TYOU MAKE THIS ASSOCIATION SUCCESSFUL. This time of year I think about all of you that do so much for the Association. I’ve had many conversations with members this year about what the Association means to you, how we can make things better and how we can help others that are not doing as well as we are.
It’s amazing how much our members care about the Association and the construction industry. A special thank you to each of our 2015 Foundation Sponsors – Atmos, BancorpSouth, MMC Materials, Trustmark. These companies support the Association by not only volunteering their time, but they also promote their businesses throughout the year with us. They have company philosophies of supporting the industry, by not just showing up, but truly being involved in every event that we do. Marsha Barber, Joe Robertson, Billy Ray and Marvin Freeman deserve a sincere thank you for going above and beyond to make sure our Association is successful.
The 2015 Board of Directors have been solid in support and effort in conducting business for the Association. This year, we have had a record in attendance for board members. Our Board encourages any member to attend a board meeting so that you can understand what the Association is doing for your membership value.
The Executive Board has impressed me by their leadership this year. I think this year, more than any other, our officers have been a team like no other. Even though not everyone agrees to everything, each officer has presented their viewpoint in a professional way and the group has come together to compromise and bring great results to Association.
Steven Smith has taken this Association to another whole level. He has impressed me with his speech writing and speech presentation skills, as well as his voice-over talent and interviews. He has truly jumped into the role as our “voice” and I am confident in his ability to handle the media.
Your staff has become quite a team. With the addition of Amy King, Membership Coordinator, our full-time team works together almost flawlessly. It’s so beneficial to have Brandy’s experience (18 years and counting at HBAJ), Spence’s patience and creative talent behind the computer and Amy’s eagerness to learn and her energy. You should expect this group to surpass the expected service and creativity that you already know.
At the end of the year, the Association is successful because of what we were able to accomplish together. And, those accomplishments wouldn’t have happened without you.

We held an Economic Forecast luncheon with a professional group of home builder’s members who presented their view regarding what we were going to face this year. Their knowledge set the tone for a year of steady growth.
Casino Night was introduced for the first time in February and was well attended. It was a very unique night where our members could show off their gambling skills and win some very nice prizes.
The Home Show continues to grow as our committee works hard to keep it fresh and inviting to new attendees. In addition, we only have 1 more year to pay off The Home Show.
Spring and Fall Parade were a bit of a struggle due to a lot inventory shortage, but, overall both Parades were successful and have also grown in the way we market it to the general public by adding technology in promotion to reach a broader audience.
The Draw Down and Crawfish Boil once again way surpassed our goals in attendance, ticket sales and sponsorship levels. It continues to be our signature event. Also, giving a portion of the proceeds to the Little Lighthouse was something I was proud to do on behalf of the Association.
State Convention proved to be a success with 82 Jackson members in attendance. It’s amazing what we can accomplish when we set our minds to a goal. We had many HBAJ events for our members including a sailing adventure to Horn Island and some other gatherings throughout the convention.
The Summer Party was held at Pelican Cove this year with many attendees and was also a success. In August, we arranged a panel of speakers that spoke about the Value of Membership. This gave a professional image to our Association by having so many professionals give their testimonials regarding why they continue to be a member.
A highly successful skeet shoot was held this year and we added a Dove Hunt in September. You cannot find another association that creates as many events throughout the year for our members as we do.
Most recently, we had our 5th annual Chili Cook-off. It was once again a success having 12 teams and over 100 members in attendance. This started out as a small event with only 4 or 5 teams.
You should be proud that our operating budget is over $600,000. Also, we haven’t had to tap into our credit line, which is still down to $1. That is very impressive for a local home builders association.
Everyone has participated in bringing in new members throughout the year and we had a stellar membership drive in August and September bringing in over 50 new members. We have also reached out to existing members and hope you will all continue to do so. This will keep us going down the right track.
It is with great pride that I look back on these accomplishments and realize that we all work together so well. The team that our Board has put together is amazing. I expect great things from Todd Seymour and our other great leaders coming in January. I believe they can even bring so much more to the table.
Again, I want to thank you all for giving me the opportunity to serve as your President. It was nerve racking at times but it has been most rewarding to me. I truly believe I will miss serving the association in this capacity but I will always keep involved. I encourage everyone to become more involved as you only get out what you put into it.

FIRST AND FOREMOST I WOULD LIKE TO THANK ALL OF YOU FOR YOUR SUPPORT AND THE OPPORTUNITY OF SERVING AS YOUR PRESIDENT THIS YEAR. IT HAS BEEN AN AMAZING YEAR. WE HAVE DEFINITELY HAD SOME CHALLENGES THIS YEAR BUT WITH YOUR HELP WE HAVE MADE A LOT OF HEADWAY.
About this time last year, Jeff Salmons told me that the year would fly by. I just didn’t expect it to go this fast! Jeff, thanks for the support and all your hard work serving on the Executive Committee this year. I would also like to thank the Executive Board and our staff for all they have done this year. It’s important to me to continue to communicate with our membership about the issues facing our Association. You all have a voice in this Association and I expect you to continue to let your Officers know about any issues and challenges you face.
To give you a recap of 2015, we began the year with a new event, the Builder Developer Round Table discussion. This has brought about discussion regarding local issues that we are facing, such as, OSHA fines, challenges with utility companies, the recent truck route issues in the City of Ridgeland and Cluster Mailboxes directed by the US Postal Service. As these issues develop, we will continue to keep you informed. It is important for all of us to speak out as a group as we have much more influence as a group of 625 members than just one.

The first thing I did before writing this overlook of 2015 and projection of 2016 was go back and read the article I wrote in 2014 about the same topic. In that article, the first sentence says “If you talk to anyone in the real estate industry nationwide they will probably tell you that 2013 and 2014 were good years for them”. You can go ahead and add 2015 to that list. Two good years in a row can be a fluke, but three in a row is real. Three in a row is what I would call a streak.
2015 was a GREAT year for real estate and REALTORS in Central MS. At this point there are almost 350 real es-tate agents that have sold over 2 million in real estate. That is over a hundred more than there was in 2012. In 2012, 843 agents registered a volume (sale) in MLS. Through December 15, 2015 1,150 agents have registered a sale in MLS. I could stop right there, and you would know that the market has improved significantly.
The numbers I am reporting are to December 15th of each year. It would be unfair to compare a full 2014 to an 11.5 month 2015. Every single statistic for home sales has been better in 2015 than 2014. 2014 was better than 2013, etc., etc. Values have gone out the roof this year. The average sale price went from $169,108 in 2014 to $187,053 in 2015. Number of sales went up from 5,247 to 5,373. Average days on market for sales went from 94 to 76. Average list to sale price went from 95.7% to 97.3%.
A few years ago there was no way the market could go down anymore. The downturn in the economy we saw several years ago went on for 4-5 years depending on which numbers you look at. No matter how you paint it there was a streak of bad years. It was obvious as day and night that the numbers and volume had to go up. Predicting the years following that was easy. Now the prediction is a lot more difficult going into 2016.
Anyone can give prior year numbers, but it is a lot harder to put yourself out on the line trying to predict something that is really unpredictable. The Federal Reserve has said rates will start to go up. I know just enough about that to have a short conversation, but interest rates going up brings down the price home people can afford. Rates going up won’t affect the number of sales, but there is no way the increase won’t affect the price home the typical purchaser can afford.
2016 will not be as good of a year as 2015 in one category, sold price increases. Inventory levels are currently under 6 months. Last year they were at 7.5 months. We are definitely still in a demand economy, but there is no way the market can support consecutive 10%+ average price increases over a 2 year period. Prices will continue to increase just because of the lack of inventory we are going to have going into 2016, but they will not increase at the same pace they did in 2015. I think all supply and demand numbers except price increases will be at or better in 2016 than they were in 2015. Good years are a lot more fun to work in than bad ones. I am looking forward to another great year in 2016. I hope everyone else in the industry is too!

The membership congratulated the 2016 Officers of HBAJ, including Todd Seymour as President, Carl Sandberg as Vice President, Shane McLendon as Secretary/Treasurer, Deford Walker as Builder Vice President, Billy Ray as Associate Vice President and Steven Smith as Past President. Thanks to Scott Shoemaker for installing our officers. Top awards were also given to John Michael Rainey as Big Spike of the Year, Jeff Salmons as Builder of the Year, and Susan Upton as Associate of the Year. Committee Chair Awards were also given to members who have given HBAJ many volunteer hours this year, including Wade Quin, Kelli Nicholson, Kim Cole, Trey Copeland, Loretta Martello and Stephanie Cummins. To celebrate the year, the HBAJ Christmas Party was held at Kathryn’s Steak & Seafood, where over 70 members attended.

ABOUT THE HOME...
If you step into only one room in this home, make sure it’s the Master Suite. It is our builders’ favorite on account of the large bay window seating area which sits under the cover of a cypress beam vaulted ceiling. Of course the master bath and closet are built to match, with a free standing tub, roll in shower, and ample built in storage.
From outside, the tall eleven foot exterior white brick walls accented with black vinyl clad windows give this home its importance when viewed from the street. Upon entering the home, you will find Herringbone patterns in both the old brick front entrance and the antique heart of pine foyer.
There is plenty of natural light throughout, given the open design, most notably from the glass display doors set in the living area. You will also find an easily accessible wet bar and ice maker situated between the living and dining areas.
The kitchen boasts KitchenAid appliances including a double oven and six burner gas cooktop. Other luxurious amenities are the exotic granite countertops, hand-painted backsplash, built in spice racks, instant hot water faucet, large walk in pantry, and unique butlers pantry complete with glass displays and a wine cooler.
Out back, you’ll enjoy sitting under stained tongue and groove pine ceilings and large cypress beams while lounging around the brick accented wood burning fire place. As is customary with most of our homes, there is an outdoor kitchen and built in grill to boot. This is the perfect place to entertain.

Lineage Lake is a lake-side, gated community only a quarter mile from highway 25 in the city of Flowood. Residents here enjoy amenities including a large clubhouse, tennis courts, pool, and play areas for children.

The architectural controls here attract some of the area’s best builders and ensure you will only find beautifully designed and landscaped homes along its streets. It’s a wonderful area to find the latest trends in home building. Lineage Lake homeowners also benefit from the location which is near good schools and provides easy access to shopping and business. The community is also governed by a Home Owners Association.
What does all this mean for IKON Homes? Lineage Lake is one of our preferred locations to build. For a builder, these sorts of developments make good sense to our homeowners, help reduce the financial risk involved in the business of building.

In December, Foster’s Flooring invited the HBAJ membership to visit their new location on 115 Briarwood Drive, for a Christmas lunch gathering and open house. Their new showroom holds all the products offered at their previous location but they have added many new products. Career Exploration Fair
2ND YEAR FOR HBAJ TO PARTICIPATE IN ALIGNMENT JACKSON’S, CAREER EXPLORATION FAIR.
Amy King, Membership Coordinator, represented HBAJ at a Career Fair for 9th graders attending Jackson Public Schools. Amy designed the interactive booth for students that included building homes out of business cards and choosing a career in construction, which provided students with job descriptions and salary ranges of those jobs in the construction field. This event has been an excellent opportunity to encourage students to recognize the construction industry as a career option while funds support United Way of the Capital Area.
