Rice Village District's history begins in the 1930s Depression Era when visionary John Olson acquired 60 vacant lots. Since then, it has grown organically to become the most beloved urban district in Houston. Undergoing a contemporary and artisan evolution, this vibrant 16-block, 67-acre urban district, including more than 300 shops and restaurants, is primed for the next generation of aspirational retailers.

Nestled in the heart of Houston, Rice Village and Trademark are stewards of the largest property portfolio in the village, encompassing 296k sq. ft. of retail buildings and land for additional mixed-use development.

The Rice Village trade area is highly educated, aspirational and underserved, with many consumers wanting the best products and experiences they can afford. This is a strong market for apparel/accessories, electronics, health/fitness, entertainment and products that appeal to young, active households.

M A R K E TRice Village’s customer base is comprised of relatively young

(67% are 25-44) and ethnically diverse consumers. While the district is surrounded by some of the most desirable

neighborhoods in the market, it serves as a true destination with more than 70% of traffic driving from 15 minutes away.

We are collaborating with property owners and retailers to create

a unified shopping district with enhanced streetscapes, amenities,

programming and parking management.

Morningside Plaza, Rice Village’s first public space, was recently

completed. It spans the length of three restaurants and features

free Wi-Fi, corten planters, mahogany bar tops and

cypress artisan picnic tables.

A vibrant, modernistic owl has perched in Rice Village, the latest in a

series of spirited, Instagram-worthy art additions designed to bring a

new vibe to this popular shopping and dining destination. The work of

California metal sculptor Nathan Mabry, the origami-shaped aluminum

owl is now perched above the sidewalk on Kelvin Drive just north of

University Boulevard and is Mabry’s first piece in Houston.

Amherst Street will feature updated façades and storefronts, passageway redesign,

widened sidewalks, improved access to rooftop parking, a new micro retail building

amidst a historic tree grove, and a new public green space and plaza featuring public art.
