FROM THE MANAGING DIRECTOR

Hello and welcome to our company profile. As Managing Director, and because this our first edition, I feel it is only right to briefly cover our history before I provide an update on our current position and future plans.

The Company was established in 1978, by John Morgan, with the aim to provide the highest quality cleaning service in the Canberra region. The company was originally called MOJO Cleaning Services but soon changed to John Morgan Services.

In 1980, John added carpet cleaning to the range of services and therefore changed the name to Morgans Carpet Cleaning. Over the next 33 years, the carpet cleaning side of the business continued to grow extensively and it became Australia’s number one independently owned, non-franchised, carpet cleaning business.

In 1989, as a result of the growth, and excellent reputation, Morgans Carpet Cleaning was engaged to provide water damage restoration to a property that had suffered water ingress. By the year 2000, using that engagement as a springboard, Morgans grew to become Canberra’s number one Carpet Restoration provider. Restoration services, however, were not limited to carpet and Morgans were also often drying and restoring hard floors, walls and ceilings. Restoration was also not just focused on water damage with Morgans also being engaged to provide fire and sewer restoration.

As a result of the expansive growth of the Restoration Division, Morgans received constant enquiries to supply and install new carpet and, in response to the high demand, it was added and carried out by two full-time Carpet Layers. This proved a successful move and saw tile and grout cleaning also become part of the range of services.

With the above services developing at such a healthy rate, General Cleaning services continued to be a strong performer and also evolved. Due to market demand, Morgans

began providing post-construction cleaning, window cleaning and end-of-lease cleaning.

In 2002, due to the diverse range of services the company was providing, John, myself and senior management felt that the name Morgans Carpet Cleaning did not properly represent what the company had become. As a result, we changed the name once again to Morgans Group and for the next eight years, under the new and current structure, the company and brand grew stronger and stronger. The result was an increase in turnover of at least 10% every year.

I started working for John in July 1997 as a Carpet Cleaner. I soon moved into the Restoration Division and by the end of 1999 was managing the Division. I developed and shaped the Restoration Division into its current structure, moving from middle to senior management to sit alongside our current General Manager Kathy Ruston. In 2006, with strong structure and growth in place, John and Debbie Morgan decided to semi-retire. Kathy and myself were left to run the business until I bought it from John in October 2010.

Over the past three-and-a-half years, the business has continued to grow. Morgans Group turns over 20% more per annum than it did when I purchased it. Our staff numbers have grown from 80 to 110 and we have a loyal base of just under 60,000 customers; most of which are regular and/or repeat clients.

It is my goal to keep growing by continuing to provide our current services while also seeking out new opportunities based on the market needs of the Canberra community.

Our early growth outlined above, and our current success, is a reflection of our ability to deliver outstanding results, our strong customer relationships and excellent word-of-mouth. Our customers were, and remain, an integral part of our success and I thank them for their continued patronage and support.

The Company was established in 1978, by John Morgan, with the aim to provide the highest quality cleaning service in the Canberra region.

The company was originally called MOJO Cleaning Services but soon changed to John Morgan Services.

John originally outsourced the carpet cleaning of his commercial general cleaning contracts until he decided to start delivering it himself.

After investing enormous amounts of time and money in the research and development of the carpet cleaning service, John eventually became one of Canberra’s most reputable and reliable Carpet Cleaners and changed the name to Morgans Carpet Cleaning in 1980.

In 1989, due to growing demand, John decided to extend his services to offer fire and flood restoration. With staff attending courses on a regular basis, Morgans managed to also become Canberra’s most reputable and reliable insurance restorer.

Extra services such as window cleaning, tile and grout cleaning, carpet repairs & installation, post-construction cleaning and forensic cleaning were all services added in response to high market demand.

The General Cleaning Division kept on growing too, and as a result of the success of all the individual services, Morgans Carpet Cleaning evolved into Morgans Group in 2002.

For over 30 years, Morgans Group has been a company that has had the privilege of increasing its turnover

year after year. This increased turnover has enabled the company’s Carpet Cleaning and Restoration Division to expand to nine truck mount machines and vans, nine fully trained and qualified Carpet Cleaners, two full-time Water Restoration Technicians, two full-time Fire Restoration Technicians, two qualified full-time Carpet Layers and an Operations Manager.

The general cleaning division consists of approx 52 casual employees, six full-time Labourers, two full-time Area Managers, two full-time Window Cleaners and a General Manager.

To support the operations side of the business, the Morgans office consists of an administration team of five full-time and two part-time employees.

Morgans boasts 83 employees, a fleet of 22 Vehicles and a 1000m2 warehouse with a 300sqm office. This is exactly the type of infrastructure that will see us continue to deliver quality service and continue to grow for years to come.

Morgans Group has established an excellent reputation in the local market. Marketing continues to be constant, mainly through mass-media such as television, radio and occasional newspaper advertising. This is supported by the Yellow Pages to help maintain brand awareness and recognition. Increased exposure is sometimes achieved through radio if research identifies periods of opportunity for the business.

Word-of-mouth is also a very strong, and essential, marketing tool. The leadership in place, the culture, the

attitude of employees to excellent service, their appearance and the immaculate presentation of our vehicles and machinery all combine to reinforce our quality service delivery and encourage word-of-mouth and referrals.

Morgans Group continues to look for new opportunities to expand the business but does so while being mindful of innovations in the industry and best practice. The most important priority for Morgans is to continue to achieve highly and increase market share. Morgans Group intends to facilitate this through expansion, diversification and by maintaining awareness of new opportunities.

Are you finding it difficult to keep your tiles and grout in pristine condition? If the answer is “Yes” then you need to contact Morgans Group Tile and Grout Cleaning Division.

Tile and grout are porous materials and unfortunately they will begin to become increasingly dirty, and hard to keep clean, as they absorb dirt or begin to grow mildew or mould.

Conventional tile cleaning, using a mop and bucket, is simply not efficient these days as the tiles are more porous than ever before. While this is great for slip resistance, it is simply a nightmare for trying to keep you tiles looking bright and clean. Mopping simply takes the dirt off the top of the tile while other dirt remains deep in the pores of the tiles and gives them a dirty look.

That’s where Morgans Group tile and grout cleaning comes in to play; we have just invested in the newest and most efficient system to clean tiled surfaces. The system combines high pressure hot water with powerful suction allowing us to completely control the water used for the cleaning process. This means that as the entrenched dirt is being cleaned with high pressure, it is also being extracted, removing it from the pores of the tile and because of the extraction it makes it suitable for indoor use as there is no over spray to affect your furniture or walls.

SO HOW EXACTLY DOES IT WORK?Morgans Group has invested in the latest machinery to enable high

pressure to be used indoors in a controlled method.

The main floor tool has a rotating bar with a jet at each end, which is enclosed inside a cylindrical housing. The jets are off-set to power the rotor once water is flowing through (similar to an outdoor sprinkler, only turned upside down). This creates a high pressure system confined to the inner walls of the cylindrical housing. The inner walls are surrounded by the external housing, leaving a small cavity in between. This cavity is where the suction extracts all the water and dirt. The waste is removed completely from the tile and taken away to the extraction machine where it runs through a filter and is then directed down the sewerage system. The result is a fresh, clean, finish to the tiles and grout. Best of all, there is no drying period; you can walk on the tiles as soon as we are finished.

This system is ideal for domestic and commercial premises. It works fantastic in kitchens, dining areas, hallways, bar areas, restaurants; in fact, anywhere there is tiled surfaces that receive high or consistent levels of use.

WHEN SHOULD I GET MY TILES CLEANED?As a general rule, high volume traffic areas will need cleaning more regularly. If you notice, however, that your tiles are dirty or dull, even after you’ve cleaned them properly yourself, then it is time to call Morgans. And you shouldn’t put it off! The sooner

WHAT MAKES WINDOWS DIRTY?People often think that the rain can make your windows dirty but this is not the case. That’s not true, in fact the rain will not dirty your windows, if anything it will actually help clean them. Sometimes it looks like the rain makes your windows dirtier, but this is because of the dust and grime that is actually on the windows in the first place.

The main reasons windows become dirty is because of

SAFETYAs you can imagine, cleaning windows can sometimes place our workers in situations of heightened risk. That’s why you can rest assured that not only do we have all the necessary insurances but all our Window Cleaners have obtained the construction industry OH&S White Card and have undergone asbestos awareness training which allows us to carry out major work on construction sites.

The White Card provides our workers with the basic principles of health and safety in the construction industry as well as information about preventing

workplace injury and illness, workplace injury management. It also provides them knowledge about the law, common hazards and how to control the risks.

All of this ensures that our Window Cleaners can come and safely clean your windows in the safest manner possible.

Growing from strength to strength every year, our increasing fleet offers flexibility and reliability for our valued customers. With nine truck mount carpet cleaning vans in operation, clients can be sure that Morgans Group can accommodate any carpet cleaning demand in the Canberra region.

Morgans Group is constantly researching and investing in the latest technology for carpet cleaning machinery and equipment. In the past three years, we have invested in five brand new vans and machines totalling more than $400,000.

A further $30,000 per annum is invested in ongoing training for all of our qualified staff to ensure we are delivering the best possible service and value for money to our customers. Further to our truck mount fleet, we have five

fully qualified technicians to carry out our environmentally sustainable low-moisture cleaning system outlined in detail below.

CHOOSING A CARPET CLEANERIn the unregulated carpet cleaning industry, anyone can operate a carpet cleaning business without any recognised training and without any particular skill set or experience.

Many of these unqualified and unskilled carpet cleaners offer a cheaper price to gain entry into a home or business. With a cheaper price, they spend less time on your carpets which leads to a lower standard in the finished result.

The stark comparison is:

• A splash and dash operator who offers a cheaper price and who can cause long term damage to valuablecarpets; or

• A fully certified technician, formally trained and qualified by examination, who meets the Australian standards as a minimum requirement.

Make no mistake, carpet cleaning is a science which requires skill and expertise that can only be obtained through formal training. Morgans Group offers carpet and upholstery cleaning technicians who are certified by the Australian Carpet Cleaning

Institute (ACCI) and who clean to the requirements of Australian Standard AS/NZ S:3733 1995.

Carpets are considered an investment and if they are not maintained correctly then an unnecessary expense can be realised when carpets need replacing prematurely.

STEAM CARPET CLEANINGSince the company was founded, in 1978, steam cleaning is what we have built our business on. As such, we use the best of truck mount machinery and cutting edge carpet cleaning detergents to achieve the results that our customers have come to expect.

Pre-vacuuming of the carpets is a very important stage of the carpet cleaning process which is generally carried out by the client (unless they specifically ask for us to do this for them). Carpet soils are generally made up by 70% dry soils which readily vacuum out using a powerful vacuum cleaner, with a powerhead, and the correct vacuuming technique. Having this stage of the cleaning done incorrectly can impede on the cleaning results and so we

continue to encase and solidify for the following 24-48hrs. The remaining soils, now broken down into particles, are not visible to the naked eye yet are suspended in the polymer and readily vacuumed out on the next scheduled vacuum.

CARPET PROTECTIONThese days, many carpets are protected by the factory in the construction process. These protections are baked on during the manufacturing process and provide excellent durability and long lasting carpet. As these protections begin to wear off, however, it is advised to reapply a protection to give the factory protection a boost to its ability to guard against heavy soiling and stains.

To achieve this, protection is applied once the carpets have been thoroughly cleaned. When applied, the product adds a microscopic layer of polymer to the carpet. The carpet protection will assist in repelling stains from the carpet and ensure an easier and more effective clean up should the need arise.

The benefits of carpet protection include:

• assistance with soil removal during every day vacuuming;

• aiding in quick removal of spills from everyday living (if following our spot cleaning guide);

highly recommend that you request your carpets be pre-vacuumed by our qualified technician.

MOR-CLEAN (SUSTAINABLE LOW MOISTURE CLEANING SYSTEM)The technology in carpet cleaning is changing at a rapid pace due to the worlds concerns with environmental impact. Mor-Clean is a low-moisture carpet cleaning system which uses up to 85% less water than conventional steam cleaning, has no waste water to dispose of and uses a fraction of the energy to power the machinery.

This technology differs greatly compared to removing the soils via hot water extraction or by transfer of the soils onto the bonnet pads of conventional dry cleaning methods.

Mor-Clean relies heavily on a thorough pre-vacuum to remove the dry soils from the carpet. This is the most crucial stage of the Mor-Clean. The Mor-Clean solution is then applied to the carpets using an electric sprayer and immediately dispersed through the carpet by rotary agitation using the correct brush/pad combination for maximum cleaning efficiency.

Using nano-technology, the detergent penetrates the remaining soils and oils and encapsulates them into a slippery polymer which is left behind and will

• making the carpet more resistant to oil and water based stains;

• allowing carpet to resist more acid

dyes in many common foods and beverages (excluding spills containing excessive acid dyes e.g. curry, mustard, herbal tea, etc.)

It is recommended that carpet protection is reapplied every 12- 18 months to ensure maximum protection efficiency.

Our qualified Upholstery Cleaning Technicians can professionally clean all upholstery covered in fabric including lounge suites, dining chairs and mattresses.

Just like carpet cleaning, it is important to have upholstery cleaned on a regular basis to prolong the piece’s life and keep it looking clean and fresh. Whether it be steam cleaning, or our new sustainable low-moisture cleaning solution, our Upholstery Cleaning Technicians will choose the best method of cleaning for the best results possible. Using these methods we are able to clean all fabric types ranging from micro-suede to wool and even those delicate silks. Once cleaned, the fabric is groomed to give the upholstery a uniformed finish.

Following the cleaning process, it is recommended that upholstery is protected so as to aid in the removal of spills, soils and general oily build-ups from skin and hair.

ADVANCE TEFLON® UPHOLSTERY PROTECTION – BY DUPONTAdvance Teflon® upholstery protection can help provide easy clean upholstery and help pieces look new for longer. It also provides the opportunity to avoid unsightly stains from everyday living.

Advance Teflon® makes all upholstery fibres significantly more resistant to both oil and water based agents – wet or dry. It resists more acid dyes contained in many common foods and beverages (excluding spills containing excessive acid dyes or natural colourings e.g. mustard, herbal tea, curry etc).

Advance Teflon® provides a 1-2 year

warranty against minor spills, dirt and wear and is a minor cost on the investment by providing maximum useful upholstery life.

BIO DEFENSE HEALTHY SOLUTIONS – BY GREAT SOUTHERN COATINGSBio Defense is 100% Australian owned and made. It provides an effective and durable anti-microbial coating for furnishings such as fabrics, carpets and curtains. It is also 100% environmentally friendly and personally safe (once dried and cured).

Bio Defense safeguards against all bacteria, fungi, yeast and their spores which may come into contact with furnishings. It destroys microbial cells by piercing the cell quickly and efficiently upon contact with the coatings. As a result, it eliminates all odours associated with such microbes, leaving a fresher and healthier environment.

Bio Defense, when professionally applied, will bond with and coat individual fibres. University testing has proven that the coating remains active, even after multiple washes, against microbial cells for a period of up to ten years. The same testing has proven that, even after repeated washes, the coating will also not be removed.

Furnishings treated with Bio Defense are rendered uninhabitable for dust mites and other microbes. These, when unhindered, can lead to infections, allergies and other reactions such as asthma, hay fever, rhinitis and eczema.

The Sun’s harmful ultra-violet rays cause premature fading and textile breakdown of fabrics, carpets and curtains. Bio Defence will reduce the visible ageing of furnishings by inhibiting the harmful effects of the Sun’s UV rays in the same fashion as an SPF sunscreen.

The rate of UV fade and damage of each textile is directly related to the manufacturer’s quality of dyes and textiles chosen. Bio Defence will always decrease the rate of fade and

damage regardless of the materials and processes used by the manufacturer.

Some lights can also cause photo bleaching of fabrics and carpets and this will inevitably lead to colour fade for those textiles. Fixed position lights obviously beam directly onto the same piece of furnishing every time they are switched on. Bio Defense protects your textiles against photo bleaching and therefore against colour fade and damage, both day and night.

By reducing the damaging effects of UV rays, and because Bio Defense protectors bind to individual fibres, textiles will last longer because of the protective coat around the fibres. Carpet and other textiles will also feel softer due to this protective shield.

Electric shocks can be uncomfortable yet with Bio Defense’s effective anti-static protection, on your carpets and upholsteries, they can be alleviated.

Our state of the art ozone machines will have your premises back to normal as quickly as possible. Ozone (O3), or enriched oxygen, is a powerful oxidizing gas that has been in use since the early 1800’s. Ozone occurs quite readily in nature, most often as a result thunderstorms. That fresh, clean,

spring-like rain smell that we notice after a storm most often results from nature’s creation of ozone.

Although ozone is very powerful, it is very unstable and begins to decompose instantly. Its half life ranges from a few seconds to several hours. When ozone comes in contact with organic compounds or bacteria, the extra atom of oxygen destroys the contaminant by oxidation. Ozone decomposes to oxygen after being used so no harmful by products result. One of the most positive features about ozone is that it performs its work, and then reverts back to normal oxygen within 15 to 30 minutes.
