•! Agency is a term for representation and there are two ways that I can help you as you look for a home to purchase. I can work with you as either a Customer or a Client. (you can then use the handout to show the differences between the two)

•! “By choosing me as your buyer’s agent, you get the benefit of having someone looking out for your best interest and not the seller’s.

•! “If you are comfortable with that, this is the form (take them through the Buyer’s Agency Form) we use.”

5.!Funnel process (eliminates fears of missing something and paying too much)

•! “Our goal is to help you find a great home and, at the same time, make sure you don’t missing out on anything or pay too much. We have a process call the Funnel Process that will help us accomplish these goals. Would you like to see how it works for you?”

•! “The basic idea of the funnel is for us to put everything in the funnel that might work for you. This way you don’t miss anything. Then we’ll filter out all of the properties that don’t fit your criteria.”

•! Let’s start with what you have so far.” “Do you have a list of homes you have found that you are interested in?

•! Review what they have. o! “Have you gone inside any of these homes?” o! “What was it about these homes that caught your eye?”

•! Explain the Funnel Process (you will use it later, explain it now)

o! “I’d like to show you the process I recommend we use to help you in your home search. Would that be okay?”

o! “If it’s alright with you, we will start by putting these homes into what we call the

‘funnel’ and to make sure you don’t miss anything, let’s also put into the funnel any home you might consider. Will that be OK?” Discuss:

o! “Once we have everything in the funnel, we’ll start a simple process of

could work for you (and this can be a rolling top 3).” o! “Once you have identified your favorites, I’ll do a simple market analysis showing

you sold properties to help you get a feel for value. Our goal is to make sure you don’t pay too much.”

6.! Scale of 1 – 10 (pretend state)

•! This is used when you have two buyers and sense they may not be on the same page.

•! It is also a good exercise to help them create their “want” list and could be done as homework before they come in to meet with you.

•! Explain the concept of “the 85% perfect home.”

o! “Are you familiar with the concept of the 85% home?” “I have discovered that finding the ‘perfect’ home (the one that has everything you want) is difficult to do. Most people are thoroughly satisfied when they find a home that has at least 85% of the features they are looking for.

9.! Financing: Cash? Loan? House to sell?

•! “Will you be paying cash for this home or will you be getting a loan?” •! If getting a loan: “Do you have a loan arranged? Do you have a lender?” Do you

have your paperwork with you? •! “Would you like to meet with name of lender for a second opinion?” •! “There is absolutely no obligation to use name of lender. However, it will give you a

second opinion.”

Finding the Home (Funnel Process – completion of step #5)

•! The search will be based on what they discovered after meeting with the lender (Price and Terms)

•! You have the lender “Pre Approval” or “Pre-Qualification” Letter, now it is time to begin the funnel process. “As we talked about earlier, let’s get started with the funnel process and find the home that will work for you.”

o! Create your MLS search using the answers they gave you to your earlier questions.

Be sure to talk them through this as you are applying your search criteria.

o! Do this in front of them. Allow them to be part of the process.

o! Use MLS to show demand (if needed)

o! Discuss MLS Search 1)! View on-line (don’t like – eliminate) 2)! Drive by (if you like, we or just you drive by) 3)! Schedule appointments to see/show those that they like

Soft Closes with Buyers

A “soft close” – an easy, low risk question that requires a small, low drama decision. A “hard close” – a tough, high risk question that creates drama and requires a big decision. Don’t close until the “gate of the mind” is open Favorite Showing Questions (after the gate of the mind is open):

1.! Can you see yourself living in this home? Can you see yourself owning this home? Is

this one of your top 3? Is this an 85% home? 2.! Is this a home you’d like to own?

3.! When would you like to move in?

4.! Shall we see if we can buy this home? (power & party personality type)

6.! If they express an objection: So . . . is there anything else?

7.! Is there any portion of the home you’d like to see again before we leave?
