Jimmy Buffett Announces Second Location For Margaritaville Adult Communities As Hilton Head, SC

The golden years just keep looking brighter with news that Jimmy Buffett is planning to break ground on a second location in his recently announced string of luxurious Margaritaville active adult communities, the first of which is currently being built in Daytona Beach, Florida. Latitude Margaritaville Hilton Head in South Carolina will feature 3,000-plus homes with a wide range of home designs and floor plans starting in the low $200’s.

Those “55 and better” will be able to move into this paradise where the party never stops and ‘growing old-er, but not up’ is encouraged by the end of next year. Development will begin immediately with a sales cen-ter set to open early-2018. Furnished models are pro-jected to be ready by mid-2018.

The community, which will be influenced by the spec-tacular South Carolina setting and charming classic coastal architecture, will sit on 2,739 acres and include a 72-acre site for a 290,000-square foot Margarita-ville-inspired festive retail center. Located on High-way 278, two-and-a-half miles east of I-95 in the city of Hardeeville, South Carolina, this second location is close to the historic cities of Savannah, GA, and Charleston, SC.

Developer Minto Communities and Margaritaville Holdings, the global lifestyle brand inspired by Jimmy Buffett, have teamed up on Latitude Margaritaville. Minto Senior Vice President William Bullock ex-plained how they decide where to break ground. “We use consumer preference data to site our locations. Florida and the Carolinas are always top of the list. Daytona and Hilton Head have the specifics our active adult buyers are seeking.”

Preferences include temperate climate, coastal loca-tions, easy access to the interstate highway, I-95 in both cases, access to medical services, places of high-

er education for ongoing enrichment and, of course, locations close to shopping, entertainment and con-veniences. Also on the want-list for potential buyers, proximity to metropolitan areas such as Orlando and Jacksonville (Daytona), Savannah and Charleston (Hilton Head), as well as access to airports nearby.

Per Bullock, the amenities in each Latitude Margari-taville location will be on par with the world’s finest luxury resorts and will include the immersive Mar-garitaville brand experience. Latitude Margaritaville Hilton Head amenities will include a private, resident only Town Center, resort-style pool, fitness center, social hall, game and hobby rooms, arts and learning programs, indoor and outdoor dining with signature food and beverage concepts, pickleball, tennis courts and more.

“What is unique about the Hilton Head opportunity is the addition of a 72-acre Margaritaville-themed re-tail center that fronts U.S. Highway 278. This will be open to the public and accessible to Latitude residents from within the community via golf cart trails,” added Bullock. “Both of our current Latitude communities are golf cart friendly and promote the use of neigh-borhood electric vehicles (NEVs) as the primary mode

of transportation to your neighbor’s house, the resident town centers or the publicly accessible retail centers.” The center, developed in part-nership with Sutton Holdings, will consist of a Margaritaville signature-concept restaurant, specialty stores, grocery store and entertain-ment venues.

Though each location will have a different over-all cost, Bullock recently described the $1 bil-lion Daytona Beach location as featuring 7,000 two-and-three-bedroom homes and said resi-dents could be moving in by mid-2018.

There were over 10,000 registrants in the first two weeks of offers for the Daytona community and there are more than 70,000 at this point. That branch’s sales center will open in September and model homes are scheduled to open early 2018.

“There’s so much to do in Daytona Beach and Hilton Head and as fun, relaxed beach towns, their personali-ties are a great match with the Margaritaville lifestyle,” said John Cohlan, CEO of Margaritaville.

As for how many communities are planned, both Bull-ock and Cohlan say there is no exact number at this point, but they are looking for new locations. “We are actively involved in additional site selection. Both Margaritaville and Minto are committed to delivering an unmatched lifestyle in the locations most sought out by our customers. With the extraordinary response we’ve seen so far, we are certain there is potential to bring Latitude Margaritaville to countless destinations down the road,” said Cohlan.

This year marks the 40th anniversary of the Margarita-ville state of mind since the 1977 debut of Buffett’s hit song “Margaritaville”. The lyrics serve as the inspira-tion and theme for his Orlando-based global lifestyle brand, Margaritaville Enterprises, which started in 1987 with the opening of the first restaurant location in Key West. The song depicts an idyllic picture-per-fect life in paradise and serves as the basis for much of his vision. The classic tune reached No. 8 on the Bill-

board 100 and has been hailed as one of the most lu-crative songs of all time.

Buffett, 70, was reported to have a net worth of $550 million as of 2016 and was ranked No. 13 on FORBES first-ever list of America’s Wealthiest Celebrities. His 2016 earnings alone total an approximate $40.5 mil-lion. The singer, songwriter, bestselling author and business tycoon has enjoyed huge success with his Margaritaville empire, which includes nine destina-tion resorts in the United States and the Caribbean, four casinos and more than 60 restaurants that include his signature Margaritaville, award-winning JWB Prime Steak & Seafood, 5 o’Clock Somewhere Bar & Grill and LandShark Bar & Grill. More than 15 million people visit a Buffett destination each year. And now, many will be able to call Margaritaville home in Day-tona Beach and Hilton Head.

Security First officially closes on land for new headquarters

Security First is one step closer to starting construction on their new headquarters in Ormond Crossings.by: Jarleene Almenas

Security First officially closed on the property in Ormond Crossings that will become their new headquarters.

The insurance company has signed the paperwork, staying on track to break ground by the end of 2017. Security First continues to aim to have its headquarters completed by January, 2019.

The new headquarters are planned to be a four-story building spanning 133,000 square feet on 48 acres in Ormond Crossings. The building will allow the company to expand and have a total of 750 full-time employees. It will also have various amenities for its employees, including a large cafe, outdoor walking trails and an onsite fitness center.
