Facilities Manager/Office Services Manager Oracle Lease Portfolio management for two sites in Austin, Texas for over 120,000 rentable square feet with over 10,000 square feet of Data Center Space in 2 separate facilities in Austin, TX. Shortly after the Sun Microsystems acquisition, Oracle’s challenge was to maintain a facility in a triple net lease with building systems over 10 years old and in disrepair. The facilities staffs at both locations were for the most part new and inexperienced.

Monitor office expenses and review against monthly expense transaction detail report; notify facility director of any discrepancies.

Initiate and produce the property budget planning process and stay within established PO budget during the fiscal year.

Provide timely and comprehensive monthly report detailing personnel, real estate and other transaction activities.

Obtain vendor price quotes, prepare purchase requisitions with accompanying justification via web, obtain vendor statements

of work, arrange for new vendor setup, prepare check requests and route requests to appropriate management level for

approval.

Work with Operations and Purchasing, as needed to establish and maintain annual service contracts for office equipment,

janitorial, carpet cleaning and supplemental HVAC units in accordance with purchasing policies. Make purchase

recommendations to replace or retire office equipment.

Monitor vendor payment status to ensure purchase orders are not over-billed and vendors receive timely payment to avoid

disruption in service.

Coordinate all maintenance agreement schedules, renewals, payments and site visits per contractual stipulations in

spreadsheet format.

Educate employees regarding building and general office emergency procedures; set up CPR training.

Sr. Property/Assets Manager … National Job Corps Data Center (JCDC)

Administered operations ensuring integrity and functionality of 40,000 + square-foot facility supported by team of service providers. Facility houses entire Data Center communications network including internet access, VoIP phone service, network security, software development, and sight location infrastructure systems; provides help desk 1-800 numbers for over 20,000 users.

Accountable for comprehensive development, guidance, management and maintenance of property management system.

Developed strategic deployment of assets and IT resources throughout the organization.

Led development of 3 warehouses (with $28 million in assets, materials and supplies) requiring identification, organization,

and storage of property stockpiled; included creation of policies and procedures bringing Property Management Office into

compliance with DOL/ETA Federal property guidelines; eliminated overspending of products purchased to resolve daily

operational issues.
