Dear Round Rock Ranch Residents,Our first month and a half has been a very busy one with the transition to our new

property management company, Spectrum Association Management. We pushed up the start date to May 15th and on May 16th I rode along with the site manager and site supervisor for our first round of property inspections in RRR. There were 416 violation notices sent out to homeowners, that is over half of the residents that live here. If you received a notice, please correct the violation as soon as possible to avoid further notices being sent and a possible fine being assessed to your property. If you rent your home, please make sure your renters are in compliance. This will help save HOA $$$.

The pools are now open and in full swing and there have been a few issues concerning safety and violations. Please remember if you have a party or get together at the pool with more than two guests you are required to fill out a pool reservation agreement form. The reason for this is to make sure there is not a conflict with another event at the pool or we exceed the number allowed in the pool area at one time. Another problem is the garbage; if you have an event at the pool you are responsible for taking your trash with you. The Sundrop Pool backs up to a greenbelt area and with that comes critters, they come at night, tear into it and then spread it all around and into the pool. Many have complained about the dirty/cloudy pool water; trash and food debris is very contaminating to pool water.

NO BALOONS IN THE POOL AREA, PERIOD. They get into the filter system and clog it up. Please take the time to read and fill out the pool reservation agreement.

DO NOT OPEN THE POOL GATES FOR ANYONE. We have a big problem with under age children and non residents swimming at the pool. It is a violation of pool rules to open the gate for anyone and this can result in you loosing your pool privileges.

NO ALCHOHOL OR TOBACCO IS ALLOWED IN THE POOL AREA. I have heard from residents leaving the pool area because of drinking going on at the pool. This also can result in loosing your pool privileges.

We want to make sure our pools are safe and enjoyable for all this summer season. Please do your part to help make this happen.

Message from the PresidentRound Rock Ranch Movie Night

Round Rock Ranch residents came together on Summer Movie Night at the Sundrop Pool June 15, 2013 to watch ‘Escape from Earth.’ Families gathered early to enjoy the movie with popcorn, candy and cold drinks for everyone. It was a hot humid Central Texas night that was easily cooled off by a float in the pool to watch the film. Sherrill, the HOA social chair, did an amazing job setting up the successful evening.

July 2013A quick shout out to the Enclave Residents who came out to Clay

Madsen for the Annual Meeting last month! Thanks for making the time!

The two most important issues that were discussed at the meeting were the Accounts Receivables and Road Repairs project. The HOA currently has numerous members who have not paid against their accounts for months – these accounts add up to thousands of dollars outstanding. There is a process in place for collections including offering payment plans and PAMco is working on these accounts. Without these payments being made, we are unable to transfer the monthly savings amount being put aside for the Road Repair Project. While costs may change between July of 2013 and July of 2015, the project was last estimated at around $15,000 or approximately $158 per home.

Two vacancies on the Board of Directors were filled by Carole and Gayle of Briarton S. At the next meeting of the Board of Directors, offices will be sorted and then we will update the published information.

Speaking of the next meeting of the Board of Directors: The meeting is tentatively scheduled for 6pm on Thursday, July

18th, 2013 at the Fontanas’ house on Rosenborough Ln N. If you would like to attend and/or have a topic you would like to hear addressed, please contact Sara @ PAMco [email protected] or 512-918-8100 or email the Board directly at [email protected]. The Board will send email reminders will be sent prior to the meeting.

One of the topics currently on the docket to be addressed is a variance to the DCCR’s and the recently recorded Landscaping Guidelines that will give Enclave Residents a water saving option to the current turf grass requirements. The” Xeriscaping Guidelines,” which will require plan submission and Architectural Control Committee approval, are still in draft form and are available for your review. Please email the Enclave Board if you are interested in reviewing them or volunteering for this committee.

Fall seems like a long time away as we are just ramping up summer. Never the less, Clean-Up Day is right around the corner and tentatively scheduled for Saturday, October 27th, 2013. If you would like to participate or volunteer to help organize the event, please contact the Board. This year, we are will be trying to get some outside volunteers by seeking help from Ridgeview NJHS for their Community Service requirements. More on this after the school year develops – please email the Board if your child would like to be included in this project.

The Board has not received any updates or further complaints regarding the auto break ins that were occurring in early May. As a reminder, try not to leave valuables in your vehicles overnight and always lock your doors. The Enclave is as safe as it gets for neighborhoods in Round Rock but that does not mean we can let our guards down. The neighborhood is safe because we do not let
