412-302-0519 Here is a quick explanation of 412 Funding and why I am selling. For the last 12 months I have had the business listed with a business broker, recommended by an attorney friend. I have now decided to conduct the sale myself. First some background or history. I started this company back in 2001 after working for a two of the largest national mortgage companies in the industry. I started as a Loan Officer writing loans while a senior in College in 1993, and through hard work had worked my way up to COO for a company in Michigan. We had 47 total offices in 24 states. After it merged with two other mortgage companies with very different structures and cultures, I was ready to make the jump and Start my own. I had learned so much working for those big companies, but more importantly I made some great Industry Contacts which I still carry today. Honestly, I never intended to sell but a unique opportunity came to me. For the last few years I started to do some consulting work at the request of some of my commercial clients and I formed Approach Advisors Consultants www.approachadvisors.com. I had been doing some Consulting Work (REO: Real Estate Owned) for a local bank and after some time and success they offered me a position in their succession plan. The Bank is a small (5 branch) family owned bank that is over 110 years old. After many meetings and discussions, I accepted. I believe the mortgage/real estate/capital industry can be a very profitable one, and having an ‘in-house’ settlement company increases the profitability per loan and makes the loan closing process quicker. I always kept the company growth in check by managing the marketing dollars. My business plan was to keep it the size I could manage myself and our goal was to average 20 loan closings per month. I would add and subtract marking dollars to keep the work flow for the staff consistent. I believed that we could process and close 20 loans efficiently while giving customers the proper amount of attention. The funding process either as a purchase or refinance can be in the initial mind of the customer a stressful process. By actively communicating during the entire process, we not only took out the stress we gained many referrals. There are four main income streams in the loan process. Front (Fee Income Charged to the Borrower), Back (Yield Spread from the Interest Rate), Fixed (standard processing fees) and finally the revenue from the Title Business (which is around 78% profit).

Deciding on a mix of these four would be up to you and I have many thoughts and systems we can discuss. Having a settlement company is not only a great money maker, but it helps control the pace of the transaction and make the process easier on the customer. You can easily make another 1.5 points per deal, title is very profitable. Usually works out to about a 15% increase in profit. The Real Estate division is another useful component, when used properly. The Finding the right balance is key, and it took me a few years to learn some valuable lessons. Establishing and interacting with Real Estate Investors and Developers can be very profitable. As for what is included in the sale, it is a turnkey operation and can be setup in any state. As part of the sale, I will assist with the setup and licensing process and the initial training if needed. Additionally, I am open to consider an ongoing consulting relationship for further training, compliance, licensing, annual negotiations with buy/sell loan arrangements, marketing, and operations topics that you would maybe need. I am willing to finance the sale of the business with a down payment along with a sensible interest rate and term. Through a lot of trial and error and hard work I had a great time in the industry. Running these companies does not take a rocket scientist, just someone with a great work ethic. I can help you prosper and avoid the pitfalls that many in the industry have not been able to avoid.
