Architectural Concrete at it’s best...

Recommendation from TRCC:

The homeowner should not overwater the soil around any concrete areas or allow the soil to become overly dry. Over-watering or lack of water will cause soil to expand and shrink, thereby causing damage to the concrete.

Don’ts

Don’t drain higher adjacent areas onto PATTERNED CONCRETE.

Don’t use solvents such as paint thinner, xylene, MEK, Acetone, or Ammonia to clean areas.

Fertilizer and window cleaners can also attack most sealers.

Don’t install sprinkler heads that put excesswater on top of PATTERNED CONCRETE surfaces, since overexposure to water causes unsightly mineral deposits.

Patterned Concrete workmanship is guaranteed for one year.

is a registered name, trademarked and cannot be used if not licensed by PATTERNED CONCRETE INDUSTRIES

Due to the soil conditions in North Texas, you wll get hairline cracks in your PATTERNED CONCRETE. While we go to great lengths to prevent this, cracking is unavoidable. Because of this, we DO NOT guarantee against cracking.

What to expect on your jobsite

Setup: Set forms, evaluate and work with elevations, install drain pipe (if needed) and place rebar.

Driveways should not be driven on for 24 hours. We are not responsible for any damages done to furniture, plants and miscellaneous items we had to remove from deck or landscaping surrounding the area. Sealer is originally put on to set in the color, however it does help protect against many spills (excluding chemicals and lawn care products/fertilizer).

Pour: Pour 3” to 4” of concrete, color and stamp. Stay off concrete until it is cleaned!

Cleanup: (1 - 2 days after pour) Remove plastic and forms, wash off concrete. The concrete will have a chalky look to it until we come back to seal the job (up to 30 days, depending on weather conditions and scheduling). This time allows the concrete to cure thoroughly so moisture isn’t trapped inside. THIS IS NOT THE FINAL PRODUCT! You may now use the decking, however do not drag furniture or place any potted plants, metal objects or anything that could stain the unsealed concrete. Always hose off chemicals immediately.

Highlight/Seal: (Usually 3-4 weeks after pour)We will contact you to schedule the final seal. We prefer to seal after all construction and landscaping is complete. Please have all animals, furniture, potted plants, etc. removed from the area. Also, turn off sprinklers once the area has been cleaned and prepped for final seal. Final process includes power washing the area down, any repairs that are necessary, grinding and coloring lines, adding highlights and sealer. We put a fine grit in the sealer which gives the concrete better traction. Keep in mind most concrete is slick when wet! Stay off the area overnight after completion to give the sealer time to dry. Sprinklers must remain off for 24 hours to prevent the sealer from turning white.

*Hairline cracks are expected, this is why we do not guarantee against cracking.

How to maintain your PATTERNED CONCRETE

Broom sweep and hose off frequently.

To clean your deck, use mild detergent, water and a broom.

Salt systems can leave a salt buildup which can turn your deck white, however follow the cleaning instructions when this occurs.

If you spill anything, wash with water and then proceed to wash using the cleaning instructions.

Use a base under flowerpots to prevent calcium buildup, and rubber or plastic stoppers on furniture to prevent rusting the concrete.

Life of the sealer will depend on the amount of traffic, minerals/chemicals in the water, fertilizer use, exposure, and landscape and construction abuse. Because of these variables, we CANNOT guarantee the life of the sealer.

After a time, the sealer will “wear off”, presenting a “weathered” look. Some clients prefer this natural appearance and may never want to reseal. Should a client desire resealing, PATTERNED CONCRETE can provide resealing for a fee.

Remodel construction will most times require the removal of soil. The soil is piled up and will be hauled off with any other construction debris on cleanup day. If you wish to keep some of the soil, please let us know. We will make every effort to fill in areas where there are any voids. There may be others that show after a while from conditions we cannot control. These can be filled in with additional soil. Because of this you may want to keep some of the soil.
