With the aim tobring world-classinfrastructure tothe city of Luc-know, when the

dream for getting the metro wasconceived and the announce-ment was made by Uttar PradeshChief Minister, everyone waselated. By going by the past repu-tation of the other governmentprojects, many residents werecynical about the real work start-ing on the project. But, now withsome signs of work getting un-derway, the residents of the cityare now hoping that Lucknowwill soon be able to have a world-class mass rapid transit systemthat will convenient, safe, fast,reliable and cost-effective. For

the seamless execution of theproject the Lucknow Metro RailCorporation Limited has beenworking tirelessly to meet thestipulated deadline of early 2017.

As part of the first phase Luc-know Metro Rail Project hasplanned to include two corridors;North-South and East-West; andthe Gomti Nagar link. The con-struction cost of the project hasbeen estimated at over `7,000crore.

The North-South corridor wasto connect Amausi airport toMunshipulia and cover a dis-tance of 23 km, including 14.87km elevated, 1 km ramp and 7.2km underground. This corridorwill have a total 22 stations in-cluding 18 overhead and 4 under-ground. The elevated stationswould have included the Airportterminal, Amausi, Transport Na-

gar, Krishna Nagar, Singaar Na-gar, Alambagh, Alambagh ISBT.This shall be followed by an un-derground section that will in-clude Hussain Ganj, Sachivalaya

(Uttar Pradesh Secretariat),Hazratganj, KD Singh Babu Sta-dium. Here after, the track willbe elevated again, stations in the

sequence are Dalibagh crossing,Lucknow University, IT

College, Mahanagar,Badshahnagar,

Lekhraj Market,RamsagarMishra Nagar,Indira Nagarand a new ter-minus MunshiPulia.

link, the train com-ing from the airport ter-

minal will be diverted to-wards Gomti Nagar at the IndiraNagar trisection Polytechniccrossing along an elevated route.The planned stations are IndiraNagar Trisection, West End Mall[Waves Multiplex], Gomti Nagarand Patrakarpuram.

The East-West corridor hasbeen planned to connect theLucknow Railway Station atCharbagh to Vasant Kunj onHardoi Road and have a totallength of 11 km, including 4.29km elevated, 0.5 km ramp and 6.3km underground. This corridorwill have 12 stations including

seven underground and fiveoverhead. The stations at Luc-know Railway Station(Charbagh), Gautam BuddhaMarg, Aminabad, Pandeyganj,Chattrapati Shahuji MaharajMedical University (King GeorgeMedical University) and Niwaz-ganj were to be below ground lev-el, and an elevated section for theThakurganj, Balaganj, Sarfaraz-ganj, Moosabagh and the VasantKunj terminal stations.

Taking a bout the project asenior Lucknow Metro Rail Cor-poration Limited official said,"The spade working for the con-struction is already on and verysoon a lot of on ground construc-tion work will be visible to theresidents of the city. Once inplace, the metro will prove to beboon for the residents of the cityand also improve quality of life."

With the construction of themetro getting underway, real es-tate in the area too, has startedwitnessing growth. Demand forproperty is rocketing even asmany real estate players are of-fering and launching severalprojects in the area offeringthousands of units.

With affordability being a con-stant and connectivity expectedto get better in the days to come,the property prices in the areaare witnessing an upward swing.

Real estate players and mar-ket experts say that prices in thearea are set to increase as theproject nears completion andgets functional. Prices in thearea increased from Rs 2,200per sq ft to Rs 2,800 per sq ft inthe recent past in many areas.Currently, the rates are in therange of Rs 2,800-6,900 per sq ftdepending on the project andthe areas along the metrostretch.

Market watchers are also ex-pecting the area to see a 20-30%rise by the time the new link isfunctional.

NEW CIRCLE RATES COMEINTO EFFECTAs per the revised circle rates, released bythe Lucknow district administration, thebasic value of the non-agricultural land(on a road whose width is less than 9 me-tres) on Sapru Marg will ebe is Rs 34,500.Interestingly, Ahmamau (which coversMRGF, Omaxe City, Ansal and Sushant GolfCity), the revised circle rate is Rs 17,000.

20% relaxation has been allowed in com-mercial properties covering up to 50-70square metre, and 30% relaxation, forarea more than 70 square metre.
