To support our development ambitions we have established a private development company, Latimer. It delivers and markets homes for private sale and leads on land acquisition.

Clarion Housing is the largest housing association in the country, with 125,000 homes nationwide. It also develops and markets homes for affordable rent and low cost home ownership as well as managing homes for private rent.

City meets country in Walthamstow

Banbury Park is a striking new 350 unit, mixed-use development of private and affordable homes in Walthamstow, North-East London, and makes up a significant part of the Blackhorse Road regeneration area. Established on a former industrial estate, homes at Banbury Park successfully integrate the adjoining countryside with the urban area. They are designed to provide the space and facilities necessary for modern city living, a factor that embraces the current demographic of the area as well as welcoming new residents to Walthamstow.

The site brings fresh opportunities, with state-of-the-art office space, complementary retail units, and sustainable landscape works, opening up the area and developing a thriving, more attractive place for both residents and businesses.

Clarion Housing will invest £1 billion in delivering regeneration and contributing to housing growth across Merton. Clarion Housing has submitted outline planning applications for 2,800 new homes on High Path in South Wimbledon, and Eastfields and Ravensbury in Mitcham. Under the proposals Clarion will redevelop these estates, rehouse all of its existing tenants and those resident homeowners who wish to remain.

High PathThe existing 600 homes will be replaced by 1,600 energy efficient new flats, duplexes, maisonettes and houses. Each will have private outdoor space and there will be a new neighbourhood park, community facilities and space for shops and businesses.

EastfieldsThe 1970s estate will be regenerated with up to 800 energy efficient homes in traditional streets, with new public open space and better access to surrounding areas and facilities.

RavensburyPlans include the refurbishment of 91 existing homes and the addition of up to 180 new ones, all with private outdoor space. Homes will be built to modern standards, but the village feel of Ravensbury will be retained.

After completing a deal for the iconic Cocoa Works building in York, Latimer is converting the site into 258 apartments for sale.

The scheme will have a mixture of 1, 2 and 3 bedroom homes, and residents will have the services of a concierge and other community facilities. A 4,000 sq ft convenience store is also proposed.

The Cocoa Works building has been empty for around a decade after Nestlé relocated to alternative premises. In years gone by, it was known evocatively as the Almond and Cream Buildings.

By reinvigorating an iconic York building and, at the same time, bringing much needed, high quality homes to the city, this is one of the Group’s most ambitious projects to date.

Located on City Road, EC1, The Lexicon is Islington’s tallest residential tower, rising to 117m.The scheme kick-started the regeneration of City Road, opening it up to the City Basin and Regent’s Canal.

It is a 50:50 joint venture between Mount Anvil and Clarion Housing Group, each partner investing equal equity into the venture. The bank funding was provided by Clarion Housing Group lending into the joint venture at commercial terms with security over the development.

Clarion Housing Group provided a debt facility of £30m to the City Road LLP at a commercial return of 13% to include interest and arrangement fees.

This facility generated an additional £4.1m return to Clarion on top of the £25m share of JV project profit generated – all to be reinvested in building more new affordable housing.

The partners worked collaboratively and creatively to deliver the scheme, the joint venture structure enabling the sharing of risk, knowledge and skills. It has since become the winner of the WhatHouse? Best Partnership award in 2017.

London City Island is a new neighbourhood on the Leamouth Peninsula in Tower Hamlets. The 12 acre site is surrounded by water and connected by a specially commissioned bridge. The site, which will provide over 1,600 new homes and 20,000 square metres of office space on completion, has been developed by Eco World Ballymore. In addition to new homes and commercial space, the scheme will provide community facilities and a waterpark, and is located a short walk from Canning Town station via a newly built bridge.

Clarion Housing was selected to work with Eco World Ballymore as their S106 partner to deliver the affordable housing element of the scheme. This is Harmony House, an 18 storey tower which contains 104 apartments for social rent, with between 1 and 5 bedrooms.

Better homes for Southwark

Clarion has many partnerships with local authorities. One of the most recent is with Southwark Council in South London, where over 600 new homes are to be delivered as part of the Southwark Regeneration in Partnership Programme.

This strategic partnership will see the Group invest £125 million, across ten sites in the south and the centre of the borough.

It will be a significant contribution to Southwark’s drive to provide good quality, well designed homes for its residents. Almost half will be for council rent, with the remainder a combination of homes for affordable shared ownership and private sale. A number of community and commercial units will also be provided.

Clarion Housing Group is delivering more than 400 new affordable homes at Castle Hill, the first village at Ebbsfleet Garden City’s Eastern Quarry site. The homes are a mix of flats and larger family houses, and tenures include affordable rent and shared ownership.

Ebbsfleet is the government’s flagship garden city development, where up to 15,000 new homes are being built along with new commercial, retail and leisure space, new schools and community facilities.

Clarion was one of the first developers to be granted planning permission by the Ebbsfleet Development Corporation.

Our people

Austen Reid Group Director of Development

Austen leads Clarion’s development business with an ambition to build 50,000 homes over 10 years. He was previously the chief operating officer at Circle prior to the merger with Affinity Sutton. Austen possesses significant real estate experience having held senior positions in large housing associations and Savills.

Rob Lane Director, Financial Planning & Investment

Rob supports, shapes, structures and monitors the Group’s residential development activity from a commercial investment and corporate finance perspective. He also leads on the creation and implementation of a Real Estate Strategy and PRS (Build to Rent) Strategy for the Group.

Richard White Land Director

Richard’s team is responsible for purchasing land for immediate development as well as securing sites of a strategic nature which will deliver homes in the longer term. He also helps to secure the necessary planning permissions to build the homes.

Nigel Tenwick Director, Commercial & Technical

Nigel joined Clarion after working for Lovell Partnerships where he was regional technical director in London. With more than 30 years in the construction industry, he gives Clarion in-house expertise to support its land led strategy while strengthening the Group’s engagement with the construction sector.

Philip Browne Director, New Business and Partnerships

Philip leads on new business and partnerships nationally for Clarion, including major public sector tenders, joint ventures and partnerships, and securing affordable housing development. He has over 20 years’ experience in residential development including five years as Partner at Knight Frank.

Bob Beaumont Director of Regeneration

Bob has led a range of projects which includes the regeneration of Durand Close in Sutton, the model for which has been praised as the gold standard in community regeneration projects. His career in housing spans over 40 years, beginning as a door-to-door rent collector for a local authority in South London.
