STATE28 are a boutique studio located in Mount Lawley providing
design and project management services for commercial and
residential interiors. In addition our company has an established
facilities management division servicing clients throughout the Perth
metropolitan area.
Our passion for creating environments that make peoples lives better
is the driving force behind STATE28. Guided by founder and managing
director Miriam Terry, strategic and considered processes are adopted
across all three sectors of the business producing innovative outcomes
for each unique project requirement.
STATE28 are a client-focused studio employing a holistic approach
for each individual brief. This core company value has seen the team
consistently communicate and deliver outstanding results, leading to

CONSULTATION
A thorough analysis of your space is essential to provide you with the
most efficient design that best meets your needs. Our sketch designs
will give you the opportunity to visualise your space, and ensure the
property you’re considering has the features and benefits you’re
looking for.
DESIGN
We believe that intelligent planning is the key to a successful fit out.
Collaborating with our Interior Designers ensures you maximise every inch
of your square footage. Our design service offers everything from space
planning and engineering to furniture and finishes selections. It is our aim
to portray your company philosophies and values throughout the fit-out,
giving the space an identity that is your own. We enjoy sharing our extensive
product knowledge to ensure each and every design is unique.
DOCUMENTATION
A full set of documentation drawings is provided to our client and relevant
trades in order to complete our project. This documentation is to a high
standard and is produced in AutoCAD software. Upon project completion,
the ‘As Built’ drawings are issued to our client in a complete Handover
Document for their ownership and reference.

procuring quality finishes and furniture, on time installation and on budget
projects. We value the expertise of the partners that build and construct

quality projects to our clients.
ONGOING CARE
We provide you with all relevant specifications, warranty and care information,
licenses, compliance forms and As Built drawings that you may require in
the future. We have a thorough “walk-through” with you to ensure every
detail is completed to the highest standard. Our relationship doesn’t end
there! We’re here for you for any ongoing maintenance and requirements
you may have in the future.

To ensure your business is functioning at optimal capacity it is crucial
that your property is carefully maintained and presented. Achieving this
without distracting your team from their most important role - servicing the
business, requires the engagement of a specialist working within an array of
property maintenance services.
STATE28 partner with businesses to facilitate the efficient operation of
buildings and properties for their clients and occupants. Our services include
repairs, maintenance, refurbishment and technical servicing as well as a
range of support roles including in-house design. We work within but are not
limited to office tenancies, hospitality, universities and residential buildings.
Our facilities management solutions are delivered through a combination
of in-house workforce and qualified suppliers and sub-contractors. The
sub-contractors we engage with are an extension of our own team; they are
certified and inducted within our company procedures as well as those of the
clients they’re working with.
STATE28 are a service-focused business achieving successful outcomes by

Miriam Terry Director
Miriam is the Director of STATE28 Interiors.
Since inception, the company has engaged
in projects from commercial workspace to
residential, and quickly became recognised for
their bespoke and innovative designs.
Prior to founding STATE28 Miriam lived in
Houston, where she worked for one of the
USA’s largest residential lifestyle companies.
Their demanding standards of service were an
inspiration to her and today they form the heart
of STATE28’s values. This passion for service
and attention to detail has seen the company
build an enviable client base.
Rebecca Antos
Interior Designer
Rebecca’s extensive 10-year experience in all
aspects of commercial design brings a great
depth of expertise to STATE28. Known for her
fresh and creative interior solutions, Rebecca
infuses them with her signature charm and
clever eye for design.
Rebecca has a friendly approach to life and is
greatly inspired by the environment around her.
Whether it’s office, retail or hospitality, Rebecca
can turn any space into an interior delight.
Ashleigh Elliot
Interior Designer
Originally from the Sunshine Coast, Ashleigh
spent six years living in Tasmania before moving
to Perth. Her studies at UTAS sparked a passion
for sustainable design and materials.
Ashleigh loves taking on a challenging interior
and enthuses the idea of adaptive reuse of
spaces and products. Besides the thrill of
transforming interior spaces, Ashleigh has a
passion for jewellery and product design and
is an active member of the Design Institute of
Australia.

04 MEET THE TEAM
Kathleen Hunter
Interior Designer
Kathleen has a background in residential
decorating and styling. She also spent a
period of time working overseas, employed
as a designer for a high-end Danish furniture
company in Harrods, London. Since returning
to Perth, Kathleen has continued to pursue her
love of residential interiors, which led to her
arrival at STATE28.
Kathleen is a determined and enthusiastic
member of the design team who loves meeting
new clients and building strong working
relationships.
David Terry
Facilities Manager
David is an invaluable member of the STATE28
team. His previous role in Local Government
supervising and managing large-scale budgets,
in addition to his position as Health and Safety
Officer, has contributed to his success as
Facilities Manager.
David is a patient, level-headed operator, and
no task is ever too big or small. He ensures that
every STATE28 project is completed on time
with rigorous care and attention to detail.
Christopher Mo
Facilities Co-ordinator
Christopher graduated from Curtin University
with a Bachelors of Applied Science in
Construction Management. During his studies
he participated in an internship program
in Shanghai for a company specialising in
prefabricated houses and building materials
which he enjoyed immensely.
When Christopher isn’t working hard at the
office you can find him at the gym where he
participates regularly in Boxercise and Crossfit.
The STATE28 team is very excited to call this
energetic and dedicated individual one of

Charter Hall is one of Australia’s leading property groups who own and
manage 276 commercial properties around Australia including office
buildings, retail centers, and industrial assets. State 28 were recently
engaged to upgrade the lobby of one of their Perth tenancies, Eastpoint
Plaza, located on Adelaide Terrace.
The brief required our team to work with the existing granite flooring and
take advantage of the generous volume and height evident in the entry
hall. The clients wanted to achieve a gallery-like feel within the lobby that
would evoke elegance and a contemporary welcome for visitors and workers
circulating through the building.
State 28 have used a sophisticated furniture palette to ground the scheme,
inserting playful installations such as the iconic fabric ‘Clouds’ and
‘Nanimarquina’ floor rug to add visual interest and points of focus. The
pendant lighting and gold planters finish the space with luxurious flair,
emphasising the beautiful volume and bountiful light inherent within the
interior space.

CHARTER HALL EASTPOINT LOBBY

Country Wide Insurance Brokers is a general insurance brokerage with a
network of branches throughout Western Australia. The relocation to their
new premises in Cloverdale offered the opportunity to bring two divisions
together into one considered workspace.
STATE28 were engaged to design and develop an office space that addressed
their requirements to create an engaging open plan environment without
compromising the need for privacy and offices. With an expansive wall of
windows, the layout took advantage of as much natural light as possible to
energise the space.
Instead of a traditional reception STATE28 designed a feature wall that guides
clients to the management side of the tenancy or the open plan for branch
members and providers to meet and conduct training. The warm textures
coupled with bold mirrors create a desirable interior entrance.

COUNTRY WIDE INSURANCE BROKERS

Altegra are a commercial real estate company operating out of the Perth
CBD with a strong focus on client relationships and service. State 28 were
engaged to design a complete fit out for the company’s new office. The
relocation was in line with their rebrand therefore presenting the perfect
opportunity to define Altegra within the commercial property market.
In addition to representing Altegra’s brand identity, State 28 also needed to
address the way in which employees worked with each other within the office.
The resulting interior provides a systemised and efficient layout to facilitate
both solitary work and collaboration both within the open plan office and
adjoining meeting and boardrooms. The chosen palette in the workspaces
provides a gentle mix of both warm and cool elements, and subtly introduces
the company’s corporate colours. The joinery in the reception area reflects
the dynamic and contemporary business that Altegra is, creating a powerful
first impression to visitors of the space. Altegra’s new office is a carefully
considered and effective space in which the team can propel their new brand
now and into the future.

ALTEGRA PROPERTY GROUP

Subsea 7 is an oil and gas company who perform complete subsea field
developments. They provide design, engineering, construction, installation
and facilities maintenance for the subsea production of oil and gas. Located
on St Georges Terrace in Perth’s CBD, Subsea 7 engaged us to redesign
their reception and tendering areas on level 11. In response to their brief,
our aim was to engage the subsea environment throughout the interior. The
colour palette is indicative of the companies existing corporate colours that
are illuminated in the signage and carried throughout the fit out.
The reception is designed to be an open, welcoming space, identifying
Subsea 7 as a company. Through materiality and texture, the space features
finishes and elements reminiscent of subsea; the wall tiles imitate the
waves of the ocean and the gloss finish quartz carpet reflects the ocean bed.
This sand like surface aligns next to a warm timber-flooring axis through the
building. Moving through the tenancy are the private offices, workspaces,
and meeting room. It was important these spaces weren’t isolated from the
rest of the spaces though they were still required to be secure. To achieve
this, we created an open plan layout wrapped in wave frosting design. The
translucent materiality gives the workspaces security and acoustic privacy,
while still being interactive and connected to the exterior spaces.

SUBSEA 7

JWT are a world-class advertising agency that pioneered the communications
business. They are a company who think ahead, know how to communicate
effectively, and deliver brand response & business results. These company
attitudes are why they are entrusted to create ideas for some of the worlds
leading brands. The company has recently opened an office in Perth with a
prime location on Wolf Lane in the CBD. State 28 was engaged to create a
space that portrays their outgoing and professional company philosophies.
The interior canvas featured timber floorboards, old brickwork, an exposed
truss ceiling with bright splashes of yellow – it was already a beautiful, but
vacant space.
Our works in the space are quirky and bold. We reupholstered an old lounge
with bright flamingo and velvet fabric, which sits next to a yellow-framed
timber coffee table and bright textural ottomans. It was intended that the
new kitchen would potentially cater for small gatherings, and therefore was
important to incorporate it within the foyer as a breakout space. The tenancy
features a grass-like runway from the entrance, through the workspaces,
leading you to the unique boardroom. Here we created an original carpet
design that incorporated JWT’s company colours framed with a fluoro pink
skirting trim.

J. WALTER THOMPSON

BHP Billiton is a leading global resources company. Their goal is to create
long-term shareholder value through the discovery, acquisition, development
and marketing of natural resources. State 28 was engaged to create five
hand knotted rugs for the foyer area of Brookfield Place that were unique in
their designs and creations. They reflect the philosophy and values of BHP
Billiton.
The rugs are woven to express the life and environment, using colours and
textures found here in Western Australia and those that represent BHP
Billiton. This bespoke work of fine art has been created with natural dyes
and hand weaving evoking an emotional response from the peripatetic
pedestrian experience. Each rug has been custom made to fine detail; the
design and weave are unbalanced and have no repeat. No two rugs are
identical knot for knot; the artisan’s touch created fine art that draws you
into the complexities of the design. The hand knotted rugs are not only
beautiful but also extremely durable as the natural dyes and hand spun wool
used is unusually hard wearing.
The outcome is unseen anywhere else, and represent the global resource
company that BHP Billiton are, highlighting their values and culture.
