    Weathering the storm

    Calgary is doing more than

    holding its own

Y oud think the heavens had opened up and rained a torrential beatdown on the economy and housing market in Calgary. To be sure, its been a challenging 2015 so far, but hardly a perfect storm of conditions to bring on the end of the world as we know it, as some would have you believe.

Take, for example, Canada Mortgage and Housing Corp.s recent assessment that the housing market in Calgary and in Edmonton, as well, for that matter remains safely in the low risk category.

No doubt, the prolonged slide in oil prices has spooked some prospective homebuyers and owners. But if youve lived in Calgary for the last seven or eight years, you know this is not the fi rst slowdown the market has experienced.

Additional proof comes from RBC, in its latest Housing Trends and Affordability Report. Not only is Calgary shown to still be one of the most affordable markets in Canada, homeownership affordability actually improved in the second quarter, in two of the three housing categories monitored.

Indeed, owning a home in the city at market price remains more affordable than it has been, on average, since the middle of the 1980s, RBC says.

Conditions may not be ideal and additional challenges could emerge, but the Calgary housing market is more than just holding its own.

    Inner City Living

Buyers embrace the urban lifestyleby HEATHER RYAN

THERE IS AN OLD saying in real estate that its all about location, and for many of todays young professionals and empty nesters who desire an urban, care-free lifestyle, their ideal location is inner-city and downtown neighbourhoods.

Thats why youll discover fabulous apartment-style condos, townhomes and infills in sought-after communities such as Kensington, the Beltline, East Village, Inglewood and Victoria Park just to name a few.

Calgary is an alive and evolving city and theres a trend toward urbanization that is just going to continue, says Robert Duteau, senior vice-president, development, Grosvenor Americas, which has been a property investor in Calgary for more than 20 years. People are making a lifestyle choice about living in the urban centre; they want to be able to walk to work, restaurants, nightlife, shopping and they want the freedom to travel.

    Despite the economic slowdown,

Grosvenor remains confident in the Calgary market and has two signature condo highrise projects under construction, and more on the horizon.

Current projects include Smith in the Beltline on 15th Avenue and 6th Street S.W., and Avenue in the West End at 5th Avenue and 10th Street S.W.

This is also a fantastic time to get positioned for our next big project, says Duteau. Weve secured another premier site in the central Beltline which is where were focused and will continue to build because its a vibrant community that offers a tremendous urban lifestyle.

For over a decade, Qualex-Landmark Group has been especially drawn to the Beltline, which has always been a great place to live, but continues to get better as it densifies and attracts great architecture, says Parham Mahboubi, vice-president, planning and marketing. Over the last decade, the gradual densification of the Beltline has contributed to creating greater community vitality. We see more pedestrians on the streets right into the evening hours, and this is only a glimpse of whats to come.

Qualex-Landmark is currently selling Park Point at 12th Avenue and 2nd Street S.W. and has acquired other property as it continues to place its sights on the long term growth in Calgary.

We specifically chose Calgarys Beltline community because it is a very established and vibrant neighbourhood PHO

with a rich array of amenities and services within a short walk, says Mohammed Esfahani, president of Qualex-Landmark. Downtown living is becoming increasingly popular due to walkability and the convenience of access to amenities.

On the other side of the river, Battistella Developments is developing its second building, LIDO, in Kensington, which is one of the most sought-after inner-city communities, says Ijmal Haider, manager, sales and marketing. We get quite an array of buyers here because everything is nearby restaurants, grocery store, parks, the river, the LRT and all in walking distance.

Kensington has a strong sense of community and there is always something going on, he adds. We also seeing an increase in the density and its bringing in a whole new group of buyers that werent here before so thats adding to the excitement.

Condo buyers arent alone in selecting an urban lifestyle, several single-family homeowners are choosing to remain in their coveted inner-city neighbourhoods tearing down and rebuilding homes to suit their needs, says Ryan Hall, vice-president, marketing and communications for Baywest Urban Living, a division of Baywest Homes.

Typically the homeowners love their neighbourhood, being in a mature community with established amenities they can walk to and, if they work downtown, being able to minimize their commute, Hall explains. They dont want to change their lifestyle so we work with the homeowners to redevelop their property.

Many of these homes are 1960s or 70s era bungalows and usually size and function are the biggest issues, so we provide a turnkey solution to urban development, he says, adding theyve rebuilt homes in inner-city neighbourhoods such as Elbow Park, Mount Royal and Stanley Park.

With the highly anticipated opening of a new showhome parade, the launch of an exclusive new townhome project and being featured in Canadian Geographic magazine there is lot of excitement surrounding Saddlestone in northeast Calgary.

Genesis Land Development has crafted Saddlestone with a fused grid design the first of its kind in Canada, which made it the focus of a recent four-page feature in Canadian Geographic. The fused grid design promotes a pedestrian-, environmentally- and family-friendly atmosphere that strikes a balance between providing efficient routes for vehicles and pedestrians.

The design creates a tranquil and safe neighbourhood giving more opportunity for families and children to enjoy green spaces and increases the amount of pathways and the potential for social interaction, says corporate marketing manager Jesse Coderre.

The intricate pathway system in Saddlestone means

residents are more encouraged to park the car and walk to the four community parks and other great amenities, including two ponds with seating areas, a playground, soccer fields, ball diamonds and a school site currently under construction.

As part of its green theme, Saddlestone features rain gardens that filter runoff pollutants, conserve water and foster an environment for the creation of plant habitats.

The walkability and sustainability aspects of the community, along with its great amenities and new housing choices are garnering a huge response from new homebuyers eager to call Saddlestone home, Coderre says.

Weve released 119 lots in Phase 7 and its selling out in record time, he says. Were seeing a great response from buyers as were over 25 per cent sold.

Were really excited about opening our new showhome parade in Phase 7 on Sept. 19; its the first new parade in a couple of years so people are eager to

see these new models, he notes. Genesis Builders Group is the exclusive builder in this phase and weve revamped our product line to improve on the designs and better meet the needs of our buyers.

The new parade features three two-storey front-attached garage showhomes the 2,629-sq.-ft. Windsor with four bedrooms and four bathrooms; the 1,954-sq.-ft. Carlton with three bedrooms and 2.5 bathrooms; and the 2,228-sq.-ft. Bentleigh with four bedrooms and 3.5 bathrooms.

Weve upped the ante on these showhomes with features and finishes so were very excited about them, Coderre says. These homes are fabulous, adjacent to major green space and across from the new school (under construction); I think people will love them.

This new phase also features a new townhome project by Genesis called Ashbury, which consists of just 24 townhomes in three different styles to meet differing budgets and lifestyles.

We will launch sales in Ashbury at the beginning of September, Coderre says. Buyers can choose from pre- selected Standard in Your Home options or personalize with an array of Make it Your Own options to personalize. Weve made the whole selections process fun and easy for buyers.

Ashbury presents three townhome styles: Garden,

a one-storey plan with one bedroom and 1.5 bathrooms; Courtyard, a two-storey plan with three bedrooms, 2.5 bathrooms and double-car garage; and Park, a three-storey townhome with three bedrooms, two full bathrooms, two half-baths and a double-car garage. The townhomes range from 645 to 1,620 sq. ft., start from the $230,000s and are adjacent to a park and pond.

Residents in Saddlestone love the exceptional amenities, especially the Genesis Centre, which is in walking distance and is a great resource and recreation hub offering a doctors office, immigration services to help new Canadians, child care, a library and YMCA, that includes an indoor pool and gymnasiums for indoor sports.

Saddlestones great location and pathway system allows residents to walk to other amenities such as parks, the rain gardens, a Safeway, restaurants, services and other shops, the LRT and the park n ride. Its also close to Stoney Trail, Falconridge Boulevard and 80 Avenue N.E., providing easy access to downtown and other parts of the city.

Genesis also offers a terrific referral program ANYONE can refer a friend to Genesis and both parties will receive $2,500 after the purchase is complete and the buyer moves in. To learn more about this and for more information about Saddlestone, visit the showhomes, open Monday to Thursday from 2 p.m. to 8 p.m. and noon to 5 p.m. on weekends and holidays. Genstars Waldenlaunches new phases, housing styles

With the return of several different housing styles for the entry level market the selection keeps getting better for new homebuyers looking to make a home in Walden in southeast Calgary. Were really excited to offer more choices for homebuyers and we had a successful showhome opening this spring especially due to the return of the starter market, says Patrick Briscoe, development manager for Genstar Development Company, which is creating Walden.

    23

  • The starter home product had been missing from our lineup for some time, so were happy to have them back and its really driving sales in Walden, Briscoe says. When you consider the doom and gloom about the economy, the response were getting is beyond our expectation and were pleased to now be able to provide all the market segments in Walden.

Among the new offerings in Walden, Homes by Avi has a semi-detached product line with four new showhomes in two locations. While Excel presents lane homes and zero lot line homes with front garages and has opened three lane showhomes and two zero lot line showhomes.

Excel has also launched an incredible separate sales centre by the lane showhomes to provide visitors with information on their homes and the community, Briscoe says. Its also an onsite design centre, which is the first time theyve done that, so people buying an Excel home in Walden dont have to venture outside the community to make their selections, which is pretty special.

In Phase 21, Avi Urban is following its highly successful Edison in Walden townhome development, which is now completed, with a new townhome project called Jackson, while in Phase 19, Rockford Developments is expected to launch Axis at Walden this fall, which offers townhomes with garages.

Another exciting offering for the starter market is a condo apartment development that is expected to launch later this year by Cardel Lifestyles. In Phase 25, Cardel Homes is building a laned product with detached garage and front-attached garage homes on zero lot lines both aimed at offering affordability for first-time buyers.

Activity is also continuing in Waldens immensely popular move-up and semi-estate lines with Cardel Homes, Cedarglen Homes, Homes by Avi and Excel Homes building move-up homes and Cardel and California Homes building semi-estates in Phases 23 and 24.

with a second major entrance (194 Avenue S.E. was the first), Briscoe says. 210 Avenue will also be home to a new 65-acre, 700,000-sq.-ft. regional commercial centre that will be developed over the next few years and have lots of amenities.

Calgary Transit has also launched its first bus service into Walden, which was one of the most sought after things by our residents, so now they can take public transit to Shawnessy for shopping and the LRT.

Were also moving forward next year on the construction of a large storm water pond complex that will have pathways with mileage markers and a huge playground, which will be a big community feature for the next phase of Walden, Briscoe adds.

Walden already offers tranquil parks, open spaces and pathways, and presents a community where families can live, work and play. Named after Walden Pond, the community has been designed to ensure there is low impact on the environment and Genstar has been careful to retain native

trees and vegetation giving Walden the look of an established neighbourhood with an abundance of green space.

Walden has really become a vibrant, family-oriented community and were getting a great response from people because of the community being more established, Briscoe notes.

A major addition in the community, he adds, is the Gates of Walden commercial site, which includes a wide range of neighbourhood conveniences such as Save-On-Foods grocery store and Shoppers Drug Mart. Residents also appreciate that they have easy access to a wide range of shopping opportunities just a short drive away along MacLeod Trail and in Shawnessy.

Walden residents have quick access to MacLeod Trail and Stoney Trail, as well as to Deerfoot Trail; and its just five minutes to the Somerset LRT.

For more information on Walden, visit the showhomes, open Monday to Thursday, 2-8 p.m., and weekends and holidays, noon-5 p.m., or visit waldenliving.ca.

Being awarded as the best community in Canada, Alberta and Calgary its easy to see why people are choosing to live and raise a family in Mahogany.

Winning these awards shows the quality and vision that weve created for Mahogany has been a success and theyve resulted in increased confidence and sales in the community, says Scott Hamilton, director, marketing & communications for Hopewell Residential, which is crafting Mahogany in southeast Calgary.

Mahogany is indeed a special community as it offers a

four-season playground where homebuyers can experience the ultimate lake lifestyle centred around Calgarys largest fresh water lake Mahogany Lake.

This year we were thrilled to open the residents Beach Club and the Main Beach Site, says Hamilton, noting the 22,000-sq.-ft. Beach Club is home to community events and educational and recreational programs. Outside the beachfront building residents can spend their summer days lounging with a book and picnicking on the beach, swimming, kayaking and canoeing in the lake. In the winter they can enjoy skating and hockey.

    Affordable LUXURY!

CONTRARY TO POPULAR BELIEF, a hefty budget is not mandatory in order to create an elegant and glamourous room. The secret lies within the art of skillfully creating the perfect balance. The overall feeling when you walk into a space is comprised of many different elements working together. By carefully selecting the right pieces, the end impression will be very similar whether you spent a high end budget or a moderate one. I fi rmly believe in this, and have founded my design fi rms philosophy around it.

In this beautiful bedroom, we wanted to designed a space that felt glamourous; rich in textures; bold; elegant but also timeless without breaking the bank. It is essentially a monochromatic design scheme using blues and whites. Using bold contrasts of light and dark is a great way to offer a strong, easy and cost-effective drama.

CREATING THE LOOK WITHOUT BREAKING THE BANK:1. Creating a impactful focal point is key. In this case we used a traditional, bold fl oral pattern in many shades of blues as the focal point. We had it custom made with our artisans at a much more affordable price then you could fi nd retail. We installed it very high up on the wall, which really helps anchor the space.

    2. Using refl ective surfaces. Mirror is a super-easy and affordable way to give the room a glamourous feel. We used mirrored night stands complemented by elongated decorative mirrors.

    3. Layer many different patterns together. In this room, the interest was created by using a multitude of different, very complementary patterns together. The lighting fi xture, the textured area rug, the beautiful quilt at the end of the bed, the pillows and the headboard are all very bold and busy patterns. They are

softened by the cream accents we used throughout. This makes it well balanced and also takes away the focus from having to spend a lot money on individual items.

    4. Shiny metallics and crystal. Some sparkle and shine always helps to enhance a glamourous look and feel. Metallics and crystal do not have to be used in large quantity, but a repetitive amount throughout can create quite an exquisite fi nish. In this room we indulged in silver nailhead studs around the headboard, the benches at foot of the bed and in accessories. A few extra touches of crystal in the chandelier and the side lamps also helped further achieve the glam feel.

The sum of its parts concept holds true when looking to create an affordably designed space that looks luxurious and elegant. It is not about the price of each item, but the combination of the items combined that makes all the difference. We like to assure people that they dont have to spend a fortune on every item as long as the budget is spent wisely on items that matter the most that will have the right impact. That is what smart design is all about!

At the site are two beaches, a fishing dock the lake will eventually be stocked with fish a hockey rink, tennis court and splash park, which is really great for the kids, he notes.

Mahogany also presents a full-range of attractive housing styles and opened a new showhome parade in May in its Lakeland Collection of laned homes by Hopewell Residential (formerly Sabal Homes) and Innovations by Jayman. Also in this collection, a new parade of front garage homes by Excel Homes, Hopewell Residential and Jayman BUILT opened Sept. 12.

Were really excited about our opening in late August of our first estate showhomes on the island by Calbridge and Morrison Homes, which are phenomenal, Hamilton says. These homes are part of the Island Collection, which are on a gated island and consist of 22 estate-sized home sites ranging from 56- to 64-ft. wide. Each home comes with

private beachfront and lake access, personal dock access and a private neighbourhood entryway.

These homes are unique because they all back onto water and there is simply no other location in Calgary that compares to the Island Collection, he adds. Its in a class by itself and we will have a second island that will be released at a later date.

Also for estate buyers, Mahogany has a Reserve Collection of estate homes by Calbridge, Morrison and Homes by Avi. Many homes in this exclusive collection offer triple-car garages, custom features, walkout basements and direct lake access.

Besides the laned and front garage homes in the Lakeland Collection buyers can also choose from rear-attached garage homes by Hopewell Residential and detached rear garage homes by Hopewell Residential, Innovations by Jayman and Stepper Custom Homes.

As well, there is a wide range of multi-family choices in the Boulevard Collection including attached homes, townhomes and condos by Jayman Modus, Homes by Avi and Hopewell Residential, which recently opened sales in Sandgate, a new four-storey apartment condo project, Hamilton says.

When you look at the home styles in Mahogany, the community offers something for every buyer from the entry level homes starting from the $200,000s to the ultra-estate with homes priced over $1 million.

Along with the lake amenity, Mahogany is home to a community park system, which features a ring of pathways and interpretive areas surrounding scenic naturalized wetlands, and it has five designated school sites. Its also connected to the Greenway project being developed by Parks Foundation Calgary, which when complete, will be a 138-kilometre network of parks and pathways that will

encircle the city.Residents also appreciate Mahoganys great location. It

has easy access to Stoney and Deerfoot Trails, is close to major amenities such as the South Calgary Health Campus and shops, services and more in neighbouring Seton and is adjacent to a future LRT station.

The community will eventually have its own conveniences within walking distance with the development of Mahogany Urban Village, which will bring neighbourhood essentials such as restaurants, shops and services close to home.

WITH THE SEASONS CHANGING AND FALL soon upon us, landscaping may be drifting from your mind. Landscape 360 would like to highlight a few ideas homeowners can contemplate throughout the fall and into the winter. Hiring a landscape contractor should be exciting and satisfying.

However, this can be a very discouraging time for some homeowners, unsure of where to begin, what you want it to look like and who to talk to. Here are a few tips to guide you through a satisfying landscape construction experience.

Have a plan. You can never call a company too early to plan for the following seasons project. Many Landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for your project to be started in your desired time frame. A landscape consultation in the fall is a great way to get a head start for the following year.
