Aughness, Ballycroy, Westport, Co. Mayo. Traditional cottage bungalow in a tranquil setting beside the Ballycroy National Park

20 acres 97 sqm

Ideally located on the coast between Co. Mayo`s two famous salmon rivers, Eoin Mor and Eoin Dubh. Spectacular views of the Nephin Beg range – location of the only national Wilderness area in Ireland, and of the Ballycroy National Park. (Note: the property and its location can be well viewed on Google Maps, where it appears as the image for ‘Aughness` in Ireland. It is the first of the two houses at the end of the road approaching the sea.) Accommodation Single-storey house containing 4 bedrooms, kitchen and bathroom, laid out around a central living-room. Three further rooms in a stone outbuilding which was historically the shop for the area. This has been fitted with double-glazed windows, and could potentially be used as extra accommodation. Adjacent to the house, there is a separate concrete outbuilding with second WC, washbasin and electric light. The house faces south and is light and airy, with its original high ceilings. A wood-burning stove has been installed in the living room, connecting to seven radiators around the house, and there are also electric storage heaters in the rooms and hall of the house. The house has been fitted with external insulation and double-glazed windows, and is warm and cosy in winter. It was re-roofed in 2002. It also has mains electricity, telephone, and is on the local Group Water Scheme. Outside there is a septic tank. Stables, Workshop and Outbuildings A third outbuilding is currently used as a garage and hayshed. In 2004, a modern block of stables and workshop was erected adjoining this one. There is electric light and piped water in this block and power points in the workshop. The Land The land is a mix of grassland (approx. 12 acres) and blanket-bog (approx. 8 acres), with the grazing being in 4 different divisions. It was formerly used for sheep, and is currently being grazed by horses and ponies. Clusters of wild orchids are a feature of the land in early summer, and there is a wealth of other plant, bird, and animal life to discover, including Irish hares, snipe, skylarks, and wading birds. The house is in a 3-acre enclosure bordered by a row of alder trees, Scots pine, and other native trees. Swimming, Angling, Water-sports There is a tidal inlet adjoining the land, with excellent, sheltered swimming at high tides, and possibilities for angling and water-sports. A nearby beach on Aughness provides acres of space for horse-riding, while blue-flag beaches such as Mulranny and Keel are within easy driving distance, and there are great facilities for water-sports and surfing in the area. The Eoin Dubh and Eoin Mor rivers both reach the sea on either side of the Aughness peninsula. These are Ireland`s most famous salmon rivers, and provide ample possibilities for the fishing enthusiast.
