1. High School Diploma or equivalent (GED) required.2. Possess a journeyman’s license in one of the following areas: Electrical, Plumbing,

Steamfitter, HVAC or a certification in electronics from an appropriate technical school3. Four years of experience in the primary licensed/certified trade. Two years valid technical

experience in the secondary area of expertise with the ability to perform quality workmanship in accordance with accepted standards.

4. No experience required if entering Skilled Trades Apprenticeship Program.

IV. Knowledge, Skills and Abilities1. Highly proficient technical skills in operating shop equipment, hand tools and measuring

equipment, such as, calipers, micrometers, dial indicators, and voltage testers. Knowledge of pipe fitting, soldering, rigging, drilling, tapping and installation.

2. Effective verbal communication skills are required to work with management and clinical staff and external vendors. Effective writing skills are necessary to write deficiency reports on equipment and maintain required documentation. Ability to read complex technical equipment operation manuals.

apartment. His aunt was so proud of him that she bought him a car. His preceptors (2 master plumbers) have adopted him into

their families both inside and outside of work. Darren is learning about the facility, about the profession

and about life.

In a report to its clients Tuesday, Moody’s Investors Service Inc. explained how it incorporates climate change into its credit ratings for state and local bonds. If cities and states don’t deal with risks from surging seas or intense storms, they are at greater risk of default. "What we want people to realize is: If you’re exposed, we know that. We’re going to ask questions about what you’re doing to mitigate that exposure," Lenny Jones, a managing director at Moody’s, said in a phone interview. "That’s taken into your credit ratings." In its report, Moody’s lists six indicators it uses "to assess the exposure and overall susceptibility of U.S. states to the physical effects of climate change." They include the share of economic activity that comes from coastal areas, hurricane and extreme-weather damage as a share of the economy, and the share of homes in a flood plain. Based on those overall risks, Texas, Florida, Georgia and Mississippi are among the  I have a client who had done an analysis and published an article around the impacts of climate change and won’t invest in Florida any more because the risks are increasing (of hurricanes, flooding, sea level rise) which could jeopardize insurance access, pricing and thus value creation and exit. Climate change and weather-related risks are rising at an increasing rate. The impacts of these kinds of risks to both the built environment and people are significant and pervasive – costs of US disasters has quadrupled since 1970 to $100 billion per year and 1/3 of US counties declared a disaster in 2017. The good news is there are cost effective ways to prepare for and recover from these events; in fact, NIBS report finds that mitigation funding can save the nation $6 in future disaster costs for every $1 spent on hazard mitigation. NOTES FOR BRENNA: The costs are still being tallied, but so far according to NOA,A 2017 was the worst year on record - $300 billion national disaster related costs for cleanup and rebuilding. - Roughly half of all Americans live near a shoreline that is disappearing. Streets are flooding, drinking water is becoming unsafe, homes and buildings near sea level are vulnerable.

Sea Level Rise - Why is this Important?

The world's oceans levels are rising at faster and faster rates as waters warm and ice sheets melt. Researchers, led by University of Colorado-Boulder professor Steve Nerem, looked at satellite data dating back to 1993 to track the rise of sea levels. Their findings, published in the journal Proceedings of the National Academy of Sciences, show that sea levels aren't just rising — that rise has been accelerating over the last 25 years. Even small increases can have devastating consequences, according to climate experts. If the worst climate-change predictions come true, coastal cities in the US will be devastated by flooding and greater exposure to storm surges by the year 2100.

Sponsor risk: The experience and ability of the developer, operator or lender can have a substantive impact on whether that sponsor can execute on a business plan and deliver targeted results to stakeholders. Within sponsor risk, there are two primary subsets: Asset management risk: The asset manager is charged with executing the business plan at a strategic level.  The asset manager’s expertise and attentiveness to the asset is paramount in translating a business plan into a successful outcome. Property management risk: Assets that require individual customer service as an important  part of executing a business plan (e.g. multifamily, senior housing, hospitality and storage) are highly dependent upon property management. In these scenarios, outstanding property management is critical as the day-to-day onsite operations of the asset will have a direct effect on its performance. Physical asset risk: There is the potential that unexpected costs may arise due to the condition of the property itself. Aging assets tend to have more risk for unforeseen problems to surface, such as costly roof replacements or equipment failure. Sponsors can mitigate physical asset risk through professional third party reports that examine the physical aspects of an asset and highlight abnormal costs. Good sponsors then utilize these reports to further mitigate risk through renegotiation of price or terms with sellers.
