The 162±-acre Camp Rock Ranch is surprisingly close to Denver in an alpine wilderness with a trout stream

LOCATION AND AREA
Camp Rock Ranch is approximately 20 miles west of Evergreen, Colorado via Upper Bear Creek Road and Camp
Rock Road. Evergreen is a picturesque foothills community that offers easy access to downtown Denver plus
boutique shopping, restaurants and all services. The ranch is approximately an hour drive from both Denver and
major ski areas and is its own nature preserve. This “end of the road” gated sanctuary is nestled into wilderness
on the flanks of the 14,264' Mount Evans and is surrounded by National Forest and the Mount Evans Wilderness
Area. Seasonal access is provided by a forest service road. Elevations on the ranch range from 8,800' along the
creek and meadows to 9,200'.
PROPERTY DESCRIPTION
The 162± acre ranch is completely surrounded by National Forest and a wildlife wilderness preserve. The historic
1,500± sq. ft. log hunting lodge has been completely restored and updated with modern appliances and fittings.
The lodge boast a massive native stone fireplace and a large picture window in the great room that frames views
of majestic snowcapped mountains and wild flower meadows. The ranch is off the grid and served by a large
new solar array and backup generator and comes fully furnished.
RECREATION AND WILDLIFE
A trout stream runs through this jewel of a ranch for approximately one half mile. Many more miles of stream,
as well as alpine lake fishing, are accessible from the ranch but are nearly inaccessible to the public. Trophy elk,
deer and other wildlife abound in the area. Some of the finest trophy elk hunting in America is to be had on the
ranch. Meadows filled with wild flowers reminiscent of The Sound of Music, rock outcrops, old growth forest and
aspen groves make this a truly special place. There are hiking and equestrian trails to high mountain lakes in the
thousands of acres of surrounding wilderness. Total seclusion and relatively easy access truly make this a one of
a kind retreat.
NEARBY COMMUNITY
Evergreen, Colorado was originally a ranching community and mountain tourist mecca on the banks of Bear
Creek. During the 1920’s and 30’s famous big band leaders such as Tommy Dorsey and Lawrence Welk played
in the ballroom of the nearby Troutdale-in-the-Pines resort. The resort was a favorite mountain retreat of Teddy
Roosevelt and such Hollywood celebrities as Clark Gable, Jack Benny and Greta Garbo. The completion of
nearby Interstate 70 and modern parkways have now made Evergreen a convenient commuter community for
Denver. Downtown Evergreen has retained its rustic charm and western mountain ambiance.
WATER
The headwaters of Bear Creek are on the property and meander through the ranch’s meadows and canyons. The
owners are pleased with the fishing and have not felt the need to alter or enhance the creek. A modest stream
habitat enhancement program could improve trout holding capacity. Another small tributary spring flows past
the lodge. Household water is provided by a well.
TAXES
AG-forest zoning and a forest management plan with
the Colorado State Forest Service insure minimal real estate tax of $788.40.
