A variety of factors such as rapid population growth, foreign buyers, and an influx of retirees have contributed to a bigger and better housing market. "In my business alone, I have noticed a huge increase in sales over the last year," says Michael Burke, a Realtor specializing in Bonita Springs, Estero & Naples properties. He notes that the increase in activity has shown up in other areas, too: "My website traffic has gone up tenfold from what it was last year." Houses in Southwest Florida are also selling faster, circumventing the long periods of staying on the market that are frustrating sellers in other parts of the country. "Earlier this month, I placed a home on the market and had a contract on it within a week," Burke says. It's no accident that the real estate market in Southwest Florida is doing so well. For one thing, the area is growing by leaps and bounds. The Building Industry Association's (BIA) website "Buy Now in Southwest Florida" (buynowswfla.com) reports that Lee County's population is expected to increase by 40 percent between 2000 and 2010; Collier County's population will increase by 52 percent. Also, Southwest Florida is widely known for being one of the top places in the nation to live. According to Inc.com, Fort Myers is the best mid-size city, while Naples ranks as the fourth best small town nationwide. Florida's real estate market has also benefited from the strengthening of foreign currency in comparison to the American dollar. Foreign buyers can now get more bang for their buck, and as a result many are spending those bucks on property in Southwest Florida. The BIA estimates that on average, foreigners make up about 15 percent of all homeowners in Florida - the highest percentage of any state in the nation. Real estate agents have noticed the trend, as well. "Roughly forty percent of my buyers are from Canada and Europe," Burke says. Of course, not all of Southwest Florida's real estate activity comes from overseas. A popular location for American vacationers and retirees, the area has retained its appeal even while the nation's economists cry wolf. According to the BIA, a combination of affordable housing, lower-than- average cost-of-living, and low interest rates are attracting baby boomers who are planning their retirement. "Close to half of my buyers are baby boomers looking for affordable resort-style retirement," Burke says. "But this is just the tip of the baby boomer iceberg, as many boomers are waiting to sell their property until they feel more confidence in the real estate market." However, Burke notes, this could be a mistake. "Home prices in Southwest Florida are really good right now, but buyers shouldn't expect this to last forever," Burke advises. "As this upward trend in the market continues, prices are going to go back up and there will be fewer selections available. "In my business alone, I havenoticed a huge increase in sales overthe last year," says Michael Burke, aRealtor specializing in BonitaSprings, Estero & Naples properties.He notes that the increase in activityhas shown up in other areas, too:"My website traffic has gone uptenfold from what it was last year."

It's a much different picturerenovating a home now than adecade ago. Fueled by huge gainsin the price of real estate,homeowners a decade ago weretapping home equity with littlecare since prices were expected tokeep climbing, more than coveringthe cost of such improvements. Today, lenders tend to be a lotchoosier about whom they dobusiness with. So beforeconsidering a home renovation, itmakes sense to make sure yourfinancial house is in order:

Start with your creditreport: If you're consideringborrowing, make sure your creditreport and payment records are inthe best possible shape. Start bychecking your credit report -- youhave the right to get all three of

your credit reports - fromExperian, TransUnion andEquifax - once a year for free. Youcan do so by ordering them atwww.annualcreditreport.com, butdo so at staggered timesthroughout the year so you cancatch potential errors in yourreport as they happen. Also, if youneed to clean up any bad behavior- late bills, heavy credit card debt,clean it up before you wander backinto the real estate market.Remember that a bad credit scorecan raise the total cost of yourmortgage.

See what kind of payoffyour chosen renovation willhave: During the housing boom,people thought virtually anyrenovation would offer big returns.That wasn't true then, and it'sparticularly untrue now. Take thetime to figure out whatrenovations have the best chancefor return on investment now - goto Remodeling magazine's annualCost vs. Value report online(http://www.remodeling.hw.net/con t e n t / C v s V / C o s t v s Va l u e -project.asp?articleID=381305§ionID=173) and check 2006 projectcost averages for your region ofthe country. In this market,

renovate because it's going to bringyou comfort or pleasure, notbecause you're expectingimmediate profits.

Know how long you'll needto stick around: When you sell,remember that most marriedcouples can exclude from theirtaxable income up to $500,000 ofgain and most individuals filingsingle or married filing separatelycan exclude up to $250,000. It'srequired that you must haveowned and used your home asyour principal residence for twoout of five years before the sale.The exclusion is generallyapplicable once every two years.However, if you are unable to meetthe two-year ownership and userequirements because of a changein employment, health reasons orunforeseen circumstances, thenyour exclusion may be prorated.

Beware the bump inproperty taxes: The great thingabout a more valuable home is thepotential higher value when yousell. The bad thing is a visit fromthe county assessor - morevaluable property tends to lead tohigher tax assessments. Make sureyou cannot only afford the cost ofrenovation, but what you'll need to

pay higher taxes if your home isreassessed.

Don't forget to deductapplicable sales tax: If sales taxwas imposed on a majorrenovation or if your state orlocality imposes a general sales taxon the sale of a home or the cost ofa substantial addition or majorrenovation, you might be able todeduct it. This alternative isparticularly valuable in low-taxstates, and the sales tax paid on thepurchase of some large itemsincluding the purchase of a homeor major addition can be added tothe table amounts.

Make sure yourrenovation makes your homesalable: A discussion with a realestate agent or someone familiarwith the value of improvementsin your immediate neighborhoodcan tell you what will add tovalue or take it away. Forinstance, a big addition can takeaway from the value of a home ifit's not aesthetically in tune withthe rest of the neighborhood.Obviously, any renovation thatkeeps your house on the marketlonger better be worth it nowbecause it might damage yoursales prospects later.

Grilled Catfish Over Mixed GreensServes 4

4 Catfish Fillets (4-6 oz each)1/4 cup Extra-virgin Olive Oil

1 1/2 tsps Balsamic Vinegar3 tsps Dried Tarragon

1/2 tsp Salt1/2 tsp Freshly Ground Black Pepper4 cups Mixed Salad Greens, washed and dried

4 ounces White Mushrooms, thinly sliced

Heat butter in a large saucepan over medium heat, add garlic and red bell pepper andsauté for 1 minute. Add artichokes and lemon juice. Stir in almonds, salt and pepperand sauté for 3 minutes. Remove from heat and top with parsley. Serve immediately.

*To prepare artichokes, trim outer bottom leaves and stem. Blanch in salted, boilingwater with lemon juice for about 20 minutes, or until tender. Remove from the waterand cool. Remove leaves and reserve for another use. With a spoon, scoop out thehairy choke and reserve the hearts. This may seem like a hassle, but you'll find that interms of flavour and texture, using fresh artichoke hearts instead of canned makes abig difference. If you're in a hurry, though, you can use artichoke bottoms from a can,drained and rinsed.

Serves 62 tbsps Butter

2 cloves Garlic, minced 1 Red Bell Pepper, sliced thinly

5 fresh Artichoke Hearts, cooked*, cleaned* and halved 1 tbsp Fresh Lemon Juice

1/2 cup Roasted Almonds, roughly chopped Salt and pepper to taste

1/4 cup Fresh Flat-leaf Parsley. chopped

Place fillets on a shallow plate. Mix olive oil, vinegar, tarragon, salt andpepper in a small bowl until well blended. Pour two-thirds of the marinadeover the Catfish. Cover with plastic wrap and refrigerate for 30 minutes tomarinate. Reserve the remaining marinade to use as salad dressing.

Prepare a grill or preheat the broiler to 500 degrees F. Place Catfish fillets onan oiled grill rack or broiler pan rack. Grill or broil four inches from the heatsource for two to three minutes on each side or until fish flakes easily.Remove and allow to cool slightly. Serve warm.

Two men, both seriously ill,occupied the same hospital room.

One man was allowed to sit upin his bed for an hour each afternoon tohelp drain the fluid from his lungs. Hisbed was next to the room's onlywindow.

peacefully in his sleep. She wassaddened and called the hospitalattendants to take the body away.

As soon as it seemedappropriate, the other man asked if hecould be moved next to the window.The nurse was happy to make theswitch, and after making sure he wascomfortable, she left him alone.

Slowly, painfully, he proppedhimself up on one elbow to take hisfirst look at the real world outside. Hestrained to slowly turn to look out thewindow besides the bed.

It faced a blank wall.The man asked the nurse what

could have compelled his deceasedroommate who had described suchwonderful things outside this window.

Kindergarten?(NUI) – Summer should be a timefor relaxing together with thefamily. But for many parents, itcan be a time of panic and anxietyas they struggle with the decisionto enroll their children inkindergarten.

As a kindergarten teachersince 1996 and an eHow.comexpert, I have worked with manyfamilies to help them navigate thisvery personal decision. Sincethen, I've come up with sometried-and-true considerations tokeep in mind when determining achild's readiness.• Birthday. Children who do not

turn five until afterkindergarten starts will be theyoungest in their class for thenext 12 years, which is almostalways a disadvantage.Teachers often advise parents tohold kids with fall birthdaysback one year.

• Maturity. Immature childrenare still deeply entrenched inimaginative play and mightstruggle socially. Typically, achild with older siblingsmatures faster and is moreindependent than a first-bornchild, so some children may beready to start early.

• Academics. Do not obsess overa child's academic ability.Teachers never know how achild is going to performacademically until the childactually starts kindergarten. If achild doesn't know all theletters, this doesn't mean he orshe is not ready for school.

• Structure. If the child was in astructured environment, such aspreschool or day care, theirtransition to kindergartenshouldn't be hard. Childrencoming from environments inwhich they were allowed to dowhatever they wanted mightstruggle with kindergarten'sregimen.

If you decide to keep yourchild out of school one year,consider DevelopmentalKindergarten (DK). Made upmostly of children who were oldenough to enter kindergarten butare waiting a year, most childrenwho attend DK enter kindergartenwell prepared and confident.

(NUI) - Studies show that kidswho learn about the risks ofdrug abuse at home are 50percent less likely to abusedrugs. Yet, a new survey ofparents shows that while mostsay they feel prepared todiscuss cough medicine abusewith their teens, only about 20percent have done so.Meanwhile, one in 10 teensreports having abused coughmedicine to get high.

One year ago, five mothersfrom across the countrylaunched the Five Moms:Stopping Cough MedicineAbuse Campaign(www.fivemoms.com) to try tobridge that communicationgap. On the anniversary of thateffort, they've reached 23million parents through theirWeb site, personal blogs, e-mail outreach and a viral video.

"I can't help but think howdifferent my family's lifewould be had we known thatcough medicine abuse washappening," said Five MomChristy Crandell, whose sonwas arrested for armed robberywhile high on cough medicineand marijuana. "I can only

hope that other parentsunderstand the importance oftaking steps to protect theirteens from abusing coughmedicine."

When teens abuse coughmedicine, they intentionallytake huge amounts sometimes25 to 50 times therecommended dose to get a"high" from the activeingredient dextromethorphan(DXM). Many teens reportcombining cough medicinewith alcohol or other drugs,increasing their risk of seriousinjury or even death.

The Five Moms Campaignwas created by the ConsumerHealthcare ProductsAssociation (CHPA), whichrepresents the leading makersof over-the-counter coughmedicines. Concerned aboutthe abuse of their products,CHPA enlisted the Five Momsto help educate parents aboutthe problem.

The Five Moms offerthese tips to help prepareparents for conversations withtheir teens about coughmedicine abuse:• Educate yourself. Learn the

slang terms that kids use todescribe cough medicineabuse, like Dex, Robo andTriple-C.

• Safeguard medicines athome. Monitor yourmedicine cabinet and notewhich products you haveand how many.

• Communicate with yourteen. Talk to your teensabout all types of drugabuse, including coughmedicine abuse.

• Monitor your teens'Internet usage. Many Websites promote coughmedicine abuse, either byproviding instructions,abuser communicationgroups or videos. Always beaware of what yourteenagers are doing online.

12 Seedless Watermelon Pieces3 to 4-inch tall, cut into pyramid shapes

1 cup 35% Whipping Cream 1 tbsp Icing Sugar

8 oz White Chocolate, shaved 8 oz Chocolate Chips

3/4 cup Sweetened Shredded Coconut

Lemon-Grilled Shrimp with Feta and Tomatoes Serves 4

1/2 pound Large Shrimp, uncooked and peeled 1 1/2 tbsp Lemon Juice

1 tbsp Olive Oil 2 cloves Garlic, minced

1/2 tsp Dried Oregano Leaves 8 small Wooden Skewers 1/2 cup Cherry Tomatoes 1/3 cup Crumbled Feta

1 tbsp Dill, coarsely chopped Salt and Freshly Ground Pepper

Preheat BBQ to high and lightly grease grill. In a bowl just large enough to hold shrimp, whisklemon juice with oil, garlic and oregano. Add shrimp and toss.

After 20 minutes, remove shrimp from marinade. Skewer shrimp randomly with tomatoes.Sprinkle with salt and pepper. Place on BBQ, turning occasionally, and grill until shrimp are nolonger pink and tomatoes begin to burst, 4 to 6 minutes in total.

Divide among four plates or serve on a small platter. Sprinkle with feta then dill. Serve with lemonwedges.

Creamy Almond-Caper Sauce Serves 4

1/4 cup sliced Almonds 2 tbsps Unsalted Butter

2 Scallions, thinly sliced, including green tops 2 tbsps Capers, drained 1 clove Garlic, minced 3/4 cup Sour Cream 2 tbsps Fresh Cilantro, chopped

1 1/2 tsps Fresh Lime Juice 1/2 tsp Fresh Grated Lime Zest

Pinch of Ground Cayenne Pepper

Place almonds in a single layer in a dry skillet, and turn heat to medium. Toast for about 2 minutes,stirring occasionally and then set aside. Melt the butter in a medium skillet over medium heat. Add thescallions, capers and garlic, and cook, stirring constantly, 1 to 2 minutes or until scallions are softened butretain their bright green color.

Transfer mixture to a medium bowl and cool slightly. Stir in sour cream, almonds, cilantro, lime juice,lime zest and cayenne.
