Ideal suburb for family living
The suburb of Natures Valley is
one of the most exclusive in
Somerset West, located close to
historic wine estates such as
Vergelegen, Fleur du Cap and
Lourensford.
Established in the late 1970s, it
is situated on the north-eastern

One of the key draw-cards for
the area is the proximity of a
number of leading schools, includ-

of top performing schools in the
Western Cape last year, they say.
Buyers are also attracted by the

cation. While the suburb is far
enough out of town to offer privacy
and tranquillity, it still offers easy
access to shops, medical care and
sporting facilities.
Golfers enjoy the proximity to
Erinvale Golf Course, while the
Strand beach front is only 10 min-
utes drive away, and Cape Town
International Airport can be
reached in half an hour.
Natures Valley consists mainly
of free-standing homes, with
prices typically ranging from
around R2,5 million to R8 million,
going up toR10million and beyond
for some of the suburbs larger lux-
ury properties.

tion rent in property circles
and bolstering the pros-
pects for buy-to-let investors
in the process.
Many members of Gen Y
most of whom are still in their
20s would like to take advan-
tage of the current low interest
rates and buy their own homes,
but they are often too weighed
down by student loans, other
debt and a lack of savings to do
so right now, notes Berry
Everitt, MD of the Chas Everitt
International property group.
Others are simply not ready
to settle down, preferring to
rent and have the freedom to
travel and try out different jobs
orwork on a series of contracts.
And either way, the trend is
positive for buy-to-let property
investors.
Indeed, he says, the average
age of first-time buyers in SA
has shifted in the past 20 years
(the years in which Gen Y was
growing up) from about 27
years of age to 35, whichmeans
that a significant number of
young people are staying in the
rental pool for at least eight years
longer than they used to, and ex-
plains in large part why the de-
mand for rental homes in this
country keeps rising.
Writing in the Property Sign-
posts newsletter, Everitt says
this demand has also been boost-
ed since the 2008/ 09 recession by
homeownerswho have had to sell
their properties to relieve finan-
cial pressure and have been una-
ble or unwilling to buy again.
And the pressure on supply
continues to grow, because there
has been so little new housing de-
velopment in the past five years.
Last year, according to StatsSA,
only about 43 000 new houses,
flats and townhouses were built
in the whole of SA, with its popu-
lation of some 52 million people.
In short, everything is in fa-
vour of buy-to-let property inves-
tors now, so it is somewhat sur-
prising that they currently only
account for about 8% of the total
number of property transac-
tions.
Back in the boom days, he
says, almost a quarter of all pur-
chases were being made by buy-
to-let investors, even though in-
terest rateswerewayhigher than
they are now, and even though
therewasanoversupplyof rent-
al stock and it was a struggle to
find and keep tenants.
Everitt concedes that real
capital growth has been slow
since 2007 (14,9% according to
FNB), and that the economic
difficulties that have affected
homeowners have also affected
tenants and kept a lid on the
rental increases they could ab-
sorb. However, with interest
rates at their lowest in almost
40 years and the demand for
rental accommodation set to
keep growing (especially when
interest rates start to move up
again),the current market is of-
fering some outstanding oppor-
tunities and we think there
really ought to be more excite-
ment now about buy-to-let in-
vesting. Annual rental yields
are rising and are already sig-
nificantly higher in most areas
than the interest one can earn
onmoney in the bank, andprop-
erty value increases are start-
ing to get ahead of inflation
once more.
Consequently, anyone who
can muster a 20% or 30% deposit
and buy rental property in a good
location rightnowstands tomake
an excellent return on their in-
vestment in the medium to long-
term and certainly a much bet-
ter return than those who wait
until buy-to-let investing is in
fashion again.

Areagents responsible formarket value?
Sometimeswehear sellers say that agents price
properties lowanddrivepricesdown.Thatrais-
es an interesting question:Are agents responsi-
ble for affecting the market values of property?
The reality of pricing is that its the market
that determines market value. The market is
made up of the buyers. What the agent thinks
a property is worth is irrelevant, unless the
agent is also a buyer and is consideringmaking
an offer.
It always amusesmewhenwe speak to sellers
and they tell us that a certain agent said their
property was worth this or that. What really
matters is what a buyer thinks its worth.
When an agent advises a seller on setting
the listingprice theywill need to lookatmar-
ket facts. Sadly, what a seller needs for his
property, or what it cost him, has no bearing
on what its worth.
The only way to determine an accurate
market value is to compare aproperty to oth-
er properties that have recently sold. These
are prices that buyers are currently paying.
In addition to this, an agent will show a
seller other comparable properties that are
listed for sale this represents the competi-
tion. Buyers will, in most cases, also look at
these competing properties and then make
a comparison.
Once the agent and the seller have identi-
fiedamarketvaluerange, then thesellerwill
determinewhat the list price should be. Sim-
ply put, if a seller wants to sell then he needs
to price as close to market value as he can.
The higher he is over market value the less
likely a buyer will be to make an offer.
The bottom line is that buyers will deter-
mine the market value, not estate agents. If
buyers feel the property is
listed too much above mar-
ket value they simply wont
view the listing, and they
definitely wont offer more
than theybelieve itsworth.
Its a proven fact that
properties that are correct-
ly priced from the begin-
ning of the marketing proc-
ess sell more quickly than
properties that are over-
priced. In addition to this,
properties that sell quickly
sell formore than those that
are marketed for a long
time. So the closer you are
to market value the more
you will sell for.
Whilst agents have no
control over market value,
theyhaveasignificantbear-
ing on how close tomarket value youwill sell
for. Their marketing and the service they de-
liver impact on this.
So, when a seller is unhap-
pywith themarketvaluation
of their property, dont shoot
themessenger. A profession-
al estate agent has a duty to
show you the market facts
and guide you on determin-
ing market value, but they
have no influence on what
the market value is.
There isamarketout there
that is bigger than any of us,
and its influenced by world
economies, interest rates,
the banks ability to offer fi-
nance, and sentiment.
Unfortunately the agents
influenceonmarketvalue is
non-existent. But they can
influence whether or not
you sell for market value.

he JeepWrangler has retained its ba-
sic shape, size and fittings over the
past couple of decades, but, they im-
provedwhatmatters things like the inte-
rior, engine and gearbox and awhole host
of safety features.
Fans of this iconic off-roader have duly ap-
preciated the vast improvements, and they
showed their support at the dealerships.
The model which I tested fits in perfectly
with the area we live in, which is mainly fo-
cused on diesel double-cab bakkies.
The 2.8 CRD diesel engine packs a hefty
punchwhencomparedtootherbakkiesinthis
segment. Power is claimed at 147 kW/460Nm.
All this power ismated to a 5-speed automatic
gearbox and the Wrangler will set you back
R440 990.
I drove the Wrangler for four days and was
astounded by its refined engine and effortless
commuting abilities.
With mountains of torque available on of-
fer, cruising at 120 km /h was perfect. Every
time I stepped on the accelerator to pass other
vehicles, the 4-cylinder turbo-diesel went
about its business without any hesitation
from the gearbox.
The ride is comfortable, the heated leather
seats workwell and the elevated seating posi-
tion one gets, just adds to the safety-feel of the
product.
Fuel consumption in real word measure-
mentswasnotall thatbad. I achievedbetween
12-14 F/100 km. My road surfaces and condi-
tions varied between highways, dirt roads,
rutted gravel obstacle courses and even a
mountainpass or two.With the cruise control
activated, the things left for me to do were
minimal.
Lets step inside this modern off-roader. As
I mentioned earlier, the all round leather
seats work like a charm.
Alargetouchdisplayscreenisneatlysituat-
ed in the middle of the upright dashboard. It
is extremely easy to operate and the system
reactsquicklywithdrivers input.Someof the
switchgear and controls have trickled down
from the Grand Cherokee and work just as
well in the Wrangler. Audio controls, cruise
controls and Bluetooth are all operated from
the steering wheel.
I have to mention the stereo system which
is standard in the car. Jeep have given you
a system which is light years ahead of most
bakkies. A seven speaker system, which in-
cludes twodashboardmounted tweeters, four
big speakers, and then they went even a step
further to include ahuge subwoofer for added
bass. The subwoofer is neatly placed in the
boot, and youwill fall in love with the quality
of sound from these seven speakers.
Probably the coolest trick theWrangler has
up its sleeve is the retractable roof. A few le-
vers are pulled and within seconds the front
or back (or both) sections can be removed.
This truly adds to the retro outdoor funwhich
the Wrangler provides.
Safety features were thankfully also updat-
ed since the 1940s and the Wrangler now
boasts airbags, ABS, EBD and stability con-
trol comes as standard.
Rivals in this segment include the likes of
the Land Rover Defender and the Mercedes
Benz G-Class.
If you have a look at value for money, the
Wrangler thumps the Merc and Defender
comprehensively. The Merc retails for
around R800 000 while the Defender (stand-
ard) is about 30k more.
But once you add the necessary extras to
the Defenders list, you will again find your-
self goingback to theWrangler. If desirability
or coolness could be measured, the picture
might have a different face.
Jeep offer a three-year/100 000 km mainte-
nance plan as standard.
The conclusion then is a pretty clear one.
If you take emotion and brand power out of
the equation, the Wrangler is in a league of
its own.Youcaneasily compare it tomost top-
end 4X4 bakkies, butwhen refinement, stand-
ard features and engine power is taken into
account no other bakkie even comes close
to what the Wrangler offers.

search which, in this instance, has

specific power output of 99 kW/F ,
the highest ever achieved by a road-

Thanks to an equally exceptional

Centre, which led the project in co-

tures in this sense are the front and
rear movable aerodynamics which
balance downforce and cut drag,
thus helping make the 458 Speciale
the most aerodynamically efficient
range production car inFerrari his-
tory (E Index of 1.5)
The technology used in the vehi-
cle dynamics subsystems which
gives the driver instant confidence
and control at high speeds, natural
power oversteer management and
precise response to commands are
further advances in an area in
which Ferrari is already a well-es-
tablished leader.
One of the most innovative con-
tent of the 458 Speciale is the Side
Slip angle Control system (SSC)
whichmakes it easier toachievecar
control on the limit, thereby greatly
improving driving emotions.
Thanks to the development of an ac-
curatenewalgorithmSSCperforms
instant-to-instant analysis of the
cars sideslip, comparing itwith the
target value and then optimising
both torque management (via inte-
gration with F1-Trac traction con-
trol) and torque distribution be-
tween the two wheels (via integra-
tion with the E-Diff electronic
differential).
Part and parcel of the cars devel-
opment included Michelin Pilot
Sport Cup2 tyreswhichwere specif-
ically honed for it in an intensive
collaboration programme involv-
ing, amongst other factors, numer-
ous track test and simulator ses-
sions. Conceived for the 458 Spe-
ciale, they boost performance over
a single lap in the dry as well as im-
proving performance consistency
in subsequent laps. They also allow
the car to avail of maximum availa-
ble grip in the wet.
The above mentioned technical
content has improved the 458 Spe-
ciales single lap timeandalsodeliv-
ers repeatability of that perform-
anceonsubsequentlapsthatisabso-
lutely unprecedented for a car not
designed exclusively for track use.
The result is that the 458 Speciale
has the fastest response time
(0.060 s) and highest lateral acceler-
ation (1,33 g) ever achieved by a car
in the Prancing Horse range.
The 458 Speciale will receive its
public world debut at the Frankfurt
International Motor Show in Sep-
tember.

Sedert die bekendstelling van
Audi seA3Sportback in2005aan
die Suid-Afrikaanse mark is on-
geveer 15 500 eenhede plaaslik
verkoop en boonop is hierdie ge-
wilde model in 2006 as die Suid-
Afrikaanse Motor van die Jaar
aangewys.
Die Audi A3 Sportback was egter
gereed vir n verjongingskuur en
hetdanookso n tweemaandeofwat
gelede sy nuwe gesig gewys. Sou
mens die oue en die nuwe nie langs
mekaarstaanmaakenweerkyknie,
sou die veranderinge enverbeterin-
ge miskien nie dadelik opgeval het
nie. Maar veranderinge en verbete-
ringe is daar gewis.
Die nuwe A3 TFSI se wielbasis is
verleng en meet nou 2.63 m wat n
verlenging van 58 mmteweegbring.
Op die oog af lyk dit miskien nie
aardskuddend nie, maar dit bring
tog aansienlik meer been- en kop-
ruimte vir insittendes agter terwyl
diebagasieruimtetot380 Fvergroot
wat, met die platslaan van die sit-
plekke, tot soveelas1220Fpakruim-
te verskaf.
Diemees opvallende verandering
is egter aan die voorkant aan die en-
kelraam sierrooster met die groot
lug-inlate net daaronder te sien. Ag-
terlangs spog die nuwe A3met LED
ligte inkombinasiemet xenon-hoof-
ligte. Verder dui twee parmantige
dubbel uitlaatpype daarop dat ons
nie hier net met n mooi gesiggie te
doen het nie.

naam verras. Die nederige 1.4 F
enjin klink miskien ietwat

Audi was die eerste ver-
vaardiger in die wreld wat
direkte brandstofinspui-
ting met turbo-aandrywing
gekombineer het. Vergele-
ke met die konvensionele
V6-enjin lewer so n kombi-
nasie dieselfde kraguitset
en aandrywing met 10 tot
15% minder brandstofver-
bruik en uitlaatgasse. Hier-

van 90 kW en 200 Nm wat n top-
spoed van 203 km/h lewer. Gemid-

sies van die A3 betref is daar niks

The FJ has the crucial Land

angle, 31 departure angle and 29
break-over angle. The latter two di-

hicle stability in extreme four-wheel
driving conditions by minimising
wheel spin and tyre lock-up.
The system has the added benefit
of reducing potential damage to the
vehicle, by smoothly controlling ve-
hiclespeedoverruggedterrain. It re-
duces load on the drivetrain by
smoothly controlling engine output
and brake application.
The FJ Cruiser ticks all the right
boxeswhen it comes to standard kit:

covered steering wheel with remote
audio and Bluetooth controls, inte-
grated audio/CD sound systemwith
