• Usually 10, 15, 20, 25, or 30 years• Three main phases
1. Complete application and meet with lender to provide evidence of qualification
2. Lender obtains credit report and verifies application
3. Mortgage is approved or denied
– Approval usually locks rate for 60-90 days
