For the Cowart family, the most important commodity is space – their four-bedroom villa is home to Faith, Craig, their daughters Amber and Margaret, plus pooch Champ… and when we pitch up to meet them, daughter Logan and niece Ashley are over for the holidays too. “We moved here because of the amount of room
you get for your money,” says Faith. “The house is much bigger and better than what we could get in the States – it was a great deal when we arrived, and still is.”
The family moved from the USA to Dubai two years ago, and set about creating a home that all of them would love: “We brought a lot of the furniture with us – it was
a big undertaking. I did buy some bits and pieces, though: the white furniture in the living area, for example, to make the most of the big room. There are so many shops that we were spoiled for choice. It took us about a year to get the house feeling like a home. We budgeted very carefully, and made sure
that we didn’t just launch into buying loads of furniture we didn’t need.”
“My favourite shop for interior things is Crate and Barrel”, says Faith. “It ’s a familiar brand from the USA, and fits in very well with our lifestyle. I also really like Pottery Barn for their furniture – you know that it is going to last.

Ikea is fantastic for storage space, and we’ve got cabinets from there in our kitchen and office. I’m not much of a clothes shopper, but if I’m buying things for the house I really love it.” Not all of the design touches are from the mall, however: “I made our table runners and some cushion covers myself”, says Faith with a smile. “It was important to add a few homely details.”
The outside of the house has been a big project too, with a swimming pool (which the landlord let the family design), cabana area and batting cage. “We’re all really into baseball, so my husband wanted our youngest daughter to have a batting cage,” says Faith. “We thought about having one sent over to us from America, but it would have cost so much that we
decided to make our own. We bought fishing nets from Karama and sewed them together, and we got the rods from Al Barsha. It ’s great – my daughter’s friends love coming over to use it. We think we’re the only villa to have our own personal batting cage, and it was a real family venture putting it together.”
The Cowarts are big fans of the outdoors lifestyle: “We love to hang out in the garden as a family. We cook outside almost every day in the winter months, and sometimes in the summer too – it ’s something we’ve always done. We all chip in with the garden area, but it ’s quite low maintenance. I get plants from ACE, because you know what you’re getting is top quality and they give you pointers about how to look after them. There’s a guy
we found in Dragon Mart too, who can make outdoor furniture covers and cushions to order – it gives the chairs a new lease of life after the harsh summer.”
In The Villa development, there’s work underfoot to create communal outside areas too, with the construction project entering the final two phases. “We’re looking forward to the community pools,” says Faith, “and the landscaping is coming together nicely. We don’t mind that it ’s a work in progress, because we’re really close to the highway here – it takes just 20 minutes to get to all the key parts of Dubai, and the shopping and restaurants in Arabian Ranches and Mirdif are really handy.”
When the family first moved in, home delivery was a nightmare: “Nobody knew where we lived, so
it was impossible to get takeout.” Now, though, The Villa is on the map – officially. “We’re on Google Maps, which is a big deal for a new development in Dubai! We can order in whenever we want, and taxis can find us too. There are a few new little eateries and grocery shops in Skycourts – they’re very useful.”
As for amenities closer to home, they’re slowly popping up in The Villa: “We’ll have Spinney’s before the end of the year, and we’re expecting a retail area too. Conveniences aren’t everything, though – the most important thing is feeling settled as a family. We’re enjoying the area while it ’s quiet. We’re constantly improving the house too – even though we rent, we’d like to stay here a while, so it ’s important to make it feel like a home.”

There are options to both rent and buy in Dubailand, and The Villa is one of the area’s most up-and-coming developments. It ’s a prime spot for families: houses are available with either four or five bedrooms, constructed by Mazaya Villas and Dubai Properties. Other neighbourhoods include Arabian Ranches, Layan and Al Barari, where you’ll find a variety of one, two and three-bedroom properties, as well as a few apartments ovelooking leafy gardens and shared pools. Quality is high throughout the developments, and Dubailand is a quiet area, with an emphasis on tranquil family life.
Dubailand is a real retail hub. The vast Dubai Outlet Mall has over 800 international brands to its name; shoppers flock here for bargain designer fashions, electricals and homeware. MotorCity retail strip is perfect for low-key shopping trips without the legwork that a big mall demands. Look out for Friday markets on the main piazza, as well as plenty of restaurants to refuel at. For something a little different, head to Global Village, where you’ll find arts and crafts from all over the world. Dining is equally eclectic – munch on everything from biltong to kebabs as you wander around the stalls.
There’s plenty to keep the whole family entertained on evenings and weekends. Petrol heads will love the MotorCity Autodrome, where you can tear up the tracks in karts, Audi R8s and F1-style single seaters. The Els Club golf course (elsclubdubai.com) boasts a 7,538-yard course, and the Butch Harmon School of Golf (butchharmondubai.com) is the place to improve your game. It is more or less established that the real estate market has bottomed out. More and more end-users are now looking to buy property as opposed to renting, but the notable part is that property prices are still 64% lower than the peak. Some pundits have posited that prices will take 3-5 years to reach their peak again. By that token we expect the current prices to climb by 60% or thereabouts over the next five years. If that is true, then investment in a property in Dubai is a much better investment against other asset classes which don’t hold out that much promise.
This fact is not lost on mortgage lenders. That is why we are seeing more coming in to the market with better terms and lower rates. The situation is much changed from what it was in the height of the crisis in 2009. The banks are offering many options, ranging from a simple mortgage offer where the consumer has the option of buying a property from either the primary or the secondary
market, to balance transfers, home equity and construction finance options.
Liquidity issues faced by lenders are also receding. Tamweel plans to sell a $235 million Sharia-compliant asset-backed securitisation. The bond is seen pricing at between 335 and 345 basis points over the one-month London interbank offered rate (Libor). The lender says that any eventual transaction will be backed by properties and receivables that are located in Dubai. This shows that investor confidence is returning.
The downside is that most lenders continue to hold clients back from moving their mortgages to other lenders. Penalties in these cases are 3-5%. Unless this changes, the re-mortgage market will not take off and home-owners will continue to pay higher rates. There is a noticeable increase of requirements pouring into the market from new SMEs and existing companies willing to relocate and take advantage of competitive rates: Whether it’s a lease, a long-term lease, or buying, the market is getting stronger in regards to demand and purchasing power. With furniture stores toting summer sales galore,
there’s no better time to splash out on a new
look – but what will you do with that old sofa?
Will that dining set really sell on Dubizzle?
According to the WWF Living Planet report,
Dubai has the third-biggest ecological
footprint per capita in the world – and it ’s no
wonder if we’re dumping our furniture in the
nearest landfill.
Luckily, help is at hand in the form of the
UAE’s ‘Robin Hood’, Faisal Khan. The Canadian
social entrepreneur founded Take My Junk in
2007 after witnessing the wastage that occurs
in the UAE – and meeting the people that
need the furniture the most. “This is a very
transient society, and very wealthy, so a lot of
commodities are wasted,” he says. “In Canada,
there are recycling schemes that will remove
unwanted items, and social support for the
people who can’t afford to buy things for their
home, but there’s nothing like that here. It has
such a negative impact on society and the environment, so I decided to set up my own scheme. We buy unwanted furniture and collect it ourselves, then sell it on at cheap prices to labourers, maids and low-income families. Anything that can’t be sold on is given away to them for free.”
Broken items are welcome too: the company can’t pay for them, but they will collect them, and will ensure they don’t end up on the dump. “We recycle everything that we can,” says Faisal. “If a sofa is broken we’ll try to repair it, but if that’s not possible we’ll dismantle it and recycle the parts. This way, we are helping the environment as well as the community.”
The initiative has proven so popular that Faisal now employs 75 staff members and has a fleet of 12 vans – and there’s still a huge demand for their services. “We now pick up from all over the UAE, and can be at most

residential areas in as little as 30 minutes. People give us a call or send a message to say what needs collecting from where, and we let them know when we can fetch it.”
The company will buy anything from coffee tables and chests of draws to dining sets, sofas and beds: “We encourage people to put things on Dubizzle first, but if they don’t sell on there then we’ll have them,” says Faisal. “The entire operation is time consuming and exhausting, but we see brilliant results every day.” The company donates a share of its revenue to Ajman Medical Clinic, allowing labourers to get health consultations for free.
Meals and basic necessities can also be provided, as well as ‘care packs’ with bathroom and hygiene essentials.
Take My Junk also collects small household goods, such as unopened canned good, toys and kitchenware. They’re unable to pay for these, but will sort them at the Ajman warehouse before distributing them to the labourers. “Books and electronics are also really useful – we recently held an event with Dubai British School where the students collected items. It ’s great for kids to get involved and see how they can do good work for the community.”
The Green FoundationTheir mission: To recycle your cameras, mobiles, laptops, mp3 players and sat navs. They welcome all-things electronic, and work with schools and companies as well as individuals. This is going to cause many problems for me because the cash that I am currently holding is needed to pay the mortgage on a property which we purchase here in Dubai two years ago. I have had to give post dated cheques to the bank with regard to the mortgage payments and if I default on any of the payments, I could presumably end up in jail. Part of the injunction that I am to send the cash back to the UK to be frozen there pending a financial settlement between my wife and I. Can you advise what I should do in these circumstances?
Answer:I am fully aware of the type of process that has been issued in the UK and it is becoming a regular occurrence when one party to a marriage returns to the UK and the assets remain here in the UAE. It is important for you not to ignore the UK process but it is likely that you may want to dispute the jurisdiction of the UK courts in any event because if all of the assets are here and you are effectively both living here, it is questionable as to whether the UK Courts should have jurisdiction as being convenient for determining your matrimonial matters.
The type of injunction must not be ignored and I am sure there will be another hearing date before which you will need to respond to the injunction and highlight your concerns to the Court. That is not to say that you are accepting the jurisdiction of the UK Courts but merely defending your position vis-à-vis the threat and dangerous position that you find yourself in within the UAE and your obligations under the mortgage. You are of course correct in saying that this is extremely problematic and will cause untold difficulties for you. As a UK matrimonial lawyer of many years, I would suggest that you send the details to me so that I can advice you more fully in this matter. It is important to remember that whilst the banks would not necessarily immediately act upon an injunction made in a different country, it is potentially an order that could be enforced through the UAE Courts and so once again it is important that it is not ignored by you.

Cook up a family feast with these fail-safe Arabic recipes from chef Suzanne Husseini
For Suzanne, the kitchen is the heart of the home – and cooking is one of the most important parts of family life: “My first inspiration was my mother. She made amazing food for us. I fell in love with cooking while watching her, and I continued this passion by making food for my family and friends, perfecting my skills professionally and teaching others.
“I think that cooking for your family is the most loving thing you can do. I enjoy involving everyone in the process, and then we sit down to savour the meal together. Too many things keep people distant from one another, but making time to break bread is important.”
Suzanne’s roots provide endless inspiration: “I adore Arabic cuisine and love to celebrate it at every chance I get. While there are regional dishes that are unique to each area, there is a culture and a history of cooking that unites us all. It ’s diverse and exciting.”
There’s plenty of produce in Dubai for the aspiring Arabic cook: “I can find almost anything I need at the supermarket. You need to stock up with speciality items, though – keep sumac, tahini, pine nuts, pomegranate molasses and rose water handy.”

ROAST CHICKEN WITH RICE, FRUIT AND NUT STUFFINGServes 4-6
Brine bath for the chicken:• 3 cinnamon sticks• 2 bay leaves• Rind of 1 orange• ½ cup salt• ½ cup sugar• ½ cup honey• Butcher string• 1 whole 2½kg chicken
Stuffing mix:• 3 tbsp vegetable oil• 1 onion, diced• 300g minced lamb
• 1 tsp cinnamon• 1 tsp allspice• 3 cups chicken stock• 2 tbsp vegetable oil• 1 tsp cinnamon• 1 tsp paprika• Pinch of salt and pepper• ¾ cup chicken stock or water• Fresh pomegranate seeds, to garnish• 1 cup short grain rice, presoaked, drained• ½ cup pistachio nuts, toasted• ½ cup pine nuts, toasted• ½ cup almonds, toasted• ½ cup dried apricots, coarsely chopped• ½ cup dried pomegranate seed
1. Start the brining process the night before. Mix the brine ingredients in a large bowl,

pop the chicken in, and store in the fridge overnight. When you are ready to stuff the chicken, take it out of the brine and pat it dry.
2. To make the filling, heat the oil and sauté the onions until soft. Add the minced lamb and stir until it browns, then sprinkle in the spices, salt and pepper. Add the rice and toss together. Pour in the chicken stock and bring to the boil.
3. Reduce the heat to a simmer, add in some of the nuts and fruits (leaving some for the garnish). Cover and leave to cook for 10 minutes. Uncover, and put aside to cool completely. Preheat the oven to 200°C.
4. Spoon enough stuffing to fit loosely within the chicken cavity, and reserve the rest of the filling for later. Rub the whole chicken with two tablespoons of oil, cinnamon, paprika, salt and pepper. Tuck back the wings and tie the legs together with butcher string. Place in a roasting pan and bake for 45 minutes.
5. To finish cooking the remaining stuffing, add in a little more stock or water, cover, and leave to simmer for roughly 10 minutes more until the rice is cooked. Garnish with fresh pomegranate seeds and serve alongside the roast chicken with a fresh green salad.

GRILLED FISH WITH DATE AND RICE PILAF Serves 6–8
Fish: • 6 hammour fillets (or other white fish), about 2cm thick, with skin• 4 tbsp vegetable oil • 1 tsp cumin• 1 tsp fennel seeds, crushed in a mortar• 1 tbsp sumac• Pinch of salt and pepper
Pilau:• 3 tbsp clarified butter• 1 cup mejdool dates, pitted and chopped• 1 tsp cinnamon• 1 tsp allspice• 2 red chili peppers, deseeded and diced finely• 2 cups basmati rice, presoaked and drained • 4 cups of chicken stock • Zest of 1 orange• 6 cardamom pods, lightly bruised• 1 cinnamon stick• Pinch of salt and pepper• ¼ cup rosewater combined with 2 pinches of saffron• Toasted almonds, pine nuts and pistachios, to garnish• Parsley leaves, to garnish
DAKKOUS (SPICY TOMATO SAUCE)Serves 2
• 2 tbsp olive oil• 6 cloves garlic, crushed• 1/2 cup fresh coriander, chopped• 5 small red chili peppers, deseeded and diced finely• 8 ripe tomatoes, peeled and puréed • 1 tsp cinnamon• 1 tbsp tomato paste• 2 tomatoes, diced• Pinch of salt and pepper
1. In a saucepan, heat the olive oil and sauté the garlic for one minute. Add the coriander and stir.
2. Add the chili peppers and tomato purée, along with the cinnamon, tomato paste salt and pepper. When boiling, stir in the diced tomatoes. Lower the heat to simmer and leave for 10 minutes to unify the flavours. Serve hot.
1. Preheat the oven to 200°C, and combine the spices for the fish in a small bowl. In a large pan, melt the butter and add the dates. Stir in the cinnamon, allspice, and chopped chili pepper, so that all the dates are covered. Add in the rice and stir well.
2. Pour in the chicken stock and allow to come to a boil, then add the cinnamon stick, orange zest, cardamom pods and salt. Lower the heat and allow to simmer until rice is cooked (approximately 20 minutes). Stir in the rosewater and saffron mixture roughly 5 minutes before the rice is done. Do not stir.
3. Place the cover back on and leave to finish cooking. In the meantime, brush the fish fillets with oil all over and coat them with the spice mixture. Place the fish skin-side down on a hot pan for about four minutes until the skin is browned and crisp. Turn the fillets over and finish by roasting in the oven for approximately eight minutes. When cooked, garnish with nuts and coriander leaves.
