Average hotel occupancy rates in South Lake Tahoe for these months average 40%. Average annual income per room based on like-type lodges (e.g. Fireside lodge) is $40,000 per room.
At the Lake, A Tahoe Lodge expects to increase occupancy rates from 13.5 to 40% in 2019 as a result of remodeling and new marketing plan. The lodge has also opened up 3 more rooms making total 15 rooms, thus increasing income potential.
In 2020, we expect to increase prices (average room price at $275). With a 40% average occupancy, this will increase revenue to the Fireside target. All figure projections can be provided upon request.

Steve and Cassandra Soars met in Mozambique, Africa, doing international development and missions work. When they returned to the U.S., they bought and remodeled this property. Part of their vision was that it would also serve as a retreat center, and they have hosted retreats in the shoulder seasons this past year. From 2015-2018, they leased the property out to a local hotel owner who used it as an additional property. They now live in Redding, CA and would like to see the property achieve its full potential.
