- One bedroom approx. 80 sq m- Two bedroom approx. 120 sq m- Three bedroom approx. 150 sq m
• Office accommodation of circa 45,000 sq m• Retail shopping ‘Boutique’ as a podium
- Individual retail units with total leasable area of 10,000 sq m- Supermarket with total leasable area of 3,500 sq m
There were no specific building designs at this time and limited engineering had been carried in regards to the immediate infrastructure. Therefore the final scope and delineation of the project design was to remain open to change and definition upon issuance of the decisions following the results of the ‘International Design Competition’.
DESIGN CRITERIA - Sheikh Suroor’s Projects Department (SSPD)
The general design style was to be of modern to post-modern Architecture. The masses of the towers were to be coherent in their position and of an iconic nature. The new architectural masterpiece was expected to make a dramatic change to the existing Abu Dhabi skyline and become a central landmark for the Emirate.
The project was to consider the harsh landscape and local climatic conditions, but deliver an aesthetically striking design that minimised its impact upon the environment.
THE MAIN DESIGN CRITERIA OBJECTIVES WERE AS FOLLOWS:
• To provide a visual and striking landmark for the Emirate of Abu Dhabi.
• To provide a cohesive architectural approach to each component.• To provide an environment that was usable and attractive to tenants
and visitors all year.• To create a location that will be a worldwide destination for
recreation, entertainment, residential and commercial uses.• To create a unique setting promoting a high standard of amenity,
aesthetics, safety and lifestyle.• To set a high standard for quality of design, selection of materials,
and workmanship for all aspects of the architecture, engineering and landscape.
• To reinforce the concept of neighbourhood made up of interconnecting character areas each with their own identity that when combined create a holistic sense of place.
• To capitalise and utilise the proximity of the beach, new beach side developments and its proximity to Abu Dhabi city.
• To provide an environment that is responsive to and takes into account the local climate providing a level of protection and comfort to end users.
• To create an efficient transportation infrastructure system whilst creating a pedestrian and disabled friendly development with safe and protected network of walking routes.
The Response
DBI Design Conceptual Framework - Etihad is Arabic for “Unity”.
The consultancy for Etihad Towers was awarded to DBI Design in 2005 following an invitation-only ‘International Design Competition’ for a development that would be emblematic of Abu Dhabi. DBI’s design proposal was selected for its resolution of the highly complex and interconnected programmatic brief, and its response to the competition’s objective of creating a significant visual landmark at the end of Abu Dhabi’s Corniche without direct aesthetic precedent.
Devoid of the obvious signifiers of scale of occupation, such as window openings, the complex presents as a scaleless enigmatic sculptural
object. It draws on a number of references in its formalist composition. Multiple precursors allow for multiple readings of the final building. From various directions the complex can clearly be understood as referencing an opening blossom, billowing sail, fleet of vessels, traditional sword and a pearl shell. The multiple references and multiple forms are drawn together in a single composition which can be seen as an allusion to the unity of the United Arab Emirates and its capital city Abu Dhabi.
DBI Design Project Description
Etihad Towers consists of 5 towers and a 6 integrating level podiums with 4 levels of basement parking. The tallest tower reaches over 310 metres with 74 occupational levels.
Towers 2, 4 and 5 885 residential apartments consisting 1,2,3 and 4 bedrooms with 7 luxury penthouses
Tower 1 382 room hotel with 199 additional serviced apartments
Conference Centre 14 mixed area meeting rooms with an 1,800 sq m ballroom
Tower 3 Offices - 45,000 sq m leasable area from 2nd to 52nd flo
Luxury Retail Boutique 38 units and 1 supermarket
4 levels of parking 3,000 spaces
Following appointment, the consultant team worked closely with SSPD technical team to refine and evaluate all areas of the brief with the stated objective of producing one of the finest buildings in Abu Dhabi and one that is an optimistic expression of a national ambition.
The Team
The vision of His Highness Sheikh Suroor was such that the development should be able to compete with any mixed-use development on a global scale, in terms of design, build quality and the final asset performance. To meet this vision it was essential for the developer, Sheikh Suroor’s Projects Department, to put in place a world class team of market leaders who could help deliver the project and meet the highest of expectations. As such, Contractor - ACC, Project Manager - Hill International and Engineering – AECOM, were brought on board to compliment the skills of DBI Design and SSPD.

B1 – Why should buyers invest in this project?
The 885 residential apartments at Etihad Towers are available to lease, they are not available for purchase by investors. The entire development is to be retained by the owner, His Highness Sheikh Suroor bin Mohammed Al Nahyan. A clear strategy has been put in place to retain full ownership of the entire project (unlike many other major mixed-use projects in the Middle East) to ensure one owner and one management team is fully dedicated to the interests of the tenants.
The highly specified apartments offer tenants sophisticated, contemporary and cosmopolitan urban living with unrivalled views over Emirates Palace, the Corniche and Arabian Sea. Given the wide range of unit types (1, 2, 3, 4 & 5 bedroom apartments/penthouses) the three towers have attracted a diverse range of local, regional and international tenants, from young professionals, senior executives and many families. This has created a unique international community with much vibrancy, complementing the retail, hotel and office components.

5th Annual Corporate Compliance ConferenceThe Mubadala Compliance Office hosted its 5th Annual Corporate Compliance Conference on 19 November, 2015 attended by over 50 Compliance Representatives from across the Mubadala Group. This year, the Conference focused on the importance of an effective compliance program, and Nizar Luqman, Mubadala Group Head of Emiratization, opened the Conference by speaking to the role culture plays in driving both organizational and employee behavior.
Setting the culture for an effective compliance program comes from the tone and demonstrated commitment from leadership. Dr. Marc Harrison, former CEO of Cleveland Clinic Abu Dhabi and now Chief of International Business Development for Cleveland Clinic, spoke about the impact of ethical behavior on

The Conference also featured keynote speakers Imelda Dunlop (Executive Director of the Pearl Initiative) and Wendy Addison (Author of Giraffe Heroes); both speakers emphasized the importance of business ethics, compliance and governance, as well as employee responsibility for driving ethical behavior by taking personal ownership and accountability.
The Conference included an interactive fun workshop through the Compliance X Factor Game, which provided judgment-based training in a competitive environment to raise awareness and understanding of key compliance issues.

Sapa Visit to Mubadala and Emirates Global Aluminum (EGA) to Mubadala and Emirates Global Aluminum (EGA)
On 3 November 2015, the Mubadala Compliance
Office hosted a senior delegation from Sapa,
a world leader in aluminum solutions and a major
strategic client of EGA. Sapa is a 50/50 joint
venture between Orkla Group and Norsk Hydro
headquartered in Oslo, with 23,500 employees in
more than 40 countries.
The purpose of the Sapa visit was a business partner
due diligence exercise focusing on Mubadala and
EGA compliance, ethics, sustainability, and health
and safety. Amongst others, the Sapa delegation
included Agata Butterweck, Chief Compliance
Officer, and Susanne Rothstein, Vice President,
Corporate Social Responsibility.
In preparation for the visit, the Compliance Office
partnered with key Mubadala functions, including
Human Capital and Group Communications,
to set out the Mubadala Group vision and strategy,
culminating in a detailed walk-through of the
Mubadala Group Compliance Program and a tour
of the Mubadala offices. The Sapa delegation spent
the next two days at EGA.
The Sapa visit is a reflection of a global trend
of increasingly more sophisticated and detailed
supplier due diligence requirements. To ensure
that our supply chain understands and follows
our principles of business conduct, the Mubadala
Compliance Office will soon be launching a
Mubadala Group Supplier Code of Conduct. The
Code sets out our principles and expectations
as to how organizations who supply goods and
services to the Mubadala Group are committed
to conducting business in an ethical, legal,

5 THINGS TO CONSIDER
WHEN IT COMES TO CONFLICTS OF INTEREST
The Mubadala Group adopted its Conflicts of
Interest policy in November 2014, and the
Compliance Office engaged in an extensive rollout
of the policy throughout 2015. We conducted
approximately 80 interactive training sessions
across the Mubadala Group to raise awareness
about the policy and provide guidance about
disclosure requirements.
At least one training was held for every Mubadala
Unit and Asset, and some of the larger Assets
received up to six training sessions. Members of
the Compliance Office travelled to deliver training
at some of our international assets in Switzerland,
Thailand, Malaysia, Indonesia, and South Africa.
We are proud to note that the feedback on the
training has been very positive. Multiple employees
have relayed that the Conflicts of Interest policy
training was “the best training they have ever
received”. We have witnessed a corresponding
increase in the number of Conflicts of Interest
disclosures, up 140% over last year. This upturn
is a testament to the increased awareness brought
about by the trainings.
We would like to thank all our CCC Representatives
for their support in arranging these sessions, and
in some cases even delivering them. And we look
forward to further raising awareness of the policy
in 2016.

These are awarded to individuals or groups who have demonstrated and promoted a proactive approach to compliance and integrity in their daily activities, or provide support to the business to promote a better understanding of risk, compliance and business ethics. The 2015 Award winners were:

The following guidelines apply to the 3D brandmark required for the digital brandmark usage.
DepthTo the depth of the brandmark must be 0.5X. X being the width of one of the legs of the ‘M’ icon.
BevelThere is a bevel on both the ‘M’ icon and the wordmark, the height of the bevel on the ‘M’ icon must be 0.1X at a 45° angle,and the height of the bevel on the wordmark must be 0.06X at a 45° angle.
Materials finishBoth the ‘M’ icon and the word mark should have a metallic finish as detailed below.The materials finish for the ‘M’ icon should replicate the gold Pantone 872C colour with a satin/semi gloss finish on the face of the ‘M’ icon. The extruded sides of the ‘M’ icon colour must also be gold Pantone 872C, however a gloss finish should be applied to this area.
The wordmark should be finished to the black Pantone 4C colour. The face of the lettering should be satin/semi gloss finish. The extruded edges should be a gloss finish.
BackgroundThe brandmark should where possible be represented on a white or light tone background.
The brandmark should only be reproduced from the master artwork.

These are the elements that make up our brandmark.
1) ‘M’ iconOther than the approach to the sub brands where the ‘M’ icon uses various forms of integration, the ‘M’ icon shape and colour cannot be altered in any way. In print and digital, the ‘M’ icon is primarily represented by the golden gradient.
In certain print applications where it is possible, the ‘M’ icon can be produced as a single colour gold or a gold foil. Please see the guidelines for applications such as stationery for more details.
2) WordmarkThe wordmark has been custom designed for Majid Al Futtaim and should never be recreated or altered. Its colour is always Pantone Black 4C unless reversing out of the primary colours as indicated in point 4) or when reversed out of one of the secondary colours (covered in colour use).
3) Colour use: Positive version This is one of two primary colour usages for the brandmark. It is not permissible to use the logo on any light coloured background that is more that 5% off white in tone or colour.
4) Colour use: Negative versionThe brandmark can be used in the negative form by printing the gold icon on corporate Pantone Black 4 C. In this case, the wordmark is used as white reversed out on various corporate and business unit colours.

1) Primary colour palette The Majid Al Futtaim colours are shown on the left.
The size of the colour bands on the left is an indication of the balance of colour use on any application. You can see this being applied in the example applications that follow in this guideline.
2) Secondary colour palette The secondary colour palette has been created to supplement the primary colour palette and create depth, highlight or the presentation of a topic (for example green for environmental sustainability). There are several examples of the use of the secondary colour palette in the applications that follow and as you will see their use is generally sparing. Only applications such as the outdoor banners utilise a full-colour background. For print and digital applications, the colours are used minimally and to support content or for functional reasons such as information highlighting or differentiation. These are the only colours permissible.
