This type of behavior may result in the person being banned from HOA and M.U.D properties. The park/greenbelt and the amenities located there belong to all homeowners. We should all take pride in the amenities that we have and should all strive to “protect” them. We jointly ask residents to please report any problems with vandalism in the park to (512) 943-1389. President’s CornerGreetings…

Here’s hoping everyone had an enjoyable and safe July 4th holiday. We appreciate everyone adhering to the “no fireworks” rules!

This month’s message comes from two presidents!

I invited Nancy Beleckis, President of the Meadows of Chandler Creek M.U.D. (Municipal Utility District) to help contribute to this month’s article since the HOA and M.U.D. are made up of the same homeowners.

The HOA and M.U.D would like to make everyone aware that there have been recent incidences of vandalism in the park affecting both HOA and M.U.D property. Unfortunately, these recent incidences have been committed by individuals residing in Chandler Creek. Did you know?Park Information:

Chandler Creek residents have access to a very nice greenbelt/park area, but how many residents are familiar with the park rules or are aware there are park rules?

While this list isn’t inclusive, here are a few:

• Hours: Spring/Summer 5:00 am to 11:00 am. Fall/Winter 6:00 pm to 10:00 pm.

• Consumption of alcoholic beverages is prohibited. Use of illegal drugs is prohibited.

• Smoking is prohibited within 50 feet of Park facilities.• No ground fires or open flames are allowed.• Except for equipment used to assist the disabled and as explicitly

authorized by the District (M.U.D.) for official purposes, motor-driven vehicles and equipment are prohibited.

• Littering is prohibited. All refuse must be placed in trash receptacles.

• All animals, including but not limited to dogs, cats and horses, must be under tethered control within 5 feet of its owner at all times. All pet owners must clean up after their pets.

• Firearms and fireworks are prohibited.• Hurling, throwing, discharging, firing, or propelling by any

means any projectile is prohibited. Under this rule, prohibited activity includes, but is not limited to, golf activities; possession or use of BB guns, pellet guns, air guns, slingshots, bows and arrows, and blowguns; and throwing or otherwise propelling stones, darts, knives, spears, and javelins. This rule does not apply to throwing balls, Frisbees, and other similar athletic objects.

Additionally, the Williamson County Sheriff ’s Department can issue a Class C misdemeanor citation to minors (16 and younger) who are out, unsupervised, between the hours of 12 midnight and 6am on weekdays and 1am and 6 am on Saturdays.

Meeting Information:The Executive Committee for the HOA meets every 4th Thursday

at 7pm at the Wingate Inn Conference Center. All homeowners are welcome to attend. If you would like to attend, please contact Stacey Pye, property manager, for more information. The monthly M.U.D. Board of Directors meeting is held every 3rd Tuesday at 7pm at the M.E. (Gene) Johnson Building and residents are welcome to attend. For more information about the monthly M.U.D. meetings, please contact the M.U.D.’s management company, Severn Trent, for more information.

Delinquency reportBelow is the latest available data for delinquencies in the Chandler

Creek HOA. The Executive Committee is committed to ensuring that these homeowners are held accountable for their past due accounts.

Of the remaining delinquent accounts, there are 62 homeowners that owe in excess of $1,000 to the HOA. These 62 accounts total $193,360. Most of these accounts are at the attorney’s office as well.

The property manager for the Chandler Creek HOA performs property inspections twice a month. During these inspections, any covenant violations observed are noted and a violation notice is sent to the homeowner. For the last two years, the property manager also takes pictures of the violations, which can be sent to the homeowner upon request.

(see other recipe)¾-1C ricotta cheese1/3-1/2 C grated parmesan cheese1 egg, slightly beaten2 tbs dry seasoned bread crumbs2 tbs dried chives or parsley1 tsp fresh ground nutmeg1 ½ C shredded mozzarella cheese

PreParaTIon: Preheat oven to 350.

Spray a 13”x9” baking dish with Pam or Olive Oil spray.

Put about half of the pasta sauce in the bottom of the baking dish.

Boil the shells according to package directions – DO NOT OVERCOOK!

Once done, drain them and place in a layer on the bottom of the pan open sides up.

In a medium mixing bowl, combine the squash, ricotta cheese, parmesan cheese, egg, bread crumbs, chives and nutmeg.

Place the squash mixture into the shells.

If you have extra squash filling left after filling all of the shells, just dollop it around the shells.

Pour the remaining pasta sauce over the stuffed shells coating them all well.

Top with the shredded mozzarella.

Cover the dish with foil and back for about 20 minutes.

Remove the foil and bake an additional five minutes or until sauce is bubbling on the sides of the pan.

This dish goes nicely with tossed salad and garlic bread and will feed 6 -8.

Greetings fellow Chandler Creek residents! In keeping with my plan to post yummy recipes using fruits and veggies that are in season, here are two recipes for yellow squash.

Easy�Summer�Squash

IngredIenTS:8-10 fresh 6-8 inch yellow summer squash

(the fresher the better!)1 ½ - 2 medium yellow or white onions peeled and diced¾ stick butter or margarine1 tsp salt

PreParaTIon:Clean and slice the squash into ¼ inch slices.

Put all the squash in a large pot and boil it in about 2 quarts of water for around 30 minutes or until soft. Add the salt to the water as the squash cooks.

Sauté the onion in ½ stick of butter in a separate pan. It is ok if some of the onions get a little crisp, but not burnt.

Drain all squash, reserving 1/3 cup of cooking water. Combine the squash with the onions.

Stir well and then add the remaining ¼ stick butter to the pan. Simmer for about 30-35 minutes stirring and mashing periodically, add back reserved water if needed.

Season the squash with salt and pepper to taste and serve piping hot.

Now using the prepared leftover squash from above, comes this really easy main dish!

IngredIenTS:1 Jar (26 oz) of pasta sauc

a plain marinara or vodka sauce works quite nicely24 jumbo pasta shells12 oz (or a little more) cooked yellow squash

M.u.D. newsNew�Restroom�Facility:

The new restroom facility is nearing completion. The restroom was opened for use during the July 4th weekend. The M.U.D. is very excited to have this much needed facility within our park.

Watering�Schedule:�The M.U.D. follows the City of Round Rock watering schedule.

Please follow the schedule below and remember to water in the early morning or late evening. Also remember to not water on Mondays because that is the water plant recharge day.

from the Manager’s Desk…My name is Stacey Pye and I am your Community Manager for

the Chandler Creek, HOA. One of my responsibilities as your community manager is to complete semimonthly compliance inspections of the neighborhood. During my inspections, I make sure that everyone is following the Chandler Creek HOA covenants and restrictions. Some of the most common violations are trash receptacles left in public view, boats and trailers parked in driveways, yard waste & tree limbs left on the curb, and mowing, edging, or weeding not being kept up. I understand that the heat and lack of rain have made it difficult for many to keep the lawns looking green; however, it is still important to maintain yards so that they do not become an eyesore for your neighbors.

There are many yards in the neighborhood that have not had grass in years and have turned to mostly dirt. There are many ways to bring a yard in this condition back into compliance. One success story was recently sent to us by a neighbor on River Crossing Trail. They were watering their yard regularly and it was not getting green. After receiving notice from the HOA about the needed attention to the lawn, they contacted us to share their concerns and ask that we work with them during their efforts to get the yard back into compliance. They then aerated and spread dillo-dirt and the yard was brought back to life. The problem was solved and all it took was communication.

If you ever need help or have concerns about a violation that you receive, please contact me and I will be happy to help you.

For many homes in the neighborhood, a good tree trimming will also help tremendously with struggling lawns. Please also keep in mind that tree canopies need to be maintained so that they do not impede traffic.

Another good resource for residents is the Williamson County Environmental Complaint website. If you have neighbors that have over grown back yards or anything considered hazardous to you or your neighbors on their property, please notify Alliance and also file a complaint with:
