‘When we explored Feng Shui, we felt a positive change... We never looked back’

Roger MacFarlaine and his wife Christiane have lived their lives on the move, travelling across South East Asia for the past 20 years, so it ’s no surprise to find that their home is full of intriguing curios. Stepping into their living room, visitors are confronted with a life-size Buddha statue, a majestic welcome befit ting their Oriental-inspired décor. You wouldn’t believe that this is The Springs – in this tranquil part of suburban Dubai, the couple have recreated their very own slice of Asia.

“All the things that you see in the house are items that we’ve collected from all over the world,” says Roger. “They’re from Cambodia, China, Thailand, Singapore... We see them, and we feel at home.” But woven rugs, statues and lamps aren’t the only things they brought with them on their last move from Egypt to Dubai – Queenie the cat, a stray that the pair adopted, joined them too. “We’re animal lovers; it ’s all part of keeping your family close and having familiarity all around you.”

Influenced by their time in Asia, the couple have incorporated elements of Feng Shui into their interiors, turning to the philosophy to encourage success. “We started exploring Feng Shui about 16 years ago,” says Roger. “We were in Singapore.

My wife did a course on it, and it made sense to align the natural elements of life. When she started to adjust a few items, we both felt a positive change. We take elements from it, and we’ve never looked back.” Roger, the vice president of technology at Mövenpick hotels, has taken the practice to work, too: “From the curves of the wall to the way the pictures are hung – they were all suggested by the Feng Shui master that did my house.”

When not working, Roger’s passion is music – and the couple have transformed their second bedroom into a high-tech recording studio. The vibrant red wall (an energy-giving hue, according to Feng Shui) displays the most treasured pieces of Roger’s vast guitar collection, and an array of discs, magazine clippings and photographs pays tribute to his creativity. “Here, there’s a sense of familiarity too,” says Roger. “I have a guitar pedal that my father bought for me when I was a kid, and a guitar that he played on too. It ’s daily

inspiration: I feel comfortable here, and can really get into the creative zone.”

After a life spent flit ting between countries, the MacFarlaines have found comfort in the Springs community. “We loved the sense of calm immediately,” says Roger. “After a busy day, you want to come back to somewhere peaceful, and you want to drive home without the hassle that we’ve experienced in other parts of the globe.

The couple have also surrounded themselves with a social circle, too: “There’s a big sense of community here. You see

people, you wave at them, and you pass the time of day. Many of our friends live close by as well; it ’s so easy to drive over for parties and things like that – we’re always entertaining, or out for dinner with friends.”

So, are the MacFarlaines itching to make another move? “Not at all! Moving from country to country is a very unsettling way to live, and although we are a very strong team, we just don’t want the upheaval. We’ve worked to create a sense of stability, and neither of us wants to lose that. Finally, we feel very settled.”

The Springs: the essentialsYour need-to-know guide to what’s in and around the area

There are no restrictions on renting and buying here, so it ’s great for short- or long-term moves. All of the properties are villas with either two or three bedrooms and gardens of varying sizes (no high rise buildings here), making it perfect for families or couples, particularly those with pets. While some villa owners have installed private pools, most people head to the communal areas that exist in almost every compound, where you’ll find a good-sized pool, lifeguard and changing facilities. There are also park areas with rides for small children and basketball courts for those a bit older. This is community living at its best.

Almost everything you need is within walking distance (during the cooler winter months, anyway) at one of the three shopping areas: the Town Centre, Springs Village and Meadows Village, each boasting a supermarket (a large and small Spinney’s and a Choithram). For yummy treats, check out the cakes at Milk and Honey Gourmet or grab a frozen yogurt at Pinkberry. For unusual goodies, we love the small, outdoor winter market at the Spring’s Town Centre. Eat-out options are varied: from takeaway at McDonald’s and coffee at Starbucks or Tim Hortons, to a leisurely lunch at Shakespeare and Co.

With abundant flat, tree-lined streets and numerous expanses of greenery and lakes on offer in this pretty patch of suburbia, you’d be hard-pressed to find an excuse not to get active. Get the heart rate up with a run around one of the many lakes or take a refreshing dip in the communal swimming pool while your children shoot hoops with friends on one of the basketball courts. Meanwhile, dog owners will meet like-minded neighbours while walking their pooches, on leads of course, in this pet-friendly area. And, for those looking for more, a Fitness First is close at hand – complete with gym and classes – for a price.

The Springs offers several great options for schooling – all with solid reputations. For a British education, the Dubai British School, part of the Taaleem network, is on your doorstep and teaches three- to 17-year-olds. For the International Baccaulaureate, try Emirates International School, in The Meadows, which offers a primary and high school education. Just a few minutes’ drive away, in Al Barsha, the state-of-the-art GEMS World Academy offers the International Baccalaureate and, from September, Foremarke, Repton’s preparatory school in the UK, will open in Barsha too.

Property prices rose by a massive 15% in Q4 of 2012. Total appreciation in villa segment was 24% and in apartments was 16%. Banks’ liquidity was touching AED1.13 trillion.

A huge range of mortgage products was being offered, and applicants with a salary of as low as AED10,000 were eligible. Most banks were offering loan-to-values of 80%. Some offered 85% loan-to-value and one bank started offering 90% LTV. The rates fell too: we saw introductory rates as low as 2.99%. Dubai’s population rose from less than 2 million in 2011 to 2.1 million by the end of 2012. The economy grew by 4%, and employment figures were showing robust growth.

With confidence returning and mortgage activity showing

a steady increase, 2013 property prices were looking to surpass the 2012 figures. A 20-25% appreciation would have created the much-feared property bubble.

It was in this context that central bank decided to impose restrictions on LTVs. Mortgages for expats were restricted to 50% LTV for the first property and 40% LTV for the second. For UAE nationals the first mortgage was restricted to 70% LTV.

The change was introduced on 30 December with no clear date of implementation. Most banks introduced the changes immediately and others finished approving older submission pipelines. Almost all bankers, mortgage intermediaries and real estate brokers voiced their concern at the sudden

and extreme limits. While the action took the steam out of an overheating market, it may have proved counter-productive. These concerns were communicated by the Emirates Banks Association. The proposals included revising Expat mortgage LTV and setting up a voluntary code of conduct by the mortgage lenders.

Central Bank revoked the LTV cap on 21 January and banks were allowed to do business as normal. But the episode has shaken the industry and refocused attention on responsible lending. It also slowed the property prices and eliminated the possibility of a bubble building.

A new mortgage law is expected to be implemented later this year.

‘Mirrors will make a reception area feel lighter and more spacious’

Living room The majority of home owners tend to place everything in a room at sofa level and below which makes a room look extremely bland. Designers will always take the eye up, high into a space, to make the room feel larger and more defined. In colour schemes, people are turning away from neutral palettes towards more individual styles. Popular colours include greys, blues, blacks and chocolate brown. Silk wallpapers and fabrics, plus metallic finishes (especially gold) are very glamorous and warm. Custom-designed shelving will allow you to

display all of your favourite pieces in a space that suits their shape. Consider fit ting the shelves with discrete LED lights to illuminate the items, or painting sections at the back of the units to add colour and texture.

KitchenThis space needs to be functional, as well as stylish. Long drawers are a must in a new kitchen. Not only can you can see everything at first glance but you no longer have to bend down to find something at the back of a cupboard. For a quick fix, a new splash back will update your kitchen in no time. Coloured glass is very popular as it is easy to maintain with no grout lines for dirt to nestle in. Changing the doors and handles of your existing cupboards is relatively

easy and cheap to do too, as most kitchen units are standard sizes. Alternatively, change the worktop: composite materials are the most popular finishes available now. These are made from a ground stone mixed with resin, and are available in a variety of colours. They are relatively hard-wearing and the cost is similar to that of marble.

Reception area I always put full- length mirrors in the reception area of every house I design. The larger the better, even if it has to be installed in sections. It visually doubles the size of the space as well as reflecting the light – making it feel lighter, spacious and welcoming. It also doubles up as somewhere to check what you look like before you go out. Create a focal point which will draw the eye to the furthest view point from where you enter. This will make the space feel much larger and could be further enhanced with lighting. Fresh flowers as you enter will give visual stimuli

BedroomsRestful neutrals, blues, and greens are ideal for bedrooms as they have elegant, soothing and restful tones. Try duck egg blue on items such as

bedcovers (choose high thread count cotton in a sateen finish), and pillows and throws in natural and comfortable materials such as cable knits, velvets, chenilles, cottons, jutes and linens. The rest of the bedroom can provide a backdrop of neutral colours inspired by nature with light or warm woods and textured woollen rugs. If space allows, add an armchair to a corner or near a window to read and relax. Let your personality shine through with fun and funky scatter cushions, meaningful art and family photographs.

BathroomsUpdate your bathroom using items with interesting forms,

taps with automated sensors, and bathtubs with jet systems. A freestanding bathtub is an elegant focal point. To recreate the spa experience at home, look at materials with organic textures such as marble, metal, stone and wood. If you are stuck with existing sanitary ware in rented accommodation that you are not permit ted to change, consider using Permaglaze – a liquid porcelain-style material that leaves your bathroom looking like new. Dining RoomA wall with an interesting paint colour/wallpaper or oversized

art and accessories can give the dining room warmth and personality. Choose the style, size and shape of the table to suit the room: a rectangular or oval set-up suits a rectangular room, while a round or square design suits a square room. Solid wood and marble tables with ornate details complement traditional and classical rooms, while high gloss, glass and stainless steel finishes are perfect for more contemporary areas. Incorporate some floor and table lamps on dimmer switches to adapt the mood according to the time of day. A large chandelier or a linear pendant light above the table helps to define the focal point.

BaKed eggs with Beef Bacon, spinach and tomato relishServes 4

• 8 free range eggs• 100g baby spinach• 8 pieces of streaky beef bacon• 80g tomato relish (available from jones

1. Preheat the oven to 200˚C. Lay the beef bacon on a greaseproof tray and cook for 5 minutes, or until crisp.

2. Preheat a heavy-based frying pan on a high heat, add a small amount of oil, then toss in the spinach. Season with salt and pepper and sauté until just wilted. Remove from the pan, drain on a paper towel, and set aside.3. Divide up the beef bacon, spinach and tomato relish between four ceramic bowls, leaving an area in the centre for the eggs. Crack two eggs in the centre of each dish and season with salt and pepper.4. Place lids on top of the bowls and bake in the oven for 8-10 minutes – the whites should be set but the yolks still runny. Serve immediately with toasted sourdough and butter on the side.

• 1.5 cups of milk • 1 egg • 2 tsp vanilla extract • 2 cups self-raising flour • 1/4 tsp bicarbonate of

soda • 1/3 cup caster sugar • 25g butter, melted• 12 figs, cut in half

lengthways• 100ml honey• 200g mascarpone cheese• 40g toasted almonds• Icing sugar for dusting

1. Whisk together the milk, egg and vanilla. Sif t the flour and bicarbonate of soda into a bowl, and stir in the sugar. Add the milk mixture, and whisk until combined.

wild mushroom and gruyère meltServes 4

• 200g mixed wild mushrooms

• 4 slices sourdough bread, toasted

• 40ml olive oil• 1 tsp butter• 1/4 bunch chopped

tarragon or parsley• 1/2 clove garlic, crushed• 1 shallot, finely diced• 1/2 lemon, juiced• 4 slices Gruyère cheese• Salt and pepper

1. On a medium to high heat, sauté the mushrooms in the olive oil and butter for 2-3 minutes.

2. Heat a large non-stick frying pan over the heat. Brush the pan with butter, and – using 1/4 cup of mixture per pancake – cook two pancakes for 3 to 4 minutes or until bubbles appear on the surface. Turn, and cook for 3 minutes until heated through. Transfer to a plate. 3. Cover the pancakes loosely with foil to keep warm. Repeat with the remaining mixture, brushing the pan with butter between batches.4. Place the fig halves, cut side up, onto a tray lined with greaseproof paper, and drizzle with a lit tle honey. Place under the grill on a high heat for 2-3 minutes, until caramelised.5. Place two pancakes on each plate, and arrange with the figs. Sprinkle the toasted almonds on top, and add a generous dollop of mascarpone. Drizzle with extra

honey and dust with icing sugar. Serve immediately.

2. Add the garlic, shallot and herbs, and sauté for a further 30 seconds. Add the lemon juice and seasoning.3. Divide the mushrooms onto the slices of toast and place a slice of cheese on top. Cook under a medium-heat grill until the cheese is melted, browned and bubbling.
