Comment 9:Metal roof coverings can be notoriously difficult to age. The inspector also could not locate any permits for recent roof replacements with county records. It is recommended to ask the current owner when the roof was last replaced, so a plan can be set for the next roof replacement. The roof covering was in satisfactory condition during the inspection, and the inspector estimates at least 15 years of remaining life but there may be more.

Comment 21:The motor capacitor for the heat pump only put out half of its intended output. This will result in a heat pump that inconsistently starts, and it is recommended to replace the capacitor. This repair should be conducted by a licensed HVAC technician.
