That I, LEAH TABAC, of legal age, Filipino, married to JOHN ALEX TAGUIAM and a resident of San Agustin, Isabela, Philippines, am the absolute owner of a parcel of land situated in Rumang-ay, Echague, Isabela and registered under my name as evidenced by Katibayan ng Orihinal na Titulo (KOT) Blg. OSC-1989 by the Registry of Deeds of Santiago City, which property is more particularly described as follows:

“Lot No. 5, Ccs-(af)-02-000260-D Equivalent to lot 5076, Cad-210 Portion of lot 5076, Cad 210. Beginning at a point marked “1” of lot 5, Ccs-(af)-02-000260-D, being N. 87 deg. 54’ W., 520.38 m. from BLLM, # 31, Cad 210.

That for and in consideration of the sum of NINE FIFTY FIVE THOUSAND (Php955,000.00) PESOS ONLY, Philippine Currency, receipt of which in full is hereby acknowledged, I hereby SELL, TRANSFER, and CONVEY to TIMOTHY JAMES BALTAZAR, of legal age, Filipino, married and resident of Jones, Isabela, Philippines, his heirs, successors, and assigns.
