DESIGN SOLUTIONS STATEMENT
Machair Beach Front Hotel is a luxurious, contemporary gulf side property. It boasts beautiful gulf side views, fresh air, and modern amenities. The second floor office environment is designed to create openness between lower level management departments. This will allow for problem solving, and creativity to ensure a productive environment. The upper level management offices will all have tempered glass with window treatments. This will allow them to have more light as well as keep informed with what is going on in thier department, and the window treatments will provide privacy when needed. The furniture used in all of the spaces are set up to ensure each employee has what is needed to complete the job. There will be ergonomic chairs as well as plenty of storage. The colors used will create an environement that sparks creativity and also relaxation.

CLOSED OFFICE SPACE: DESCRIPTION
The types of jobs that would be done in these locations are Telemarketers, data entry, insurance claims, AutoCad operators, administrative, secrectarial, consultors, Research Designers.
The type of work that would be done is repetitive with hardly any face to face communication. The workers need uninterrupted concentration and could use several types of media and technology. The working codes that are based on the above tasks would be Individual Processing and Individual Analyzing and Creating. The actual individual office space would be seen in large firms for example for the upper management. Looking at the “Bullpen” style where the cubicles are all lined up would be seen in areas such as telemarketing firms. Early on the Bullpen area would be in the middle and the outer offices would be separate for managers. They would have the views and natural light.
They originated from the industrial revolution copying the factory assembly line idea. The desks are lined in a row with panels that enclose the workspace area. The cubicles are used to allow for each worker to concentrate and not be distracted by outside influences. They are stationary spaces and are only used by one individual. There would be storage in single office spaces and cubicles wouldn’t need that. They can also be decorated by each individual to add their own personal touch.

The types of jobs that would be done in these types of spaces are ones that workers need to work together and communicate ideas to one another. This could be design teams, new business development, project teams ect. These types of spaces are used to promote innovation and creative ideas and have cross functional communication. There are spaces for a variety of activities with various individuals and groups. There are group sessions, and display areas for conceptual work. The key term in these types of settings is “Teamwork”.
These offices spaces are completely open with sections that are used for various tasks that are specific to the company. Individuals may use any of the spaces so there is movement throughout. Group and individual collaborating is key in creating a space that lets the workers be productive.

CO-WORKING OFFICE SPACES: DESCRIPTION
Co-working office spaces are ones that are not locked into any one individual. They are used by people who don’t work at a conventional workspace. This could be a journalist, salesperson who goes to client locations, mortgage broker, creative writers, software writers, copyeditors, consultants, auditors, and inspectors. All of these either are with their customers most of the time and are out in the field, or they work odd hours. Using this type of space allows for flexibility and creativity. These types of places can be found anywhere from houses, to warehouses to juice bars and cafes. Certain spaces can be dedicated to a certain type of job allowing for individuals to also communicate if needed. Many of these types of places would be tech savy.

PART 1: OBSERVATION OF THE WORKPLACE AND INTERVIEW
The observation was done at Micro Precision. This is a machine shop that deals with CNC for small parts. One of their largest customers is Stryker. They make small parts for the beds that you would find in emergency rooms and hospitals. They also make small parts for several other companies, that is just one of the largest clients. The plant is laid out with the salaried workers at the front of the building and the factory portion is in the rear. There will sketches showing the layout as this is one of the issues that came up in the interviews.
There were several positions that I was able to interview: The first was the President, the second was the vice president, the third was the Supervisor for the Manufacturing floor and the fourth was the Manager for quality control.
PART 2: WORKPLACE SUMMARYWork Modes of those Interviewed:

Top 5 issues from interviews:
1. The ergonomics of the office spaces for the salaried office staff was the top problem. There were complaints of lighting at the desk areas, straining to look at the computers, and keyboard placement. Some even had some issues that were brought up about problems with hands and wrists. This was brought to the vice-presidents attention from the secretarial office workers.
2. Layout of offices in relation to the vice-presidents office. There is a very long hallway and all of her staff down to HR are located along this hallway. Every time during the day they have to get up and come to her office or they have to go to hers and it takes a lot of time during the day.
3. Quality control complained of uncomfortable seating in their office while examining pieces.
4. Supervisor of the manufacturing floor complained of poor lighting and no storage space in his office
5. Conference room seating uncomfortable.
PART 2: WORKPLACE SUMMARYThe Vice President has to complete various tasks that require her to speak with her employees. Questions arise about accountingissues, staffing issues, ect. The adjacencies of these offices are spread out over two very long hallways. The President and Vice-Presidents offices are also located right at the main entryway with the lobby in between them. There are several times that sales people walk in during the day and sometimes interrupt work because the girl who works at the front desk has to go away from her desk to complete faxing, copying, or other secretarial errands. The other issue that arose was that the desks, computers, chairs, and lighting in these spaces have not been updated for a very long time. Although they were good at the time that was over 10 yearsago for the desk furniture, and the chairs just get replaced with no thought into the ergonomics of the chairs. The vice president is at her desk all day and is also the controller for the company. This means that she is looking at her computer and in her chair all day, except when she has to walk down to her employees offices to help with any issues. As far as the offices themselves they are closed offices where needed. The employees that perform repetitive activities, have minimal face to face, a high level of automation, and are in a sedentary position all have closed office spaces for concentration. The Shift manager for the floor has his office out in the main CNC machining area and has problems with the noise in his office. It is good that he is out on the floor with an office that has a window to look out but the acoustical aspect of the space leaves him frustrated while trying to complete his Individual Processing activities.
Quality control is also in the middle of the CNC machining floor and did just have some remodeling done to enlarge the space, but they did not take into consideration acoustical issues in that space either. There are several large windows on each wall so they don’t feel closed in, but it too is loud in this space which does not help with their concentration.
Overall the front offices are just to spread out for communication among the staff and the acoustics of the offices on the shop floor need to be updated. They also need to update the office spaces to make the staff more productive. These are the individual processing positions and Individual Analyzing and Creating positions (HR, Bookkeeping, Secretarial, and Data Entry).

IBC CODES FOR STAIRWAYS
1011.1: General: Stairways serving occupied portions of a building shall comply with the requirements of Sections 1011.2 through 1011.13. Alternating tread devices shall comply with Section 1011.14.
Exception: Within rooms or spaces used for assembly purposes, stepped aisles shall comply with Section 1029.
1011.2: Width and Capacity: The required capacity of stairways shall be determined as specified in Section 1005.1, but the minimum width shall not be less than 44 inches
Exceptions: 1. Stairways serving an occupant load of less than 50 shall have a width of not less than 36”. 2. Spiral stairways as provided for in Section 1011.10
1011.3: Headroom: Headroom clearance must not be less than 80” measured vertically from a line connecting the edge of the nosings. This headroom must be continuous above the stairway to the point where the line intersects the landing below, one tread depth beyond the bottom riser. Minimum clearance must be maintained the full width of the stairway and landing.

Exceptions to 1011.3: Spiral stairways that comply with Section 1011.10 are permitted a 78” headroom clearance.
1011.4: Walkline: The walkline across winder treads shall be concentric to the direction of travel through the turn and located 12” from the side where the winders are narrower. The 12” dimension shall be measured from the widest point of the clear stair width at the walking surface of the winder. Where winders are adjacent within the flight, the point of the widest clear stair width of the adjacent winders shall be used.
1011.5: Stair treads and risers: Stair treads shall comply with Sections 1011.5.1 through 1011.5.5.3
1011.5.1: Dimension reference surfaces: For the purpose of this section all dimensions are exclusive of carpets rugs, or runners.
1011.5.2: Riser height and tread depth: Stair riser heights shall be 7” maximum and 4” minimum. The riser height shall be measured vertically between the nosings of adjacent treads. Rectangular tread depths shall be 11” minimum measured horizontallsy between the vertical planes of the foremost projection of adjacent treads and at a right angle to the treads nosing. Winder treads shall have a minimimum tread depth of 11” between the bertical planes of the foremost projection of adjacent treads at the intersections with the walkline and a minimum tread depth of 10” within the clear width of the stair.
