GENERALButterhole Farm lies at the edge of Mabie Forest, on the sloping sides of the Nith Estuary. With 130 acres or thereby of farmland, broadly divided into 50 acres of hill and 80 acres of pasture, there are stunning views out over the estuary and on a clear day over to the Cumbrian hills. The traditional steading, converted in the 1990’s to create a family home, accommodation is all on one level and has a traditional courtyard of outbuildings to the rear, suitable for storage, workshop and equestrian purposes. Further to this there is a modern steel framed shed.

The county town of Dumfries, about 4 miles away, provides several major supermarkets, popular high street shops, cafes and restaurants, both primary and secondary schools, as well as University facilities, leisure and retail centres, and the Dumfries and Galloway Royal Infirmary.

The area is renowned for its outdoor pursuits, with shooting, fishing and walking opportunities abounding on the region’s numerous estates, rivers, lochs and hills. For the mountain

bike enthusiast, there are the Seven Stanes mountain biking ranges nearby in the forests of Ae, Mabie, Dalbeattie, and Kirroughtrie. Golfers are extremely well catered for with several courses throughout the region including the championship course at Southerness.

Communications to the area are good. There are mainline train stations in both Dumfries and Lockerbie, whilst the M74 and M6 motorway networks are accessible within three quarters of an hour at Moffat and Gretna. The airports of Glasgow, Glasgow Prestwick and Edinburgh are all reachable in around one and a half hours by car, and provide both domestic and international flights. Ferries to Northern Ireland sail regularly from Stranraer and Cairnryan, both around an hour and a half distant.
