The Two Rivers, a mixed use real estate development house in Runda, Nairobi. Is said to be the biggest mall in Kenya
and East Africa. The project is sitting on a 102 acres parcel of land, said to be acquired from the famously known Koinange family in a transaction estimated to be not less than KSh. 1.billion. The development
is located in the so called, diplomatic blue zone and is less than ten minutes’ drive from the UN Complex, the US Embassy and the Canadian Embassy.The project unseated recently launched Garden City mega mall which measures 50,000 metre square, while it measures 62,000 square metre of gross lettable are (GLA). Of the 62,000 square meters of GLA retail tenants, just under 50% are international clients including international supermarket chain, Carrefour hypermarket on 10,000 square feet as the anchor tenant. Carrefour is French origin retailer and second world`s largest retailer after Walmart. The outlet will be the second Carrefour in Africa and the first in the region.Centum Investment’s Two Rivers Development has attracted $155 million (Sh14.3 billion) in new funding, including one of the biggest
equity investments by a Chinese firm, Aviation Industry Corporation of China (Avic).Avic, the main contractor for project, had invested Sh6.4 billion in Two Rivers for a 38.9 per cent stake – valuing the project at about Sh16.6 billion. “The investment by Avic is particularly noteworthy being one of the largest foreign direct investments in this region by a Chinese corporation into a private enterprise,” Centum said in a statement.Centum also disclosed that state-owned investment firm ICDC, which also holds a 23 per cent stake in Centum, had made a Sh462.5 million equity investment while Co-operative Bank had contributed Sh7.2 billion in debt funding for the project. Centum has, in recent years, raised billions of shillings for the Two Rivers and other projects it has undertaken to diversify from

stock market investments. In February 2013 the company raised Sh4.2 billion by issuing a corporate bond and recently opened talks with institutional investors with the aim of raising as much as Sh8 billion through another bond.
“The characteristics of the asset offer an opportunity to design a REIT around it, in turn creating a long term dollar asset which is highly liquid and desirable for institutional investors,” says the report.Two Rivers is expected to generate $25 million (Sh2.3 billion) in annual rental income, representing a yield of around 14 per cent in dollar terms.The firm has a Sh34.5 billion portfolio with real estate accounting for the lion’s share at Sh11.85 billion.
The Two Rivers mall consists of medium density residential homes, a five-star hotel, office blocks and a shopping centre.The project, which is managed by Athena Properties Ltd., will be compliant with international green standards, featuring luxurious residential apartments and low-rise office blocks being built by the China National Aero-Technology International Engineering Corporation (CATIC) and local sub-contractors.

a borrower fails to pay their monthly mortgage payments, they can repossess the property and still get some money back from it when it is sold.There is a good chance you will have to pay for a valuation. Typically, they start from about Tshs 650,000 and can rise to as much as Tshs 2 millions depending on the value of the property. Almost all lenders in Tanzania are not charge for a valuation but they have the list of accredited valuers.
MORTGAGE FACILITATION FEESYou will have to pay your lender a fee for processing your funds for your mortgage. This varies according to the lender, usually facilitation fees can be charged as a percentage of the overall loan and on average the facilitation range from 1 per cent and 2 per cent.
CONVEYANCING FEES/LAWYER FEES To help you through the property buying process you will need to hire a lawyer to handle the legal aspects of the purchase, otherwise known as conveyancing. Their responsibilities usually include drawing up contracts, dealing with Land Registry, sorting out the payment of stamp duty and transferring the payment for your property.Fees for these services vary, but it is advisable to get a quote upfront before the lawyer does any work. Some lawyers
charge by a set amount or calculate their fee as a percentage based on the price of your property.
TRANSFER FEEYour property has to be registered with the Government’s Land Registry department. A small fee is charged, according to the ministry of land and human settlements the transfer fees involve notice of its intention to transfer Tshs 2000 and approval of the transfer application Tshs 5000.
STAMP DUTY FEESStamp duty tax is a tax charged on all purchases of houses, flats, land and buildings in Tanzania, Stamp duty can be a fairly hefty charge, so it’s important to factor it into your budget. The amount of stamp duty buyers pay varies depending on the price of the property. The stamp duty rate in Tanzania is 1 per cent of the gross selling price.

DEPOSIT COSTOne of the biggest costs that you will have to account for is the deposit you will need to pay for your property. Deposits typically range between 10 per cent and 20 per cent. Generally the bigger the deposit you can pay the more likely you are to secure a mortgage with a lower interest rate.
VALUATION COSTIf you are arranging to get a mortgage, the lender will send a valuer to check out the property and make sure it is worth the amount they are lending you. Lenders do this so that in a worst case scenario where

VACANCY RATE the percentage of all units or space that is unoccupied or not rented. On a PRE-FORMA income STATEMENT projected vacancy rate is used to estimate the vacancy allowance, which is deducted from potential GROSS INCOME to derive effective gross income.Example: for the vacancy rate for apartment units in boom city is currently 4.5%. For the Hightower Building, the vacancy rate is 9.5% (of 100,000 square feet of net leasable area, 9.500 square feet are not rented). If this 9.5% vacancy rate is expected to be average through nest year a vacancy allowance of $95,000n (at $10 per square foot) should be deducted from potential rent when projecting income
UNDEREMPLOYMENT a structure or development of lower cost than the highest and best use of the site. Contrast over improvement.Example construction of a $80,000 bungalow on a vacant lot in a neighborhood of $300,000 homes would represent an underemployment of the site.
PLEDGED ACCOUNT MORTGAGE (PAM) a type of home purchase loan under which a sum of cash contributed by the owner is set aside in an account pledged to the lender. The account is drawn down during the initial years of the loan to supplement periodic mortgages payments. The effect is to reduce the payment amounts in early years. See graduated payment mortgage. Compare with collateral. Example: Abel obtain a pledged account mortgage. The loan principal is $40,000 and makes a down payment of $10,000 $5,000 of this amount is put in a pledged account. Abel makes payments based on a mortgage principal of $45.000 but the payments are reduced in the fi rst 3 years by drawing upon the $5,000 pledged account.

At closing Uncas receives a deed but fails to record it at the county court courthouse. When Uncas discovers what has occurred he is forced the sale to Uncas. When Uncas discovers what has occurred he is forced to pursue legal proceedings against Upson for recovery.
