OpinionPerfect year endaugurs well for 2014

Building services is buzzingagain … it really is. No matterwhat the industry gathering

there is an air of confidence andoptimism that is slowly permeatingall sectors. Whether domestic orcommercial, projects are beingdesigned, contractors are beingappointed and orders forequipment are being placed.

Yes margins are tight and businessis hard won but, compared to thistime last year, there is every reasonto be optimistic about prospects forthe coming 12 months.

All over the country there isevidence of dormant sites coming to life, of half-completed projectsbeing reactivated, and of newgreen-field schemes getting the go-ahead. The pharma and similarcritical environment manufacturingsectors are also releasing funds forrefurbishment and newdevelopments.

This very tangible upturn hasreinvigorated the industry andaugurs well for 2014.

CIBSE alert on Biomass CIBSE has become aware of a potential hazard in somebiomass boilers when operating inslumber mode. The concern is thatwhen operating in slumber modepartial combustion may occurgenerating unburned flue gases,including carbon monoxide.

It is important that:• The flue is designed to ensurethat the carbon monoxideconcentration cannot rise abovethe lower explosive limit. Inparticular, where the flue is fan-assisted, it is important to makeprovision for the continued saferemoval of flue gases in the eventthat either the fan or the powersupply to the fan should fail;• The boiler's fire door shouldnever be opened when a boiler isoperating in slumber modebecause the inrush of air couldresult in a flash-over or explosion;• The fuel used is within thespecification required by the boiler.

The Institution is working toprovide further guidance tomembers on this subject.

According to Wilo Ireland Sales Director Derek Elton, thepumps reach a particularly high total efficiency based on a “SuperPremium Efficiency” rated motor. The motor’s energy efficiency isbased on Wilo’s new high-efficiency drive concept (HED), and evensurpasses the limit of the upcoming efficiency Class IE4 (acc. to IEC TS 60034-34 Ed.1) that is currently set to be the highest optimumefficiency level according to the newer motor IE (InternationalEfficiency) classifications as set by the EU to meet the targets of 2020 in energy savings and CO2 emissions.

In addition to compact and space-saving construction, the WiloStratos GIGA also has a low total weight. Also, interplay of the newhydraulics with a new highly-efficient drive concept (HED) gives it a particularly low power/energy consumption.

Thanks to Wilo’s proven “red-button technology” and display, thepump guarantees a user-friendly operation. On the basis of optionallyavailable IF-modules which can be integrated, different interfaces for the Bus communication can be realised. External devices arethrefore redundant.

“This is a pioneering advance in pump technology”, says DerekElton, “with massive savings in CO2 and electricity costs possiblewhen compared with conventional uncontrolled pumps (based on the load profile “Blauer Engel”). The short pay-back periods typicallycan be less than two years which attracts keen interest in favour ofinstalling the new high-efficiency series, even before the end of the life cycle of older, less efficient, pump designs.”

Wilo Stratos GIGA pumps are currently installed and commissionedat a number of new installations in Ireland, including the mainuniversities and hospitals. These bodies are totally committed to the

Government NEEAP (National Energy Efficiency Action Plan) to save over 30% in energy running costs by 2020 and recognise thehigher efficiency technology, and energy saving contribution, of these new models.

The Wilo Stratos GIGA series (launched in 2011) was also awarded the “iF Product Design Award”. This is a much sought-after design award because it acknowledges not just design quality,but also the degree of innovation, environmental compatibility and ergonomics.

Our New LYRA chilled cassette has arguably lots going for it, but that may not be something you will notice.

Perhaps that is bad for us, but very good for you! You will not hear it, as a single unit produces only 20 dB,

well below the ambient noise in a normal quiet office. Nor will you sense the airflow, as it uses the Coanda

effect in four directions to distribute cool air without a draught. Chances are you won’t even see it, as it’s

compact size allows it to almost vanish into the grid of any standard

600 x 600 ceiling. And with the “snap-in” brackets, the LYRA is so quick

and easy to install, you might even miss the installer should you look

out of the window for a minute or two. Simple, precise and efficient

solutions, the unmissable missable LYRA. www.flaktwoods.ie

David and the Task Group teamhave been regular visitors to Irelandsupporting the CITA BIM initiatives over the past 12 months. However, this forum – with over 300 delegates over two days – was undoubtedly thebiggest and most exciting yet.

Following a supportive openingaddress from Brian Hayes TD, Ministerof State for Public Service Reform andthe Office of Public Works, David gavea keynote presentation highlightingthe half-time progress on the centralUK BIM programme and the potentialprize for Ireland through a whole-sector approach to BIM adoptionand sector modernisation throughcollaborative digital technologies.

David illustrated how the BIM Task Group is supporting the UKGovernment’s Level 2 BIM mandate by 2016, a key part of the overall UKGovernment Construction Strategy.Through this reform and other strategyinterventions the BIM Task Group ishelping UK Government constructionbecome more efficient, collaborativeand innovative, aiming to achievesustainable savings to reinvest in newprojects to achieve growth.

There are now over 20 central UKGovernment early-adopter projects inthe pipeline with the Departmentscovering buildings and infrastructure;new, and refurbishment jobs; inaddition they range from small worksunder £5 million to large £100 millionplus. This is a demonstration offantastic progress and an appetite fromthe UK Government Departments toadopt BIM into standard procurementmeasures and operations.

It also tells us the UK is right on trackwith the plan for getting BIM Level 2 production-ready, and positions the UK Departments perfectly for increasing the roll out of BIM across its

projects, roles and making it business as usual.

David also advocated how BIM wasgood not just for Government, but alsofor the supply chain (better efficiency);the construction economy (growth and exporting new skills); and theimage of the construction sector for future generations.

On the second day David led aworkshop supported by Laura Handler,Director of VDC in Tocci BuildingCompanies in the US. David and Laurapresented the benefits of BIM to aselection of senior people from boththe public and private sector in theRepublic of Ireland. There was apositive and lively debate about theopportunities and these centered on the following:• Better for less;• Improved visibility;• Reduced risk;• Improved efficiency;• Certainty of outcome.

Overall, the gathering went a longway in showcasing Ireland’s professionalskillset regarding innovativecollaborative working and the use ofdigital technologies such as BIM withinthe AEC landscape. The UK BIM TaskGroup looks forward to continuing thefriendship with its colleagues in Ireland,sharing its learning, collaborating andgenerally supporting Ireland’s digitalbuilt agenda. ■

Panasonic – the smart choicefor real energy savings

Panasonic’s smart heat pump systemfeatures a new algorithm to managepower supply for the home’s energy

management system; is extremely energyefficient for heating, cooling and hotwater supply; and is designed to workintelligently with smart grids.

Renewable energy systems havedeveloped significantly over recent

years, but now the grid has to “get smart” (see Figure 2) as society requiresmore energy, more often. Intelligentelectricity networks – smart grids – are a key component in the EU energystrategy. In the last few years smart gridprojects have been growing in number,size and scope throughout Europe.

Panasonic is currently developing asystem that combines the benefits of airsource heat pump technology, solarpower and the intelligence of smartmeters, with the company’s simple yet

effective control solutions to work inconjunction with the energy grid for a green revolution.

With a wealth of experience in energy storage (battery), solar panels(HIT), smart metering and heat pumptechnology, Panasonic is ideally placed tobring all these technologies together toprovide a very real solution to the

problem of sustainable electricity supply. Panasonic is working with the E.ON

Energy Research Centre at RWTH AachenUniversity in Germany to test theperformance of this new concept. RWTHAachen has achieved global recognition inseveral fields of engineering and science,such as mechanical engineering, chemicalengineering, electrical engineering,industrial engineering, computer science,physics and chemistry, and is consideredone of the best German universities inthese fields.

If a significant number of householdstake advantage of this type of technology and install an intelligentsolution such as Panasonic’s Smart HeatPump (taking energy only from thenational power supply grid during lowpeak times, an efficient and intelligentuse of energy) more old-style, fossil-fuelled power plants could bedecommissioned. This would improve the planet’s atmosphere and significantlyreduce carbon emissions.

Panasonic has created a video todemonstrate how the smart heat pumpworks with the energy grid as anintelligent solution to home energymanagement. To view the video visitwww.youtube.com/watch?v=exzP_nLePFI

SPECIAL REPORT

At the time of its formation the sector had little, or no, effectiverepresentation to Government or other statutory bodies but now,thanks to APHCI initiatives and constant lobbying, independentdomestic installers have a far more level playing field to operate in.

Of course there is room for further improvement and a number ofobjectives are currently being worked on. Of particular concern is the matter of policing non-RGII registered operators.

As it stands RGII is not responsible for illegal operators. Its remitapplies solely to registered installers and it will only investigate asituation when a formal complaint is properly lodged. In effect, this means that no one is charged with actively seeking out, andapprehending and prosecuting, non-registered operators.

The seriousness of this situation is best viewed in the context of the number of domestic boilers sold in Ireland last year. Authoritativefigures put the number at 32,000. However, only 17,000 certs werereportedly sold, with only 12,000 of those said to have been returned.

That said, major inroads have still been made in addressing some of the other key problem areas impacting on legitimate operators.

Perhaps the most significant of late is the change in the CriteriaDocument that now prevents people without any qualifications orexperience participating in short-term training courses and thenregistering with RGII on foot of having done so. The CER has changedthe Criteria Document so as to close the loophole that originallyallowed this practice. This has been achieved through the work of APHCI and the JOC.

Over the last two years in particular, the Association of Plumbing & HeatingContractors of Ireland (APHCI) hasmade considerable progress inprotecting and promoting the interestsof Ireland’s heating and plumbingcontractors.

As of now full RGII membership(domestic) is open to individuals who hold either Domestic Gas Safety Award(DGS), a Gas Installer Safety (GIS) and aGas Installer Domestic (GID) award orequivalent, and a Level 6 advanced craftcertificate in Gas Fitting, Electrical,Plumbing or Refrigeration.

In addition, the CER has committed (bythe end of 2013) to consult on the removalof electricians, as one the qualifyingtrades, who can become RGII registered.

APHCI has also made successfulrepresentation to SEAI on a number ofimportant matters affecting the sector.Progress has been made on some, whileothers are still being worked on. Keydevelopment is that there is now ongoingdialogue between SEAI and APHCI.

Electric Ireland has also sought out the views of APHCI while Associationrepresentatives have met with membersof the Joint Oireachtas Committee on anumber of occasions.

In addition to outward-lookinginitiatives, APHCI has embarked on a programme of education and member evenings.

Throughout the course of 2013 a seriesof technical evenings were held in Dublin,and some regional locations, whichproved extremely popular.

The format involved a partnershiparrangement with leading manufacturers.The Dublin-based events were held in theLouis Fitzgerald Hotel on the Naas Roadand comprised a technical presentationfollowing by a Q&A session. Thenattendees were free to view actual

product presentations and ask questionson a one-to-one basis.

Hot food and an open bar beforehanddrew in installers straight from site andalso made for a relaxed atmosphere sothat views were exchanged, relationshipsstrengthened, and new alliances formed.The end result was the creation of a senseof community and common purpose thathas been lacking for many years.Competitions for iPads, free boilers,vouchers, etc helped reinforce this.

Among the manufacturers whosupported this initiative were BaxiPotterton Myson, Worcester Bosch, Glow-worm, Ideal, Vokera and Vaillant. In addition to Dublin, Glow-worm also did Cork, Limerick and Waterford. ■

PRODUCT REVIEW: RADIATORS

In this article the focus is on radiatorstyle selection, and on choosing the mostapplicable type for each application, from the simple functional compact units to themore designer-led solutions. In many ways itboils down to a compromise of budget overexpectation. However, it is important to never lose sight of the potential to “up spec”the project.

There are benefits to all parties in thisprocess. The project can be given a morecontemporary feel by clever use of somefeature radiators in key rooms. This canimprove the overall appreciation of theheating system by the client, and can also improve the margin potential for the installer.

So, why would you use one radiatorover another for a given project? Closeattention to detail will interpret yourclient’s requirements from a budget andaesthetic consideration. You must thencouple this with the practicality of theselected radiator to the application orlocation constraints.

For those working to a budget, themodern compact radiator providesexcellent performance, at an affordableprice. The “packaged” profile of sidecovers and top grille also provide a neat and uniform overall appearancethroughout.For applications where a more subtle

Where space constraints are thedeciding factor, vertical radiators can beideal. In addition to providing heat, theycan also be utilised as a design featurewithin the room to complement the rest of the décor.

Some clients might even want to takethe selection to the next level and utilisethe next generation feature radiators.These are not to all tastes, or suitable for all projects, but they do illustrate thelevel to which radiator manufacturers areprepared to go to deliver a solution to suitall tastes and requirements.

We tend to have traditional views onradiator locations. We don’t always havethe wall space, for various reasons,

to permit the use of a conventionalradiator. Many modern

domestic housesfeature extensivefloor to ceilingglazing. For these

applications it is agood idea to usetrench heaters. Thesecome in various forms,natural draft, 220v or24v motorised options.

These heaters utilisefinned element coppertubes and arefrequently referred

to as low-water-contentradiators. This technology is

evolving into the LST (Low SurfaceTemperature) sector where it is enclosedwithin a steel casing.

Virtually all bathrooms now featuretowel radiators as standard and, while the ladder style is very popular, moreclassical options are now freely available.It is important to ensure that they offeradequate output and particular careshould be taken when using chrome-

plated units. Where this output becomesan issue, an electric underfloor heatingmat can support the heat input and offerthat extra feel of a luxurious warm floor.

As the foregoing clearly illustrates,radiator manufacturers offer a myriad of design styles to suit all tastes andapplications, and are to be congratulated for doing so.

However, to end where I came in,whatever radiator is selected it must meet its performance criteria and beperformance certified to ENN442. Its heat output must be matched to the heatsource performance and temperature. Be cautious of special offers that arevague on output temperatures andcertification. ■

E2-Technology ensures thatdynamic operation will only ever activatewhen required, allowing the ULOW-E2 tocombine the high heat output of a fanconvector with the convenience of a radiatorin one beautiful and efficient product. Thecompact design of the ULOW-E2 is ultra-stylish and intelligent, capturing perfectlyMyson’s passion for engineering innovation.

Available in black or white, the ULOW-E2is exceptionally elegant – perfect for

domestic interiors and commercial propertiesalike. The top grille reflects Myson’scommitment to innovative design as itfeatures round holes that are unique to the market, adding to the exceptionalstyling of the ULOW-E2.

“This great new product is a hugeincentive to reduce your heating systemstemperatures when renovating, and for newproperties,” says Vincent Broderick, Sales Director, Baxi Potterton Myson. “Modern,highly-effective insulation will allow you to use ULOW-E2 and benefit from lower energy bills and more compact sizes, while also

creating the best indoor environment with both

warmth and air movement.”

Intelligent controls, which automatically switch between static and dynamic operation, enable the ULOW-E2 to provide heat rapidly when required, achieving indoor comfort quickly and efficiently. The in-built fans work silently,

boosting the performance of the radiator through enhanced convection.

As well as being an efficient lowtemperature radiator in winter, duringsummer months the ULOW-E2 providesgentle air movement in a pleasant summerbreeze effect to freshen the room.

A perfect solution for new or retrofitresidential and commercial spaces alike, the ULOW-E2 will make significant savingson energy bills. In creating the ULOW-E2,Myson’s R&D team set out to lessen theburden caused by the dramatic rise in energy prices over the last 10/15 years. Thismeans the payback period for lower watertemperature systems has never been greater.

Myson’s ULOW-E2 makes it possible to reduce the operating temperature ofcondensing boilers from 70ºC to 60ºC,allowing them to work at maximumefficiency in condensing mode, whilemaintaining the same level of comfort.Similarly, the system temperature of heatpump systems can also be reduced from45ºC to 38ºC.

In properties constructed before the 1990s,poor insulation necessarily meant that highheat loads were required. However, since the1990s onwards, standards of insulation haveimproved year on year; this has allowed theuse of modern condensing boilers or, morerecently, low-temperature heat sources suchas heat pumps. These later improvements ininsulation have meant that lower systemtemperatures can be utilised.

Before the advent of the ULOW-E2,heating solutions for lower systemtemperatures have been either radiators,which would have to be oversized, orunderfloor heating, which is not always anideal solution for retrofit projects. Myson’sULOW-E2 is a more modern solution to heat emission from low temperature systems,combining all the merits of radiators withtheir fast response times, but withexceptionally compact sizes and the virtue of a summer cooling mode.

The extensive range of Myson panelradiators, as well as fan convectors,decorative radiators and towel warmers, arealso available from Baxi Potterton Myson.For full details on the entire portfoliocontact: Baxi Potterton Myson. Tel: 01 – 459 0870; email: [email protected];www.potterton-myson.ie ■

Specifically designed to work with lower systemtemperatures, and to produce high heat outputs from smaller sizes, the new ULOW-E2 from BaxiPotterton Myson uses innovative E2-Technology toautomatically switch between static and dynamicoperation in a single heat emitter. Static operationallows the ULOW-E2 to operate as a traditionalradiator, while dynamic operation will activate in-built fans, significantly enhancing the heat output.

It is perhaps the most complex area of building services and one that requiresspecialist attention based on experience,knowledge, technical know-how and productquality. Core Air Conditioning is one of thefew companies operating in the field whomatch this exacting criteria.

Core has a long-standing reputation fordelivering comprehensive turnkey packagesfor data centres and computer rooms. It has a wealth of experience and technicalexpertise in the field, thanks to its ownhighly-qualified, in-house engineers, and itspartnership with the global Emerson Groupand, by extension, Liebert.

Whether it is a new-build or retrofitsituation, Core engages with the client, theconsultant and contractor (as appropriate)from the earliest possible stage, and onlyproposes a solution when all the relevantparameters have been thoroughly discussedand clarified.

Invariably they include free-cooling chillers, cold aisle containment, modulatingin-row cooling units, high-efficiency UPSsystems, etc.

Key issues considered at the design stageare power, cooling, metering, monitoring, fire suppression, leak detection, etc. These are then analysed in relation to the specific

needs of the client to help identify gaps in power and cooling infrastructure, reduce operating costs, improve IT systemavailability, and plan for additional IT capacity.

Core also offers a full range of professional assessments, electrical testingand service management support, not just to prevent downtime, but to enhance datacenter performance while containing energy-usage costs.

Indeed, underpinning the entire process is the system’s power usage effectiveness(PUE). When designing the technical specfor the project, capital costs and day-to-day operating costs are considered in equal measure to system performance and reliability.

This emphasis is also carried through toongoing maintenance. Core’s proactivemaintenance programmes can significantlyextend the life of the power systems,decrease capital investment, optimise systemefficiency and effectiveness, and increaseoverall system availability.

This is done by way of a combination of the following:

• Preventive maintenance;

• Remote monitoring;

• Professional assessments;

• Upgrades;

• Efficiency of emergency response;

• Service management and support.Continuous on-site and in-house system

monitoring prevents major system failures.Potential problems are invariably flaggedquite early so they can be dealt with quickly and efficiently before they become a major issue. To that end Core offers 24-hour call-out, seven days a week, 365days of the year. It also has its own dedicatedengineers who liaise with, and respond to,the client’s facilities manager directly.

Apart from optimised system performance,trouble-free operation and excellent energyusage, what Core Air Conditioning providesmost of all is client peace of mind.

Heat pumps – a good investment?

Heat pumps transformenergy from the outside ground or airinto heat so, for every 1kW of electricityused, the heat pump is capable ofproviding up to 5kW of energy in a well-insulated home. This can help to reduceheating bills by up to 60% and CO2emissions by up to 70%. In addition, hot water temperatures of up to 80ºCcan be achieved even when outside air temperatures are as low as -20ºC.

Hitachi’s range of air source heatpumps achieve MCS regulations and can be supplied and installed through a network of fully-trained andexperienced dealers. Suitable for bothrefurbishment projects and new build,the Yutaki family of heat pumps can be connected to all common radiators,

underfloor heating systems, convectorsand water tanks. Yutaki-M is a compactoutdoor unit and perfect where space isat a premium. Generating hot water atup to 60ºC, it is ideal for new buildswhere modern building regulations andhigh levels of insulation mean higherwater temperatures aren’t required.

There are also two split system heat pumps in the range – Yutaki-S and Yutaki-S80. The Yutaki-S range has auxiliary heating as standard and comprises a stylish indoor unit with separate outdoor unit. Available in heating only or heating and cooling versions, Yutaki-S can generatedomestic hot water at up to 60ºC.

The newest product in the range is Yutaki-S80, which is a high-temperature heat pump capable ofgenerating domestic hot water at up to 80ºC – the highest temperature onthe domestic market using renewableenergy. With a “smart cascade”compressor system for outstandingseasonal efficiency (A+ SCOP), this is a perfect solution for older propertieswhere higher water temperatures maybe needed.

All Hitachi heat pumps have domestichot water and control settings forLegionella Protection Program asstandard, along with a 5-yearmanufacturer’s warranty and an intuitive wireless remote controller.

The energy project team comprisedSirus HVAC engineers, whoprovided integral knowledge ofsystem operations; Brown Thomas

Group Facilities Team; the BT Cork FacilityDepartment, who provided guidance onthe HVAC performance demands in thehigh-end retail store; and the Sirus EnergyTeam, all of whom contributed to theidentification and subsequent realisationof viable energy opportunities.

Analysis of the store utility bills alsoshowed that, although the facility wasbeing well operated and maintained,scope existed to reduce energy

consumption through the upgrade andoptimisation of existing plant and controls.

Installation of variable speed drives

(VSD) on all air handling units’ (AHU)

motors proved to be the single most

effective plant upgrade for energy

efficiency. The operational hours of AHU

plant mean they are often the largest

energy consumer in a HVAC system. VSDs

allowed the energy team to maximise

the energy savings available with BMS

optimisation. A full building controls

optimisation and tuning was also carried

out on other plant such as chillers, boilers, circulation pumps and AC units.

Sirus uses unique financing model,coupled with technical excellence, todeliver massive savings for BT Cork As a long-term provider of BMS and HVACmaintenance services to Brown Thomas (BT),Sirus were ideally placedto identify and realiseenergy savingopportunities in the largeretail store located onPatrick Street, Cork.

26 Building Services News ❙ November/December 2013

The success of the BT Cork project demonstrates the depth of fresh thinking Sirus has tooffer, not just technically but in its ability to devise appropriate finance packages to suitdifferent situations. It also illustrates the confidence it has in its ability to deliver results.The project model as devised by Sirus is one that the entire industry should note.

Sirus edit:Layout 1 06/12/2013 13:30 Page 1

Page 30: Bsnews dec 2013 web[1]

Optimisation was achieved by maximisingthe use of free cooling, introduction oftemperature dead-bands, and prioritisingdemand-based operation.

Unique financing modelSirus provided the initial energy surveyand proposal at no cost to the client, theresults of which were eagerly received.Confident of their energy survey findingsand having recently attended the 2012SEAI Energy Show Seminar “EnergyPerformance Contracting (EPC) – TheNecessity for all Future Energy SavingProjects”, Sirus began activelyinvestigating alternative financing models for the BT opportunity.

As the Better Energy Workplaces Fund2012 was also available at the time, Sirusapplied for and secured grant funding,which proved invaluable to projectprogression. Firstly, the grant fundprovided enough risk-free capital in order for Sirus to secure internal Groupfunding for the entire project. Secondly, it provided the rubber stamp approval bySEAI that imbued the client with thenecessary confidence in the project andthe new contracting model.

Once grant funding was in place, the project moved on quite swiftly. Asimplistic contract type agreement wasdrafted and agreed by both parties. Thecontract relied on trust and understanding,that firstly the total capital funding wouldbe provided by Sirus to start and completethe project, and secondly that BT wouldprovide project payment on a monthlybasis, based on the energy reductionachieved in each period.

The monthly savings are identifiedusing electrical sub-metering on HVACplant and verified using the current bill,

benchmarked against previous years. MetÉireann temperature data is also collectedand referenced for degree-day analysis.Monthly financial savings are sharedbetween the client and service provider.

Findings The biggest barriers for an energysolutions company are the adoption of allup-front project risks and the securing ofcapital funding. At a project level thecontractual agreement can also hamper,or even stop, progress. However, asproven by Sirus and BT, these obstacles are not insurmountable.

Although the technical aspects of theproject were by no means ground-breaking for Sirus, the means by whichthey were financially delivered was a newand challenging concept for the Group.Nonetheless, the results have beenentirely successful for both Sirus and BT.

The project has resulted in an annualenergy reduction of over 60% in HVACelectrical consumption and an overallbuilding energy reduction of 17%. This equates to an annual reduction of 300,000kWh and approximately 150 tonnes of CO2.

Building control system energy-optimisation is an area of huge potential in the field of building energydemand-side management. This isespecially the case in relatively newbuildings where optimisation can reaplarge savings with very little upgradeworks required. The challenge with BMSoptimisation is predominantly in themaintenance of energy savings over the long-term.

The greatest energy impact on BMSoptimisation normally comes from non-skilled building users or maintenancepersonnel adjusting system operation tomeet an immediate need. As buildingenergy demand varies with seasons andtemperature conditions, the controlsystem should be fine-tuned to deliveroptimum building conditions while stillachieving energy savings. Sirus found that the installation of the sub-meteringsystem and remote BMS monitoring was the most effective way of achievingthis balance.

Michael O’DohertyDelap and

Waller in

Abu Dhabi

After significant market research inthe Kingdom of Saudi Arabia and theUnited Arab Emirates, it chose AbuDhabi as its target market due to itssignificant plans in construction for“Plan Abu Dhabi 2030”. Its proximity to Dubai, allowing for a recovery in that market over time, was also an important factor in selecting Abu Dhabi.

Three potential routes to marketwere originally identified: • The first was for a Delap and Waller

Director to be located in Abu Dhabion a full time basis to carry out alllead generation and to manageprojects directly;

• Another option was to form analliance with an established localM&E consultant and seek worktogether;

• The final option was to employsomeone with significant UAEexperience to manage the operationsin Abu Dhabi, with monthly businessdevelopment input from a Delapand Waller Director.Delap and Waller chose the latter

option and so, for the last three years,Director Michael O’Doherty has beenvisiting Abu Dhabi on a monthly basis.

The first task in establishing thebusiness in the UAE was to secure a

strong local Abu Dhabi sponsor. Sixmonths of meeting with variouspotential suitors resulted in Delap &Waller committing to Bin Hamoodah

Group (www.binhamoodah.ae), a veryinfluential family group with 45 yearstrading experience in Abu Dhabi invarious sectors.

With the sponsor secured, thesubsequent search for an AreaManager led to Paul Hockings, anEnglish ex-pat and former director ofWSP in Dubai, who had lived andworked in the UAE for over 20 years.

The combined efforts of the aboveteam have resulted in a significantworkload over the past three years.Design work on some projects iscarried out in Ireland, while on othersthe design is carried out in the AbuDhabi office.

Some of the notable projects carriedout to date include:• Das Island, HVAC Systems for Central

Amenities Building for 6000 staff:MEP Design/Periodic Inspection;

• King Abdullah Sports City, SaudiArabia: Design Review/ValueEngineering;

• Mid Field Terminal Building, AbuDhabi Airport: Design Review/ValueEngineering;

• Premier Inn, ADNEC: Abu Dhabi,MEP Design/Periodic Inspection;

• Al Queisewerh Military Airport: MEPDesign/Periodic Inspection;

• Strategic Water Project: Abu Dhabi,MEP Design/Periodic Inspection;

• Yas Marina Restaurants for 2013Abu Dhabi Grand Prix: MEPDesign/Periodic Inspection.

While the monthly visits do havesome disadvantages, Delap & Wallerhas found that overall the combinationof a strong local sponsor, thepermanent in-market presence of anarea manager with significant localexperience, along with frequent inputby a Delap and Waller Director, hasgiven the company a successful andaffordable formula to steadily buildthe practice in the region.

Despite the 6,000km distancebetween Ireland and the UAE, thedirect 7-hour flights from Dublin toAbu Dhabi eases the burden ofmonthly travel, with the outstandingEthiad flight experience significantlyreducing stress levels.

The next stage of the business planis to increase the number of staff based

full-time in Abu Dhabi in order to grow the company’s market presenceand allow it complete its growingworkload. Next year will see Delap & Waller implement this stage of theplan, with the recent approval of itslargest project in the region to date –Bausher Heights in Oman. This is a 37-acre mixed-use site that will houseresidential, hotel, educational andhealthcare facilities. Its progress intodesign and onto site will allow Delap& Waller the prospect of adding to staffnumbers in its Abu Dhabi Office, andhopefully go from strength to strengthin the UAE over the next five years.

Abu Dhabi has learned from themistakes made by Dubai in the mid-2000s. It is more conservative and ismoving at a slower pace, but hassignificant plans to boost its residential,hotel, retail and commercial sectors.The recent award of Expo 2020 toDubai can only enhance the renewedconfidence of the region, andconstruction sector, over the next few years in the UAE.

“At Delap and Waller we are hopefulwe can embrace the opportunities thisindustry recovery represents and use itto grow and expand our presence inthe Middle East into the future”,concludes Michael O’Doherty. ■

GAI Conference andBrecan Mooney Awards

COVER STORY

The awards – which were presented at the GAI’s annual conference in Kilkenny recently – were made to WonderYears Childcare, Co Donegal; Borris Lodge Nursing Home, CoCarlow; Cliffs of Moher Visitor’s Centre, Co Clare; and VistakonIreland, Co Limerick.

In presenting the awards, Chairperson of the GAI, John Burgess,said: “All of the finalists in the Brecan Mooney Installation of theYear competition have demonstrated that their geothermal energyinstallation achieved a marked improvement in performancecompared to conventional methods. The lower operating cost hashelped these businesses prosper during tough economic times,with heating energy costs reducing to a third of that offered byother technologies.

“There is a clear message coming through all of the installations,in that the geothermal energy systems have helped sustain theirbusinesses. This is true sustainability,” he said. John alsoacknowleged the log-standing support for GAI of Frank Caul andJohn Byrne of Sirus.

Details of the four award-winners were:

Wonder Years Childcare (Rossbrack, Manorcunningham, Co Donegal)Heating in this warm and welcoming childcare facility is providedby a 44kW Oschner heat pump that transfers thermal energy froma horizontal array of closed-loop pipes to an underfloor heatingsystem.

An intelligent temperature control system using predictive self-learning algorithms maintains the rooms at the desiredtemperature, while prioritising the heat pump operation duringtimes when off-peak electricity is available. This system is saving€12,000 and 20 tonnes of CO2 emissions every year whencompared to oil fired heating systems.

The owners, Vincent and Marcella McNamee, have suggestedthat a similar system should be installed in every childcare facility to allow more focus on the needs of the children.

The installers, Noel McGonigle and Neil McDaid of DaigonEurotech Northwest, have benefited from the positive results in thermal and energy performance in this facility by securing newwork in Donegal and beyond.

The Geothermal Association of Ireland (GAI)has announced the four winners of theBrecan Mooney Installation of the Yearcompetition for excellence in geothermalenergy transfer systems. The GeothermalInstallation of the Year Award is named inmemory of Brecan Mooney, who was active inthe research and promotion of geothermalenergy in Ireland up to his untimely death inNovember 2009. This award aims to continueBrecan’s work by showcasing excellence ingeothermal systems’ design and installationin Ireland.

from an open-loop well to an underfloorheating system. An intelligent temperaturecontrol system maintains the rooms atthe desired temperature setpoints fordifferent times of the day and night. Thissystem is saving €17,000 and 42 tonnesof CO2 emissions every year whencompared to oil fired heating systems.

The owners, James and Helen O’Keefe,have observed a much improved level ofservice for all residents with temperaturesbeing maintained throughout day andnight, while at the same time reducingtheir heating energy costs to one thirdthat of similar nursing homes.

The installer, Gerard Duffy of Eurotech,is thrilled with the positive feedback froma system that continues to deliversuperior performance with enormoussavings six years after installation.

Cliffs of Moher Visitors’ Centre(Co Clare)The Cliffs of Moher Visitors’ centre isheated and cooled by a 160kW heatpump that transfers thermal energy froma horizontal array of closed-loop pipesburied one meter below the surface ofthe ground. The building itself is largelyconcealed beneath the ground and thereare no visible manifestations of theheating or cooling systems one is morefamiliar with (boiler flues and large noisy chiller units).

Rooms that tend to overheat arecooled by a common system thattransfers the waste heat to those rooms,or to ventilation systems, without theneed to use a second fuel source. Thisleads to a highly-efficient system thatsaves €12,000 and 33 tonnes of CO2

emissions every year when compared to oil fired heating and air cooled chiller systems.

The Centre Manager, Greg Davidson,continues to improve the performance ofthe innovative heating and coolingsystem with lower energy use, as part of an environmental strategy befitting ofthe location, which also focuses onreducing water use and waste.

Vistakon(Co Limerick)Vistakon Ireland has undertaken atechnically-challenging renewable energyproject to displace 900kW of coolingfrom conventional chiller plant by usingground water at a stable temperature of11.5ºC. The ground water is sourcedfrom two wells on the site and circulatedthrough a network of pipes and heatexchangers to the major production lineswhere cooling of the plant takes place.

On average, 66% of the ground

water is also utilised for manufacturingprocesses, saving on costs andembodied energy in the supply ofmains water. The thermal energytransfer system discharges excess water at temperatures less than 20ºC,well below the limits set by the EPA in the discharge licence.

Operating conditions are monitored24 hours a day, 365 days a year andrecords retained for reporting purposes. This installation operates for 8700 hours every year, saving amassive 512 tonnes of CO2 emissionsevery year.

The Facility Manager, Frank Curran,has commented on the major energyand water savings this installation hasdelivered while maintaining a highsystem reliability of operation. ■
