The basic economics of any market is driven by the interaction between supply and demand and the housing market is no different. In current conditions, where prices have generally fallen, supply is being restricted by home owner’s reluctance to place their properties for sale. At the same time, however, demand has
picked up as mortgage providers attempt to increase the amount of liquidity in the home loans market and buyers are being encouraged by the stabilisation of house prices. The combination of renewed demand and restricted supply is unsurprisingly putting upward pressure on house prices. This is supported by recent figures provided by Nationwide Building Society reporting the fifth consecutive month of house price increases.
Furthermore, Britain’s largest bank, HSBC, has promised to lend an extra £500 million to homebuyers applying for 90% loan to value mortgages. This decision is clear evidence that the UK’s largest mortgage lender is confident that house prices are unlikely to fall any further. We have been waiting months for some tangible proof of liquidity in the credit markets and this could well be what we have been looking for.
In order for a degree of normality to return to transaction levels, more people need to be prepared to take the plunge and place their properties on the sales market. Taking into account the current market conditions, vendors may be pleasantly surprised with the achievable price of their property. For those who have waited patiently for brighter times in the residential property market, the waiting might finally be over.
Over the last few months, we have seen buyers competing against each other and vendors receiving multiple offers from a number of potential buyers. Achieving the asking price for a desirable property is suddenly not such a distant memory. We recently placed a penthouse apartment in Medland House, overlooking Limehouse marina, on the sales market and received so much interest in the property that the asking price was achieved within the first week of marketing. This is becoming common place for desirable properties in prime London locations.
Buyers are now founding themselves in a competitive market where properties are selling quickly and achieving far better prices than at any point in the last two years. Take advantage of the situation...

What never fails to surprise me with the Canary Wharf property market is how quickly the tide can turn. In early summer we were experiencing a glut of properties available for rent and a worryingly low number of tenants looking. In the space of a few weeks the tide had completely turned and we were experiencing a high
number of new applicants and a fast diminishing supply of property.
The summer came and we saw the completion of The Icon (now Ability Place) and the long awaited Pan Peninsula. The completion of these two major developments still fails to satisfy the raging demand for good quality apartments within walking distance of Canary Wharf.
The main problem is that despite the buildings being completed, the sale of have not. Investors have been caught out by the sudden fall in prices combined with a similarly sudden tightening of finance available to buy-to-let investors. Many of the apartments have gone back to the developer to be resold or held until the market shows signs of a sustained recovery. This has created pent up demand and helped maintain rental prices for prime apartments.
Tenants now have to move very quickly to secure good quality apartments in Canary Wharf. There are still a few apartments available at Ability Place and Pan Peninsula but they are being snapped up very quickly. Ability Place is proving popular due to its superior gym and more spacious apartments and, being situated at 39 Millharbour Road it is a little further to walk to Canary Wharf than Pan Peninsula but prices also reflect this.
Pan Peninsula is still “The Place to Live” at the moment with its’ Resident’s Cinema, Roof top bar, Six Senses Spa and close proximity to Canary Wharf. Hot on the heels of these new developments though is The Landmark (further down Marsh Wall and very close to the Riverside South Office complex) with completions beginning next month.
We have seen increased activity on the sales side, with many more viewings being booked compared to this time last year. Buyers are still finding it difficult to raise a sufficient deposit and lenders are still making it very difficult to get competitive finance. However, the signs are positive and we expect activity and prices to stabilise and improve over the coming months.

It is hard to believe that we have been dealing with HIPS for more than two years and yet the debate as to their usefulness and achievements rages on. We are all familiar with
the theory of the HIP: Buyers can see important information about the property they are interested in purchasing at the start of the process; it’s free of charge; matters can proceed quickly; and the rationale is that there are fewer chances of a buyer becoming aware of any ‘deal breaking’ surprises at the eleventh hour of a transaction.
I am not sure that anyone could fault this theory – a way to speed up the conveyancing process is good news to all concerned. In the difficult property market it makes perfect sense for buyers and sellers to be able to proceed quickly. The problem is that, in reality, the present system does not provide the means to this end.
Whilst I cannot comment on the number of potential transactions that fall through during estate agents negotiations and the part played by the HIP in such matters, I can safely say in my experience as a solicitor, that I have not had any transaction fall through as a result of the documentation contained within a HIP! I have however had clients who are ready to market their properties for sale, having to delay marketing as a result of a missing Energy Performance Certificate “EPC”, which is now a compulsory component of the HIP from the first day of marketing.
This coupled with the fact that I have not once been asked by a client to see a copy of an EPC seems at odds with the very purpose of the HIP.
I would usually expect to see a HIP at the outset of my instructions and I agree, it is helpful to see a copy of the title to the property and a copy of the lease where applicable at this stage. However, that is usually where the helpfulness ends.
Invariably the HIP contains a personal local authority search, (a search undertaken by agents who manually search the records that the local authority makes available). The result, therefore and our ability as specialist conveyancing solicitors to rely upon it, depends upon the quality of the personal search company used and the willingness of the local authority to allow such agents to provided HIP compliant searches by allowing full access to its data. Unfortunately these searches are often out of date by the time the property is eventually sold (especially of late) and can be very restrictive in nature. Not all banks will accept the search result and additional enquiries often need to be raised upon the content of the search and therefore we regularly find ourselves instructing an official search of the same property, at the cost, this time of the Buyers (as a personal restricted search can still be HIP compliant) and duplicating time costs and effort. This is surely a flaw in the system?
It is my experience when dealing with the legal aspects of residential transactions that the vast majority of the time in processing the documents in readiness for exchange of contract is as a result of requesting further documentation that is not contained or required as a compliant part of the HIP. I am referring to copies of planning consents, copies of title documents referred to in the registers of the properties, surveys, mortgage instructions and specifically on the sales of flats replies to service charge enquiries that are produced by the managing agents of the block. It is also my experience that this is where the matters are unearthed that cause transactions to fall through.
We do not believe that any seller would want to provide a HIP that is of no use to buyers because of the lack of information within it and fully advocate the production of an official search within the HIPs that we provide. We endeavour to pre-empt a Buyer’s solicitor’s enquiries upon the property and thus truly expedite an exchange. For all of their faults, it looks as if HIPs are here to stay so let us at least try and provide the best that we can for everyone concerned! n

Wandering around The Grove Hotel, you might be forgiven for thinking you were in an art gallery, rather than a country hotel. Sculpture, installation art,
paintings and painfully stylish interior design make this hotel one of the coolest settings in which to be, and be seen. Quintessential British design with a (rather dramatic) twist, Hulbert has given these conventional spaces more than one identity; and one far more relevant to the twenty-first century.
When did you decide to become a designer?I knew at school I wanted to be a designer. I
was interested in almost anything creative but particularly in three-dimensional design, which could encompass many different things. I did a university degree in Spatial Design, including theatre set design as well as interiors.
Which has been your favourite project so far?My favourite project is usually the one I’m
working on at that moment. I’ve been very lucky that way
What is your ultimate career ambition?In many respects, I have already achieved
my ambition. However one current project involves designing the gardens as well as the interiors for a large estate in Tuscany. Gardening is a passion of mine.
How do you find designing for a hotel different from interior design in homes, offices or restaurants?
Hotels have to be extremely practical and designed with longevity built in, while offering high levels of comfort and quality. These days they also have to be far-reaching in their design, and appeal to a wide range of people. Private homes can be more personal. They can reflect the personalities of those who live in them.
How do you come up with an interesting and unusual design concept for a hotel – a space which has to please a large number of guests?
The first thing to do is to establish the essence of a design brief with the client. It is important to understand the type of people the hotel is aiming to attract. Putting yourself in the guests’ shoes and understanding their

needs is essential. I also take account of the location of the hotel and the nature of nearby businesses and other hotels. The overall concept can come from anywhere. It stems from what a guest would feel in that space.
What are you most proud of in your career so far?
I’m proudest of The Grove. It stretched my imagination. It has given credibility and recognition to my approach to design and my design skills.
Who or what is your inspiration?I take inspiration from all sorts of things.
It is very difficult to pin down. It could come, for instance, from new art or contemporary fashion or a recent trip overseas.
Do you think you’ll ever run out of new ideas?No. I think I might run out of time first...
When you started work on The Grove, what was your design brief and how did you work into it?
My brief was to create an interior that was inspiring and far-reaching but did not alienate. It was to provide a quintessentially country house feel, reinterpreted in a contemporary twenty-first century way.
Why is art important in hotels?Art is a method of reaching out to people. It
can challenge and give a sense of place. It can also provide a sense of humour.
How do you choose art for hotels? What makes a good piece for an environment like that?
Two examples; at the Athenaeum Hotel, I commissioned Ricardo Cinalli to create in the lobby a painting of roses and briars on layers of plexiglass. The inspiration behind it was in wanting to use an iconic flower that represented British-ness to connect the sense of place of the interior with the open space of Green Park outside. And at The Grove, I chose a giant photograph of a giraffe for a staircase as a way of playing with scale and humour, both at the same time.
Can you talk us through your use of installation art at The Grove? Why did you choose these pieces and how are they effective in their chosen spaces?
The Naked Gardener installation at The Grove reflects a relationship to the gardens outside, while also providing a sense of humour. This use of wit can help to bring people together. I remember observing the chairman of a large multi-national corporation watching the video with junior managers and all of them together bursting out laughing.
Are there any unusual or unique pieces in your hotels, or objects with a bit of a story behind them?
I spent several years thinking about and collecting the pieces for The Grove. I bought the pieces of glass from an antique dealer in L’isle sur la Sorgue in Provence. Apparently the original chandelier hung behind a Ferrari in a Milan car showroom. Almost all the pieces have a story to tell. The reason for the horse sculpture in the lobby, for example, lies in the fact that the painter Stubbs used to do paintings of horses in the grounds of The Grove.

Docklands is now one of the Capital’s most vibrant areas. It is home to a thriving, diverse community and a base for some of the largest

This decision is well justified as, 27 years on, Alexander JLO remains Docklands’ longest established law firm. The original partners have now been joined by a team of more than forty dedicated solicitors, paralegals and assistants and have clients ranging from individuals to major PLCs. Although Alexander JLO undertakes all aspects of legal practice, its strength lies in the property world. The firm’s thriving property department is based not only in Docklands but also in two other offices in East London. Working for both private and corporate clients, the property team deals with all types of residential
and commercial property, including a specialised ‘new build’ department, which concentrates solely on the fast-growing number of new developments continuing to spring up in Docklands and beyond. This department not only represents developers but also investors and owner-occupiers. Over the years, the reputation of the property department has led it to become a firm favourite among local estate agents and its members are, more often than not, the recommended solicitors of choice.
Despite its longevity, the firm has always remained at the forefront of the legal profession and prides itself on its forward-thinking approach. It led the way in the introduction of the Home Information Pack (HIP) and is now the preferred HIP provider for countless estate agents across London. With over fifty HIPs completed weekly, the firm has developed its own efficient, streamlined system to help relieve some of the stress of buying and selling a home. This progressive approach means homeowners can be provided with a HIP within hours of instruction.
Alexander JLO continues to pride itself on the high calibre of its staff. All partners were City trained before making the decision to move to Docklands and
the firm adopts a policy of ongoing training and education for all.
Jeremy Lewis who heads up the Property Department at its Docklands office is particularly proud of the successes enjoyed by the Docklands office over the years. “I left Beachcrofts with our senior partner Peter Johnson (from Herbert Smith) to set up the first law firm in Docklands. And now, after many years of doubting whether the area would really take off, our nearest legal neighbours are two of the most prestigious law firms in the world!”
