1.0 INTRODUCTION

Vapor Extraction Pilot Testing Report Filmmaker's Village Project. Orange, California

Block Environmental No. 30-333-03

This report describes the vapor extraction pilot test activities prepared on behalf of Chaplnan

University for the Filmlnaker's Village Project, located at 220, 228, 264, and 296 North Cypress

Street in the City of Orange, California (the "Site"). Refer to Figure 1 for an Index map showing

the subject property location.

1.1 Objectives

A vapor extraction test was conducted to evaluate subsurface soil characteristics which may

affect the application of this relnedial technology beneath the subject property. Volatile Organic

Compounds (VOCs) such as tetrachloroethene (PCE) may be recovered from the subsurface by

inducing volatilization of the contan1inants to vapor-phase in the vadose zone.

1.2 Site Description

The Site, cOlnprising approxilnately 3 acres, is bounded by West Paltn Avenue to the north,

North Cypress Street to the east, \Vest Maple Avenue to the south and railroad tracks to the \Nest.

The Site consists of several large industrial buildings \vith 4 separate street addresses. The

building addressed 220 North Cypress Street is currently occupied by Chapn1an University. The

relnaining 3 addresses (228, 264, and 296 North Cypress Street) are currently unoccupied. The

Site is further defined by the County of Orange Assessor Parcel NUI11ber 039-160-03. A Site

plan showing the site details is included as Figure 2.

1.3 Description of Contaminants

Soil Gas - Elevated concentrations of VOCs above the California I-IUI11an Health Screening

Levels (CHHSLs) for residential land use \""ere detected in soil gas samples collected on the

north central and east central portions of the subject property. Chlorinated VOCs exceeding its

residential CHHSL include: PCE, TCE. Carbon Tetrachloride, and Vinyl Chloride. Detectable

concentrations below the residential CHHSLs include: 1,I,I-TCA. Toluene, cis-I)-DeE, and

Xylenes. Detectable concentrations of Chloroforn1 and Trichlorotluoromethane (Freon 113)

were also present but no CHHSLs for these compounds have been established. The results

suggest that these soil gas in1pacts are relatcd to a VOC release fron1 previous Site operations at

the 264 and 296 North Cypress Street buildings. PCE concentrations above residential CHHSLs

extend to a depth of 85 fbg (maximum depth explored) in both potential source areas and may

pose a risk to groundwater.

Soil - VOCs including Chlorofonn, PCE, TCE, and Napthalene were detected in soil sa1nplcs

collected on the north central and east central portions of the subject property. Concentrations of

PCE above PRGs for residential land use were detected south and southeast of the 264 North

Cypress Street building. Elevated concentrations (below PRGs) of Chlorofonn, PCE, and TCE

extend to a depth of 85 fbg (maxirnUln depth explored) in both potential SOUl-c.e areas and may

pose a risk to groundwater.

2.0 VAPOR EXTRACTION PILOT TESTING

In order to evaluate the ren1edial options for reducing VOCs in the soil beneath the site, a vapor

extraction pilot test was conducted to determine the air ilo\v characteristics of the soils beneath

the site. The results have becn used to evaluate the radius of influence and optin1al extraction

rate and vaCUUln. Three, 2-inch diatneter, dual-nested Vapor Extraction \\' ells (VE\V -1, VEVv -2,

and YEW -3) \vere installed as part of the vapor extraction testing activities. Each \vell is

screened through permeable soil layers in a shallow zone (10-15 fbg) and deep zone (33 to 45

fbg). The teclmology involves applying a relatively high vacuun1 to the subsurface by operating a

vacuum pUlnp connected to one of the extraction wells. This creates a pressure gradient and thus

induces radial air flow. As air flo\vs past in1pacted media the contan1inants transfer into vapor

phase and rnigrate with the air stremn. The influent air is conveyed from the extraction well to

the treatn1ent equiprnent. Activated carbon adsorption \vas employed to treat extracted vapors.

The success of vapor extraction is influenced by many factors including the penneability of the

soil, moisture content, distance to the surface, or \vhether the surface is capped or unpaved.

2.1 Testing Procedures

On January 26, 2012, Block Environn1cntal conducted vapor extraction pilot testing at the site.

Vapor extraction testing \vas performed using South Coast Air Quality tvlanagement District

(SCAQMD) approved equiplnent to create a vaCUUln in the extraction well. Pressure drawdown

\vas monitored in the extraction and observation wells using Inagnehelic gauges connected to

\vell heads using air tight caps, and recorded in inches of water (in. H20). The vapor flow rate

frOln the extraction well was ll1easured using an electronic instnllnent and recorded in standard

cubic feet per Ininute (scfn1). Vapor concentrations were monitored in the extraction well using a

calibrated photoionization detector (PID). A description of general tield procedures and copies

of the field testing data are also included in Appendix A and Appendix B, respectively.

2.2 Laboratonr Analysis

During the vapor extraction test six inf1uent and one efl1uent vapor san1ples \vere collected and

analyzed for VOCs using EPA ~1ethod 8260B. The samples \vere collected in Tedlar bags using

a vaCUUln pump. Satnples were transported in a chilled cooler under chain-of-custody protocol to

Associated Laboratories, Inc., a California Departn1ent of Health Services (DHS)-certified

laboratory. Results of laboratory analysis are listed on Table 1. The Official Laboratory Reports

and Chain of Custody Record are included in Appendix C.

3.0 FINDINGS AND CONCLUSIONS

Analy1ical results of vapor san1ples and pilot testing results are based on field data collected on

January 26, 2012.

3.1 Analytical Results

All of the compounds reported in the laboratory analysis results were non-detcct with the

exception of peE, \vhich \vas detected in all 6 well inilucnt smnples at concentrations ranging

from 33,783 ).lg/n13 to 1,241,030 I-lg/mJ. The California I-Iuman Health Screening Level

(CHHSL) for PCE is 180 Ilg/m3. The carbon adsorption unit effluent smnple was non-detcct for

all C0111pounds \vith the exception of 14.0 Vppb toluene, which is lnost likely not fr01n the test

Site (none detected in any of the 6 influent samples), but possibly fro111 a previous canister use.

3.2 Vapor Extraction Test Results

Measured tlO\V rates ranged froln approxin1ately 4 to 80 cubic feet per Ininute (ctln) at vacuum

pressures as high as 9.75 inches of mercury. The vacuum radius of influence in the shallow and

deep zone testing levels \-vas calculated using a sen1i logarithn1ic graphical Inethod which yielded

a radius of influence of approximately 50 feet at the highest vaCUUlns tested. The radius of

influence is defined as the distance at \vhich an induced vaccum of 0.1 inches of water is

predicted. Refer to Figure 3 for a Site Plan showing the Estilnated Area of Vacuum Intluence.

Graphs of vaCUUln response vs. distance with a best fit line yielding the average radius of

influence are included in Appendix D.

Subsequent to the installation of these extraction \vells deeper subsurface testing revealed the

presence of VOCs in soil do\vn to a depth of 95-1 00 fbg, \vhere ground"water is present. Equal or

higher penneability soil present belo\v depth the depths evaluated during this vapor extraction

test should yield an equal or larger radius of influence.

Based on the results of this investigation, vapor extraction appears to be a feasibile technology to

remediate VOC-ilnpacted soil in the vadose zone beneath the site. Using a predicted radius of

influence of 50 feet, a well field of 17 nested vapor extraction \vells should be sufficient to

effectively capture PCE vapors w'ithin the estilnated contaminated zones. This assumes thc

lateral extent of vapor contmnination in the deeper zones (45 to 100 fbg) is approxin1ately the

same as in shallo\v zones (0 to 45 fgb).

Vapor extraction systems typically have a high initial efficiency rates which drop off drmnaticaUy

as influent concentrations decrease. The removal efficiency rates usually declines to an

asymptotic level. Treatlnent of the extracted vapors \vill be required in order to Ineet the

requirelnents set by the SCAQMD.

APPENDIX A GENERAL FIELD PROCEDURES

In order to evaluate the relnedial options for reducing VOCs in the soil a vapor extraction pilot

tests was conducted to detern1ine the air flow characteristics of the soils beneath the site. The

resu1ts will be used to evaluate the radius of influence, and optin1al extraction rate and vaCUUln.

The vapor extraction test ,vas perforn1ed using a n10bile treatnlent system to extract vapors f)'om

one of the three dual-nested Vapor Extraction Wells at the Site (VEW-I, VE\V-2, and VEW-3).

Eaeh well contains 2 well casings screened at two different intervals (shallow zone from 10 to 25

feet below grade [fbgJ/deep zone fron1 33 to 45 tbg).

The extraction was perf01111ed on one well and one zone at a time (e.g. YE\V -1 shallow zone).

The relnaining two wells were used for observation of induced vaCUUln (e.g. VE\V -2 and YEW-3

shallow zone). A separate test \-vas performed on each of the three \-vells in both shallow and

deep zones (6 tests total).

At vanous titnes during the extraction test the air flow and vaCUU111 was recorded at the

extraction well. In addition, tield lneasurelnents of influent vapor concentrations were taken at

the extraction well using a rID. During the extraction tests, transient VaCUU111 responses were

n10nitored in the observation wells at various tilnes to assess vacuun1 propagation and steady­

state conditions. Soil gas sanlples were collected in Tedlar bags during testing for analysis of

VOC concentrations.
