IMPROVING rather than movingis still top of the trends.

But research shows that thebathroom is one of the mostdaunting rooms to renovate.

Bank holidays are the perfecttime to plan the bathroommakeover you’ve been thinkingabout for months and with somany coming up this month andnext, you can’t say you’ve neitherthe time, nor the opportunity.

If you’re planning a bathroommakeover but are not surewhere to start, here are sometop tips from HeritageBathrooms to get you started.● Get measured: The mostimportant thing is how muchspace you have, so measure upthe room and make a note ofwhere the plumbing is beforeyou hit the showroom.

This way you’ll be able to seewhat can fit where and how bigyou can go in terms of a bath,WC and basin.

Wherever possible, it’s best touse existing plumbing as makingchanges can be quite a costlyexercise.● Decide your budget! Plan howmuch you want to spend. Don’tforget to account for the taps, accessories, storage and evendecorating equipment. Outliningthis at the start will help youkeep the entire job to budget.● Functionality feuds: decidewhat key functions you needfrom your new bathroom.

Is bathing the kids easily andsafely the biggest priority?

Or is it a luxury sanctuary thatyou’re looking for?

Agreeing what you need yournew bathroom to deliver aheadof starting your buying journeywill save you a lot of time andheartache.● Space saving options – We’dall love to have a palatialbathroom but, in reality, it’soften the smallest room in thehome.

If you don’t have much spaceto play with then look forwall-hung basins and WCs, anduse wall hung furniture to storebathroom items. These will helpmake the floor area look biggerand create the illusion of space.

Shower power: Thermostatic, mixers, electric, rigid risers, fixed heads, flexiblehandsets...there’s so much tothink about when it comes tochoosing a new shower and a lotof terminology to understand. Before you start, it’s worthtaking a look atwww.heritagebathrooms.comand read through the glossary sothat you know exactly what yourplumber is talking about.

Once you’ve done yourhomework, it’s time to make adecision about what type ofshower you want and whetheryou want the shower to be overthe bath or in its own enclosure, although obviously this willdepend upon space. You’ll alsoneed to understand what hotwater system you have as thatwill have an impact on whichshower will be compatible.

Ask your local plumber foradvice.

● Accessorise: Your choice oftaps and accessories is just asimportant as your suite –especially as they’re likely to beused several times every day.One of the most commonmistakes people make is tosplash out on their suite, butscrimp on their taps so makesure you reserve enough in yourbudget for these important finaltouches. Look out for taps madefrom high quality brass and setthem off with matchingaccessories. Take a look at theAster range from HeritageBathrooms for inspiration.● Don’t get stung by buildingregulations. If you’re planning amajor renovation requiringstructural works, you’ll need tocheck with the BuildingRegulations which cover changesaffecting floor structure, drainage, ventilation andelectrics. BRIGHT: Bring a lively new look to your bathroom

● LIVERPOOL residents arebecoming long term renters rather

than house buyers.Bluerow Lettings has recently seen a

spike in both renters and long stay rentalagreements.

Helen Griffin-Booth,managing director ofBluerow Lettings says:“Things have changeddramatically in therental market in the lastyear. Demand for rentalproperties is at a peakand long term rentersare now common.

“In the past a typicalrental contract was sixmonths but now wehave clients tyingthemselves intocontracts of betweenone and three years.”

According to Helen the reason forthis is would-be homeowners are nolonger able to purchase a house in thecurrent financial market, so are turningto renting on a permanent basis.

She says: “First time house buyerscan’t get on the property ladder, and

with no sign of this changing in the nextfew years, they are turning to renting ona permanent basis.

“The change from buying to rentinghas led to a huge spike in demand for

rental properties whichin turn is pushing uprental costs. Tenantsare now only too keento tie themselves into along term rentalagreement to ensurethey get a better deal.”

According to Helenthe growing demandfor long term rentalshas pushed rental costsup by more than 10%in the past year.

As a result of thegrowing demand forrentals Bluerow, whichmanages properties for

landlords, has seen turnover grow bymore than 20% in the past 12 monthsand now has a portfolio of more than400 properties.

MyFirstHOME

CarolCorranSuttonKershWhere was the family home you grew upin and what was it like?I grew up in Wallasey. It was a great place to live, close to Harrison Drive and the seafront, andlots of parks around.

What is your clearest memory of thehouse? The person we bought the house from was anarchitect so the house had a split levelkitchen/breakfast room with exposed beamswhich was very ahead of its time in the 70s.

Where was the first house you boughtyourself and what did it cost?It was a two bed terraced house in Wallasey, with no double glazing or central heating. It had aburgundy bathroom suite, very trendy! I paid£10,000 for it in the 80s.

What made you want to buy it?I bought it because of the area, it was very closeto the waterfront and had a lovely cottage feel toit.

What are the most important featuresyou look for when buying a house? The most important thing I look for when buyinga house is firstly the location (obviously) andthen character.

Are you a DIY trier or do you leave it tothe experts?DIY?! I’m married to a building surveyor and livein a house nearly 160 years old. It’s a formermerchant’s house and we have spent the pastseven years restoring it to its former glory. Myhusband is a perfectionist and, as we have donenearly all the work ourselves, I am never withoutmy overalls on and paintbrush in hand! My dad isthe only other person my husband trusts to do a“proper” job.

What’s the one thing you love most aboutyour current house?I love the character, the history and the story ittells me. We have obtained all the records wecan dating back to 1856 to see who had thehouse built and who has lived there since, itfascinates me. Some of the artifacts we havefound since we started the project have toldtheir own story! I love the Victorian Gothicarchitecture and most recently we have restoredthe Victorian courtyard garden and managed tosalvage three coach houses which would havebeen lost forever.

BestOfTheBunchMalus(crabapple)THEY add a zing to springwith masses of beautifulblossom in shades fromwhite to pink and purplishreds and in autumnproduce fruit in coloursranging from yellow to red, which can be used forjelly-making.

These deciduous treesare ideal as specimens forsmaller gardens andshould do well in anyfertile, well-drained soil insun, although they willtolerate some light shade.

Good varieties include“Evereste”, a white typewhich grows to 7m (22ft)and “Profusion”, with itsred flowers, copperyfoliage and red fruit.

Trees should be prunedin winter to removemisplaced shoots or deador damaged wood.

Thingstodothisweek● Protect young vegetable plantswith netting if you have a problemwith birds.● Start to harden off beddingplants in a garden frame.● Transplant evergreens thatneed moving.● Sow Brussels sprouts, parsnips, radishes, spinach, Swisschard and turnips outdoors.● Sow half-hardy and tenderannuals in the greenhouse forsummer bedding.● Start to mow the lawn weeklyor more often if necessary.● Plant summer-flowering bulbssuch as acidanthera and tigridia.● Weed patios, paths anddrives.● Apply rose fertiliser, gentlyhoeing it in around the plants.● Ventilate cold frames and thegreenhouse whenever possible toencourage sturdy plant growth.● Feed newly planted hedges.

VISITORS to the wealthof tulip festivalsacross the UK thisyear will be able toadmire a sea of

glorious colour, from the smallestspecies to the more frilly parrotvarieties and majestic, tallDarwins.

It’s a joyous time for Dutchbulb expert Eric Breed, nurseryman and cultivator, aself-confessed “bulbaholic” whohas travelled to many remoteparts of the world to see bulbsgrowing in their native habitat.

He grew up near the tulipfields of Holland, so naturallyknows more than most aboutgrowing these dazzling springbulbs. Always looking forward, his favourites include a newvariety, Tulipa “Leo”, a scarletDarwin hybrid which is acompletely different shape fromits peers.

“Its flowers are feather-like,almost like a Japanese maple,”he enthuses.

“Show it to your friends andthey’ll want some too.”

The time to plant tulips is allimportant, Breed explains. Plantthem too early and it will be toowarm and they won’t root. Theyneed a drop in temperature toroot well.

“The best time for planting islate October to November andsometimes into December.

“If the rooting system isdisturbed or not complete, thenanything that goes wrong will go

really wrong. If the rootingsystem is not good, they’ll havedifficulty surviving.”

They need moist, well-drainedsoil which is not too acid, addcoarse sand to make the drainagebetter.

If planting in pots, mix thecompost with at least 20% sand,he advises, so it drains well. Ifyou put the pots outside in thewinter, don’t let them dry out. Aregular clay pot, it will dehydratethe soil so you’ll need to water itoccasionally in the winter.

Gardeners who don’t watersufficiently in the cooler monthsare likely to see the leaves of

their tulips turning purple andbrown, the plants will be stuntedand flowers which wilt quickly.

Eric puts his containers nearthe house in winter, exposingthem more to the elements fromFebruary onwards and makingsure they don’t dry out. As theflowers emerge, they should bewatered every other day, headvises.

In beds and borders, the tallervarieties such as Darwins lookgreat planted with pulmonarias, heuchera and tiarella, hardygeraniums and ground-coveringsedums and vincas.

Tulips don’t like shade, so

avoid planting them under treecanopies or the stems are likelyto fall over.

In pots, they look good asstand-alone specimens orcombined with other bulbs in the“sandwich” method. Eric putsIris reticulata, dwarf daffodilsand tulips in the same pot. Theiris will bloom first, then thedaffodils and finally the tulips.

“Alternatively combine bulbswhich bloom together, such asthe blue jacket hyacinth with aJetfire tulip. But you need tomake sure your varieties willbloom at the same time and also, don’t plant the pot too full. Some

people try to put too many bulbsin a pot and they use so muchwater, the pots dry out within afew hours,” he says.

Some tulips will come back insubsequent years, while otherswill need lifting and replantingin late autumn.

Remove all the dead flowers, which can cause botrytis (greymould) if left to fall on thefoliage.

“The best varieties in generalare the Darwin hybrids, fosterianas, the greigii tulips andkaufmanniana. Of course the soilhas to be good, but if the Darwinhybrids and fosterianas are

But you’ll need to sowevery few weeks into highsummer for a continuouscrop and harvest while theradishes are young, to stopthem going tough andwoody.

Sow summer varietiesoutdoors from March, choosing a sunny orsemi-shaded spot which hasbeen enriched with organicmatter and rake the surfaceto a fine tilth.

Sow thinly, about oneseed per 3cm in drills 1cmdeep, then cover the seedswith soil.

You shouldn’t need tothin the summer varieties, but keep the plot wellweeded and water whenthe weather is dry.

“Many people plant theirtulips in conditions which arenot ideal, or take away thefoliage early – it needs to be leftfor six weeks after flowering or itwon’t make a new bulb, the sameas narcissi.”

Q How can I give my old metalgarden planters a new look?

A If they’re made of copper, brassor galvanised metal, try

Hammerite Direct to GalvanisedMetal Paint. It comes in sixcolours and costs from £18.99for 750ml - no primer needed.

● Whether you can dodecorate a room fromstart to finish in fourdays will depend onhow much decoratingand preparation youneed, as well as how bigthe room is. Theimportant thing is towork from the ceilingdown so you don’t ruinanything you’ve done.● Pick up an industrialsander and sand awooden floor. Usequick-drying floorvarnish. Check theinstructions on the tinbecause it may beseveral days before youcan put your furnitureon the varnished floor.● The problem withremoving old tilesbefore you tile abathroom is that you

can take the plaster offwith them. The trickiestbit of tiling is cuttingthe tiles, so invest in asuitable diamond-wheeltile cutter, which willchew through themquickly and easily.● While woodenfloorboards you’re goingto paint don’t have to besanded to the samedegree as ones you’regoing to varnish, it isbest to sand them first(with sandpaper or ahand sander, if youdon’t want to hire afloor sander) so thepaint adheres better.Painted floorboards areprone to chipping, soreduce the risk of thisby applying a number ofcoats of quick-dryingwood primer and

undercoat, or acombined product, diluting the first coatwith a little white spiritso it sinks in better.Your floor paint shouldalso be quick drying -refer to the instructionson the tin to see howlong it takes to reachfull hardness.● Providing you’vealready got your pavingmaterial, planned yourdesign and done thegroundwork, four daysshould be enough to layyour patio, as long asit’s not too large. Laythe base (such ascompacted hardcore) forthe patio first, then thepaving material and, atleast two days later, finish off by pointingthe joints.
