SIGNAGE NARRATIVE The new Assisted Living (AL) /Memory Care (MC) facility will be a three story building for residents with an attached single story building for common spaces, such as dining and kitchen areas.

Sheet #1 Monumental Sign This is a two sided sign that will be illuminated by a decorative Hubbell flood light. This flood light will have a visor which will restrict the illumination only to the sign. There will be two of these signs. One will be located by the South Main Street Entrance and one will be located at the future Old Post Road entrance. Sheet #2 Typical Wayfinding Sign This will be the standard signage for the rest of the site. It complements the large monumental sign by mimicking the crown moulding on a smaller scale.

2. Questions: Are we to include building permit costs? Answer: No, Owner applied for permit and will pay balance.

5. Questions: The Bid Form calls for the Radon System to be Allowance Item #3 . The Radon System detail shown on drawing P1.17 calls for the underground portion to be included in the Base Bid and the risers are to be included as Alternate #1. Please clarify. Answer: The base bid is to include the underground perforated piping (passive portion of the system). Once tested and Radon is evident the Alternate #3 is to include the vertical piping and venting (active system), if not, the underground pipes are to be capped. In addition to this Alternate #4 is a deduct Alternate to remove the Radon system completely (passive and active systems)

15. Questions: Are we to include performance and payment bond premium cost? Answer: Yes, separate line item on updated bid sheet.

16. Questions: Do finish specs part 1 and part 2 and finish cut sheets issued define and limit product to be used on this project? If so this should be cataloged and listed in the specification as content. Answer: No, some items prescriptive specifications and a few items are specified on the drawings.

17. Questions: In drawings we received two ID Building Finish Schedules prepared by Currier & Associates, 950_160415_BID SET_ID FINISH SPEC & SCHEDULES. Confirm we are to use to more recent issue of 04/15/2016 and disregard earlier issue. Answer: The 04/15/2016 ID Set is to be considered part of the contract documents.

18. Question: Do ID drawings in architectural set coordinate with the aforementioned separate schedule of materials? Answer: Yes.

19. Questions: Could a drawing list be provided in specification separate from drawings? Answer: list has been added to the specifications.



20. Question: Could fire protection drawings (FP) have their own title and be separated from plumbing? Answer: Cover sheet has been modified to break out the Fire Protection Drawings.

21. Question: Previous estimate instructions directed the GC to handle the excess fill as loading trucks supplied by others. Should there be an add alternate listed on the bid form for hauling and disposing of the surplus material. Answer: The new plan is to have the General Contractors load and haul the dirt, at their expense and with their trucks to the Sharon North Site.

22. Question: The Bid form calls for the bid to sealed (assuming to be hand delivered). Will an electronic bid be acceptable with a hard copy to follow. Answer: Yes.

23. Question: Can the CSI Tabulation form be made available in Excel and the Subcontractors and Major Material Suppliers List in Word? Answer: Yes.

Civil: Questions: Trees are currently being removed from the site. What condition will the site be left? Will the GC be responsible for removing stumps? Is the erosion control barrier in place? Answer: Tree clearing has occurred on-site, trees have been cut, stumps remain. The contractor is responsible for removing stumps within the limit of work. Erosion control measures are in place; however the Contractor is responsible for removing and replacing any damaged erosion control measures, and is responsible for maintaining erosion control barriers throughout construction. Please refer to the plans and project specifications.

24. Questions: Drawing C-101 shows a sound enclosure wall around the generator. Is this required? If so, can a detail be provided?

Answer: Not required and has been removed from the drawings.

25. Questions: Specs for interior and exterior signage (including the 2 Whitney Place entrance signs listed on C-101) are not in the specifications. Are they Owner furnished and installed?

Answer:Furnished and installed by Contractor (see signage specifications. The interior signs are FF&E.

26. Questions: Is the demolition and abatement of the existing residential wood structures to be included in the bid?

Answer: Yes, please refer to updated specification section 024119 Selective Demolition

27. Questions: The 3000 lf of forced main to the treatment plant appears to be outside of the scope. Please confirm.



Answer: Correct, responsibility is as indicated on Civil Utility Plan and specifications.

28. Question: Are protective bollards required around the generator and transformer?

Answer: There are only protective bollards required around the transformer as shown on the plan. The bollards will be positioned inside of the fence.

Answer: Contractor is responsible for performing the work in accordance with the Contract Documents. Specifications have been included should dewatering be necessary.

35. Questions: Specs for residential casework calls for Kraftmaid or Wellborn. What is the basis of design for each line?

36. Questions: Are interior doors in residential units a residential grade product? Provide corresponding specification. Answer: Intent is that the interior residential doors are pre-hung hollow core doors, basis of design - Masonite Doors.

Structural: 44. Questions: Drawing S0.10 detail #16 indicates optional heating ducts under the freezer slab. What system does this

connect to?

Answer: Optional heating duct not required

45. Questions: Please verify top of foundation wall grades on the foundation plans. There are many areas where the bottom of footing is called out to be (-4’/0” and -3/0”’). With the TOW called out to be Elevation 0’/0”, proper frost coverage will not be achieved. Please verify grading.

Answer: All perimeter footings to be -4’-8” with the exception of approximately two thirds of the west wing where the grade is at 263.0’ and where pipes cross the building perimeter. Refer to revised Structural Drawings



Questions: There are many interior continuous footings that are to be 3’ and 4’ below grade (WF-2, detail 2 on S0.10). Can these footings for interior bearing walls be raised to be just under the SOG? Answer: No. The interior footing depths were established from the inverts shown on the Plumbing drawings.

46. Question: Note 3f on drawing S0.00 indicates that Barrier One may be included in the design mix. Please confirm that we are to include Barrier One in the SOG mix for moisture mitigation. Answer: Yes, Barrier One is to be included.
