Jason heads for 2020

Thirteen year old Jason

Brewer is one of 17

school students chosen

for the Team GB

Canoeing Talent ID

programme. The

intensive programme

supports potential

Olympic champions.

Jason was ill on the day trials were held at his school. However,

thanks to a 5-week kayaking course held by B3Living and

Holdbrook Youth, Jason’s talent was spotted. Jason’s trial

scores placed him in the top 5% of candidates for the

programme.

Asked how he’s finding the programme, Jason said: “I love it!

The first time I did any water sports was the kayaking course. I

didn’t like capsizing at first, but now I sometimes capsize to

cool off! I remember watching the 2012 Olympics. It’s amazing

to think that could be me in 2020.”

Jason’s mum Rachel, said: “I’m so proud of him! It is incredible

how much his life has changed since starting the programme.”

happy 2014 from all of us at B3Living

Activities included painting, pumpkin carving, an

inflatable water assault course and the opportunity

for those 14+ to take the plunge down the Olympic

rapids.

B3Living’s Community Development Manager, Brian

Cooke, explains: “This event was free to Holdbrook

and Macers residents and provided a positive fun

night. It’s great to be able to offer families a

chance to get together and try something new

and exciting. By working with partners, Halloween

can be a fun night for everyone, instead of an

excuse for antisocial behaviour.”

The event was supported by the Lee Valley White

Water Centre and Broxbourne Council, while

Morrisons Hoddesdon branch provided the

pumpkins.

13-year-old Chloe Sladden Turner was there, she

writes:

B3 Living, or should I say B3 haunting, helped us

celebrate the fright night of the year. This spooky

fantastic organisation kick started the night with

pumpkin carving. This was quite challenging, but

fun to do, all except for pumpkin brains which look

like what a zombie would have for dinner!

If you were the type of ghoul or monster who can’t

sit still there were wet adventure courses and rafting

down the white water of DOOM.

Soon it was time to come back from the dead to

our normal lives, but we all had such a cool time on

Halloween night.

Nothing really spooky or was there?

More treat than trickMore than 60 young people and families took part in a Halloween

event at the Lee Valley Centre.

Blake’sprogressWhen B3Living resident

Blake Collins found himself

unemployed, he came to

B3Living. Blake is now an

HGV driver.

Blake’s partner Katie told us

the story.

“Blake was looking for jobs

every day, but felt like he

was banging his head

against a brick wall. We

both felt like people were

judging us – I hated that

people might think we

didn’t want to work, when

that just wasn’t the case.”

“Then B3Living offered him

funding to get the licence.

We could never have

afforded it ourselves. We

were living on Job Seekers

Allowance - £62 per week.

It’s made such a difference.

“I’m proud of Blake and

he’s proud of himself. He’s

never had any qualifications

and now he’ll always have

his HGV licence. Blake’s a

worker – he wants to do his

Class 1 licence in a year

and then he can be even

more employable. We’re

happy again now. ”

B3Living has given a£1500 bursary to 6ambitious residents thisyear. Here are three oftheir stories.

Kirbie Mennie, left

Kirbie Mennie left home in

September to go to London

Southbank University.

Kirbie's Mum told us: “she is

having a great time and doesn’t

want to come home! It’s a great

opportunity for her.”

Kirbie is studying creative writing.

A student loan is covering the

fees and Kirbie has been

budgeting carefully for food and

bills. She is also applying for part-

time jobs so that she doesn’t

have to rely on Mum for support.

We were impressed by Kirbie’s

determination and have granted

a bursary. This will pay for a

laptop and some of the very

many books she will have to

read. Long-term, Kirbie aims to

write screenplays for film and TV.

She is well on the way and is

already writing her own books.

We will look out for her name!

Emma Walsh, right

Emma Walsh is studying

Psychology at London University’s

Goldsmiths College. Goldsmiths

were impressed by Emma, but

she was concerned about the

cost. She told us: “I knew I

wouldn’t be able to manage,

but didn’t want to lose the

opportunity. I’ve done loads of

different jobs and I know that to

get on I’ve got to get an

education. That’s why I applied

for B3Living’s bursary. I’ll put this

money into a student account so

that I can get a rail card.”

Emma chose Psychology having

had family experience of the

effects of depression and

addiction. She says “I am

concerned with the root cause of

the problem, as well as solutions

and cures. Ultimately I’m aiming

to focus on the connection

between music, our state of

mind, and how our brain works.”

Not her real name! This resident

didn’t want to be identified but

was happy to tell her story.

“At 13 I struggled with school. By

14 I had left. I was married by 19

and had 3 kids by 24.

“My last child was born with

autism. After being his carer for

13 years, I decided I needed an

outlet for myself. I started with an

evening course in interior design

and I enjoyed it so much that I

went on to gain 3 A levels at A*.

B3Living gave me £150 towards

the cost, which was brilliant.

“By then, I knew I could change

mine and my children’s lives if I

carried on in education. I am

now looking to get my Bachelor

of Arts and a good job in an area

I love.

“Going back into education has

been the best decision I have

ever made.”

Keep warm this winter

Look after yourself:

� Clothes – multiple layers of

thin clothing is better than

one thick layer, wear non-slip

shoes or shoes with grips

� Food – try to keep supplies of

basics in case it gets too icy

to go out. Hot food like

In the new year, B3Living will improve the

energy efficiency of another 200 homes. This

looks after property and helps to lower bills.

We will apply insulation board to external walls

and top it with coloured render. We will be

using money raised through the Government’s

green tax on energy bills, called ECO-funding.

The properties in the works programme will

either have solid brick walls or be made of

concrete with no built-in insulation. We will

write and tell you if your home is in the

programme.

Decoratingexperience

B3Living is providing

practical experience to

students from Herts

Regional College (HRC), to

carry out home decoration

for residents.

HRC has been running

decoration courses for students

for some time now, but has not

been able to provide them

with a real-world experience.

We realised we could help

HRC and also benefit some of

our residents.

We have contributed money

and materials to HRC and, with

help from the Residents'

Repairs Panel, we have

identified around 30 residents

who need help to decorate

their homes.

The students will do the work to

a high standard, supervised by

their tutors.

We want this scheme to help

those resident who need it the

most.

We will publish the agreed

eligibility criteria in the next

HOME magazine.

B3Living’s first affordable housing in the

borough of Welwyn Hatfield was

completed this autumn.Mr Fabunmi, a resident at the new

development said: “Thank you

B3Living. You’ve given us a new vision

and joy after we became homeless.

We love our new home! With this new

opportunity my family and I will work

hard to contribute to the community.”

Brendon O’Neill, Managing Director for

Barratt Homes North London, which

built the homes, said: “We immediately

recognised that the key to making the

site work was to partner up with the

right housing association. So a big thank you to Sandra Royer, Steven

Tarry and their teams at B3Living for helping us deliver.”

who took part. Diversity Open Forum

Growing greenA community growing space

has been developed at Fishers Close, Waltham Cross.

Raised growing beds, concrete shed bases and a water harvester

have been finished off with a shed, planting food crops and

sowing wildflowers. B3Living funded the consultation, design and

landscaping of the work. The work itself was carried out by

Groundwork Hertfordshire’s Green Skills project. This provides

horticultural training and experience for volunteers aged 18-24.

Brian Cooke, Community Development Manager for B3 Living,

said: "Working with our residents to make better use of our green

areas is always exciting, but it’s even more so when produce is

grown that residents can harvest. We hope this project sows the

seed for a healthier, vibrant and stronger community – in every

sense."

Keen gardener Kathleen Johnson

and her husband took second

place in the Containers category.

She said: “Every year me and my

neighbours have tubs with flowers

and put up hanging baskets. The

road looks really great as a result.”

We had two great talks at our

last diversity open forum.

Firstly we heard from local

resident and staff member,

Hicham Zouine.

He talked about what it’s like

for him to be Muslim. He told us

how he fasts for Ramadan,

prays five times a day, goes to

the mosque on Fridays and tries

to live a good life. He talked

about the importance of

helping other people and how

he believes people should live

together peacefully.

We also heard from Katherine

Toon of Herts Mind Network.

She talked about services

available to people with

mental health or emotional

difficulties, including courses

and volunteering opportunities.

Herts Mind Network can also

put you in touch with other

people who have experienced

mental health difficulties.

This research is being carried

out by Sue-Jane O’Keefe from

the Council for Voluntary

Service (CVS). You can share

your experiences, good or bad,

Philippines appeal

More than 11 million people

have been affected by the

worst ever tropical storm to

hit land.

Countless people were killed

and survivors have been left

without clean water, food or

shelter. Many more will die as

of Parliament*. They met with MP

Charles Walker and asked

questions ranging from how he

became an MP, to what he

thinks about local housing issues.

Changes for our new tenantsNew tenants coming in to our homes after October are now

charged higher rents than existing tenants. They are also

offered an initial fixed-term 5 year contract.

If you are a tenant who moved into B3Living before October, don’t worry you

won’t be affected.

What is the government doing?The government has said that housing associations, like B3Living, can now

charge two different kinds of rents. These are called ‘Social Rents’ and

‘Affordable Rents’. Most of the rents B3Living currently charges are Social Rents.

Affordable Rents are more expensive than Social Rents. The Government has

given them the name ‘Affordable’ because they are less than average private

rents.

An Affordable Rent can be up to 80% of the average private rent for a similar

property. The government has also said that all new-build properties must have

an Affordable Rent to help pay for the costs.

Social Rent homes Affordable Rent homes

Rent Levels Set according to a Government

formula - typically at less than two

fifths (40%) of local market rents.

Set according to market

conditions - up to four- fifths (80%)

of local market rents.

Length oftenancy

Lifetime tenancies:

Tenants can stay in the properties

for as long as they want providing

they do not break the terms of the

tenancy agreement (which could

lead to eviction).

Tenancies are not for life. They

may be ‘flexible’, which means

they could be renewed. Or they

could be for a fixed term.

What is B3Living doing?We now charge the higher Affordable Rents on new homes, in line with

government rules. We will also charge these Affordable Rents on our existing

homes, when new tenants move in to them. This will help us to raise money to

build more new homes. Our Affordable Rents will be on fixed term tenancies of 5

years. At the end of the 5 years, we will see if the family has grown and offer an

alternative if needed - or we may simply extend the tenancy.

If you were a B3Living tenant before October this year, don’t worry, you won’t be

affected. If you do want to consider moving home please ask for information

about the local choice based lettings scheme.

We know that keeping

you well informed about

our work and how it

affects you and your

home is extremely

important.

That’s why we are taking a closer

look at the way we

communicate with customers, as

well as with our staff and

partners.

We wanted to get an

independent view of how we’re

doing so we asked a company

called Creative Bridge to work

with us. We decided to do this

now because it’s been five years

since we last formally reviewed

our communications. A huge

amount has changed since then,

with so many more people now

surfing the web and using social

media like Twitter.

We’re not just looking at the

internet though. We understand

that traditional ways of

communicating are important to

some of our customers so the

review covers everything from

our website to Home magazine.

To help build a complete picture,

Creative Bridge has been getting

residents’ views by running a

face-to-face focus group and

helping us set up an online

survey.

The review also gave us a great

opportunity to try out a new way

of consulting residents. Telephone

conferences link up to 10 people

at a time by phone and are free

of charge for those taking part –

and an independent person chairs

the whole thing to make sure

everyone can have their say.

Creative Bridge also held two

telephone conferences for a

total of 18 residents who joined in

from the comfort of their own

home.

We’d like to say a big thank you

to all those residents who have

taken the time to give their views.

We’re expecting to get full

feedback in December about

what residents, staff and partners

think, along with

recommendations to help us

improve our communications.

We’ll report back in the New

Year.

Complaints procedureWe want you to tell us if we get something wrong. If you don’t like our response, you can go through

the formal complaints procedure.

If you still don’t like our response, you can take the problem to a ‘designated person’ – an MP, local

councillor or the Tenants’ Complaints Panel. They will help you to sort it out OR they will refer the

matter to the Housing Ombudsman.

You can take the matter to the Ombudsman yourself, but by law you have to wait 8 weeks from

completion of the formal complaints procedure.

1. Plan ahead Have a to do list for everything

you will need from buying

present to preparing

vegetables.

2. Delegate Check the list and cross out

anything that’s neither urgent

nor essential. Look at what’s left

and give someone else

responsibility. For example, the

kids could decorate the tree;

anyone coming for dinner

could bring the mince pies. Your

list will instantly shrink.

3. Write cards Write a list in order of

importance. That way if you run

out of time or cards, it won’t

matter so much. Keep cards

and stamps handy and do a

few at a time.

4. Have a cut-off point Decide now when you will stop

preparing and start enjoying.

Christmas Day...

1. Keep things calm - Playgentle music.

2. Hate cooking? Get as much as possible oven-

ready or prepare weeks in

advance and freeze. Better still,

get someone else to cook!

3. Drink plenty of waterCaffeine and alcohol can add

to your stress levels. Go easy on

both, at least until after the big

meal.

4. Have some escapeplans If it’s all getting a bit much,

don’t start shouting. Pop outside

for a moment. Listen to the

birds. Or go into the bathroom

and breathe deeply for a few

minutes.

5. Develop a laughSomeone being irritating? Just

laugh!

Money matters

A payday loan can seem

like a quick and easy

solution, but debts have to

be repaid.

They can be much higher than

you’d think. For example, if you

are told ‘it’s only 1% per day’, it

sounds low, but it means that on

a £100 loan in 3 months you’ll
