03 | INTRODUCTION
PROJECT DESCRIPTION
The Cambria Hotel project and the adjoining retaildevelopment are located at the northeast cornerof Broad and Locust Streets in center cityPhiladelphia, also known as 219-231 South BroadStreet. The existing Parking Garage will bedemolished to make way for the new 14 storyCambria Hotel Hi Rise. The existing adjacent twostory retail/restaurant structure will be partiallydemolished and renovated as a newretail/restaurant project. Both projects will beunited as a complimentary mixed use projectfeaturing the open and transparentretail/restaurant use at the corner, with theadjoining 14 story hi-rise Hotel structure to thenorth. In addition to fronting on Broad andLocust Streets, the site also fronts on WattsStreet to the rear which is a service street.
The Philadelphia Cambria Hotel will be designedas a new urban brand for Cambria Hotelsbecoming its new flagship location when finished.The 153,151 sf, 14 story Hotel will provide 222keys, as well as: a two story lobby, a restaurantand bar, a small banquet facility, an indoor pooland fitness center, a rooftop deck, and supportand back of house requirements. The hotelconfiguration provides window fenestration on allfour facades with a courtyard along the northernside providing light and air to courtyard rooms ateach floor. The main hotel entrance and lobby islocated on Broad Street at the northern end of thesite where the ground floor level is pulled backfrom the property line to allow for an expandedwalkway and vehicular drop off lane. The loadingand trash handling facility is located at the rear ofthe project fronting on Watts Street.
The new retail/restaurant portion of the projectprovides 16,376 sf of ground level space withfrontage on Broad and Locust Streets and accessto loading at the rear on Watts Street. Thedesign maintains the existing structural baysalong Broad and Locust where new exteriorfinishes and glazing including a green roof isproposed. This portion of the project may bedeveloped with multiple tenants or a single tenantwhich has not yet been determined.
The project design integrates the wrap-aroundground floor retail space with the hotel towerabove by overlapping the two building forms andfaçade treatments. The ground floor retail spaceis wrapped in a brick colonnade with full heightglazing which extends as a glazed second floorcap featuring an articulated metal and glasstreatment which forms a screen in front of thesecond floor Hotel terrace. The Hotel towertouches down at the northern end of the sitewhere the Hotel marquee and two story lobbyglazing will expose the open interior atrium andtwo story grand staircase. The third floorhorizontal emphasis provides a horizontal base tothe hotel structure which floats above the retailcomponent.
The Hotel façade is divided into multiple verticalframes to accentuate it’s verticality and provide alayering of façade materials to promote shadowand character. A signature frame element wrapsthe Broad Street façade and a portion of theLocust Street façade breaking down the overallhotel mass into three vertical components. Thefaçade finishes include: brick, pre-cast concrete,porcelain tile panels, metal accent panels, andglass.

MATERIAL PALETTE
The proposed building materials embody apalette of durable quality products familiarto our region and appropriate to a centercity location. The mixed use building isproposed as two components- a) theground floor retail building with ahorizontal emphasis featuring glass, brickand articulated metal work, and b), theHotel tower above. The Hotel tower isconfigured as a 14 story hi-rise above theretail with a pallet of finishes designed toprovide a layering effect to accentuateverticality, as well as promote shadowswith an articulated façade for enhanceddepth and character. The Hotel façadematerials include: brick, articulatedmetalwork and frames, porcelain wallpanels, glass, and GFRC pre-cast panels.

SUSTAINABLE DESIGN
The mixed use Cambria Hotel and Retail project design willprovide a variety of sustainable design LEED-like features. Theurban site will be re-purposed as a new mixed use Hotel and retailsite that will be able to take advantage of its center city BroadStreet location that’s within a short walk of all types of publictransportation. Where possible on the Southern side of the retailsite, the existing building structure will be retained and re-used.Consideration for minimal energy usage will be included in theproject design to create a sustainable and healthy building.Examples of specific sustainable design features will include:

• Connected to mass transit; located with ¼ mile of Septa Broad Street Line, multiple Septa Bus stops, and the NJ Patco commuter line.
• Improved Storm water Management Plan including a Green Roof to reduce flow and rate of storm water run-off.
• Native Landscaping materials• Bike Racks• Car Share
